As for birthdays, do you start counting your years from the day you were born or from the next year? That is if you were born in 2000 for instance, you'd start counting 1year old from 2001 and not 2000!

if he just moved into the house September 17th and paid the rent that day, do u expect him to renew the rent august 17th of the next year? If yes now count again and u will see that is 11 months and not 12. But if he was staying there before and his rent already expired before he paid, then that is a different issue entirely. But if he moved there September 17th 2023, then September 16th 2024 should make it a year. September 17th starts a new circle
