You got it 100%. Lack of will is what am saying in excess. Nothing stops anybody from development but we just all dont care about our surroundings and things that will surely cone back to hurt us.

Honestly, i could careless about what the colonial did... i was just using them to make a point. What i believe is that we Nigerian are the only one to fix that country and the sooner we start to work on development, thats when we will all start to see relieve. Sitting abroad and throwing stone at Nigeria will not fix anything, but makes it worse

Im actually looking forward to taking on such project around Nigeria. Its sad that most Nigerians are not interested in developing the country. everyone wants to take from it instead. With God by my side, you will see what some of my project that are along the line of your thinking.

im leave the my comfort of US to Nigeria soon to work and investment more in my country, instead of wasting my young days serving another man's land and retiring to nothing.

What the Op is blinded by is the fact the US and other Western countries use African to develop their country period. Slavery developed all the country you are showing here today. Go back into history and show me this same countries before slavery!!!

The problem I see is with the Citizen of Nigeria. The OP is a perfect example; quick to find problem and lack knowledge for solution. Nigerians are the most educated but their education is to be professional slave to the less educated around them. Their degrees are for gaining employment and bragging; never innovate, create, manufacture or establish anything meaningful in their society.

Those claiming that the country is not supportive of their knowledge failed to realize that the country was just put together for the benefit of another country. As not to be blinded as the OP, I will suggest my SOLUTION as a patriotic Nigeria:

We need a country to start with. Are we really a country? In my observation, the answer is NO. Igbo don't believe they are Nigerian. Yoruba and Hausa will never trust Igbo with Power, but yet they want to say these people are also Nigerian. I was shocked when most Yoruba I asked if they will support an Igbo President said capital no!!! I'm Yoruba by the way. I've always believed we are one Nigeria; I find out am totally wrong

My solution is simple, we all need to be Patriotic Nigerian. Work honestly for the development of the country.

IF YOU ARE AN ENGINEER, EXECUTE YOUR CONTRACTS TO THE WORLD STANDARD

IF YOU ARE A DOCTOR, DO YOU BEST TO SAVE LIFE; MONEY SHOULDNT BE A BARRIER TO TREATING PATIENTS

IF YOU ARE AN INSPECTOR, ACTUALLY DO YOU JOB AND MAKE SURE THE RIGHT EQUIPEMENTS ARE WHERE THEY SHOULD BE

A JUDGE SHOULD DO HIS JOB WITH HONESTY

so, we all need to just do our jobs and the country will develop immediately. Dubai made that decision few years back and they become the toast of the world today.

I see your frustration with our people, but i believe exposure has alot to do with the mentality here in Nigeria.

Most Nigerian has never gone out of Nigeria's border. And those that have, are too selfish,uneducated and unpatriotic to bring back their findings abroad.

Security is an illusion in Nigeria. With the current method of building; fence, iron windows and doors; you will think they are the safest people alive. Na Lie...Bola Ige was killed with all that and more in his house. So was Williams in Lagos "highly secure neighborbor".

So why we keep limiting and restricting innovation beats the crap out of me!!!

Therefore, DO YOU AND BE THE LEADER THAT WE DO NOT HAVE. Im a civil engineer and all my projects are design to reflect engineering principals. And im doing that not because i dont like money, its simply because i love and care for my country, Nigeria.

Here, you can not evict tenant when they have a lease that is not expired yet. So you just got to deal with it. In my case, she breach the contract by not paying rent as due, lie about her employment status. She connive with HR; I later found out is her friend to confirm her employment. But it was all a lie. She even told the judge that she is on Worker comp and it was her friend that said she is fully employed; not her. Judge just laugh and continue like that wasn't relevant in the case. I was so mad that day, Na God no let me throw my folder at the judge self!

Lots of drama grin cheesy But why must landlord file non-payment first?. Can't he just file eviction?. Non-payment is complicated. Once i notice certain tenant behavior is not conforming, I don't bother about money. I just want to let them go. When did yours happen?. You know you could have kept the house now if bank didnt file for foreclosure. I was 100% out of cash too and bills mounted. It was crazy but I survived the storm cheesy

Honestly, why don't people just tile the deck and incorporate a drain pipe to drain the overflow off the deck asap. The water will not have time to percolate through the tiled surface. I will be doing one soon for my old man's hangout deck

you would need a bitumen based coat. I don't have an idea of any brand but I'm sure there would be some around.
No paint can entirely prevent a decking against constant exposure to water. Epoxy based paint could have worked but it weakens eventually on exposure to sunlight (ultraviolet rays).

This happened in State of Maryland, Greenbelt to be precise. That city is notorious for backing tenant. It was funny at first for me too because I was thinking the case was a simple one. After three months, I realized what am in for.

I didn't want the money at all. I wanted her to leave but the lawyer said that the court will not even entertain that. The first thing in this town is to file for Non payment, then progress forward from there. The thing drove me to think of crazy stuff to do, but I no want go jail for stupid and racist people.

grin grin grin I am sorry this happened to you and i am sorry for laughing but it is not a laughing matter at all. Which state this happened?. Look, anytime i take tenant to court, it is for Holdover (eviction). I dont take them to court to collect money. It is endless cycle. If you take them to court for Holdover case, no matter what, they MUST move. But saying you want to collect your money will complicate everything. take them to court and count your lost and save long battle. The reason my tenant stayed long for 11 months was bcuz that was my first experience. I didnt want judicial process. I thought i could handled them by persuading them and forgo a month rent. I didnt realize i was dealing with "profession tenant" as they are called. Attorney I hired was the one who told me about same people, that he dealt with them 7 years earlier.

From The time i started official process to the time they were physically evicted, took 6 months. But they didnt leave without major emotional damage (they reported my house to the city over 10 times and city raided my house).

Karma catched them now. I see them walk the street. Which means they lost their car and license. They do pass by my house (probably) think i no longer live their. They thought i lost it finally.

When it comes to Nigeria tenant matter, we act as if Nigerian tenant problem is horrible. I can tell anybody that cares to listen that it is worst in the US depending on states. I just loss a $400k house to the system in 2017. Tenant refused to move out. destroy things around the house and call the City to report that the house was in bad shape. All lies and she even contradicted herself in court. The judge just disregard that, gave her three months to leave and she was told not to pay me for the past three month she owes. Guess what, she did not move or pay anything.

Then, I'm told to return to court to start fighting all over again after about 7months into this nightmare. I just told the bank to go get their house, am no longer interested. Went to court 9 different times and the judge that gave her all the time in the world now sees me again in another section, then said that she can not believe the woman has not moved yet. " That's not Fair; pls go fill for eviction" she told me.

I was like God Fire your ass!!! I wish that money I invested in that deal was taking to my Nigeria. It will never be like this in Nigeria. I have couple of properties in Nigeria. and I have never have to deal with is kind of injustice.

In all, Nigeria is a crazy place, but common sense still dey !!!

Take it easy with these hours ooo. That's a killer. Wait oo, this cities you mentioned earlier, aren't they in the DT?. Never heard of them. I dont live in DT. I only visit since 2013 after i dumped Atlanta. Now you gave me heads up about DT court system. But guess what?. I wont be pained. NYC court system is worst. They back tenant. It was bloomberg administration that enacted pro-tenant law. At the minimum, if everything goes smooth without either party play games, it takes 90days. You first go to lawyer to issue one month quit notice to tenant. If tenant move out, thats good news. If not, you then start court proceeding. Give at least two weeks before court date. After that, you and tenant go to court. If you win, which is another extra one month minimum. Believe me, court will give tenant one month to move. You see three months already gone. Right there judge or resolution room would tell tenant to come back to court if he cant move with convincing evidence why a month is not enough (which most of them do). So after one month, you better pay marshal the first time you go to court. If you wait till the end of his/her tenancy before you pay marshal, tenant will take advantage and live another 2 months. Marshal eviction is taking up to two months in NYC now. I had a tenant lived in my house 11 months rent free 7yrs ago. It was tough time for me.

These are beautiful ideas. Im trying to do me now. The issues you run into are many:
1. Everybody dey fear snake, tenant view must be taken into consideration
2. The expense of a detailed plan as such is very exorbitant
3. The skill set requirements are lacking for now
4. The main wahala, the maintenance if you are now home fully to monitor it yourself.

Lovely!!!! I've been missing from the scene for a while while I recuperate from the massive headache that was 2016 (yes oh... it has taken me one whole year to recover financially, now I can continue from next year).

Let me just say I'm going to copy your kitchen... you have great taste and I've been looking for a good example for a classy arrangement for a small kitchen, also without wasting tiles.

Please where did you get your counter top and bowl? I'll have more questions later.

And that gate is nice and simple... not these over-designed and opaque gates we see nowadays. Please post pictures of the sliding track. I fear to do the same for ours because we have a lot of building to do over the years on that land, and I fear all those trucks and granite loads will damage it.
