Car Talk › Re: Things You Should Not Do When Driving In The Rain by uvalued(m): 7:08am On Jun 05, 2016
AutosBay:
Here are some Do’s and Don’ts tips to avoid an accident

Avoid splashing pedestrians and cyclists. When you see the puddle, see the people, slow down or avoid – treat them as you want to be treated. If you splash a pedestrian by mistake, stop, go and offer napkin/towel, water/whatever you can give for clean up on the spot and money for dry cleaning along with apologies.

Stopping – When stopping due to rain, do not stop on the road and/or under the flyovers. This will put other people in danger and will bring traffic to halt and create a traffic Jam. Whenever possible leave the road and stop.

Check your wipers – Replace your wipers at least once a year. Bad condition of wipers do not clear water from the windshield very well and distort the view. Check the rubber if hard or worn out, change them ASAP.

Tailgating – Do not drive too close to the vehicle in front of you. Maintain distance (3 Second Rule) and increase in when visibility is poor.

Check your tires? – Check your tires, bald tires significantly reduce grip on wet roads. It increases the risk of sliding and increase the breaking distance.

Use your lights – Always remember that all the drivers on the road are affected by poor visibility. Whenever visibility is poor or it rains, turn on your head light (NOT high beam) or PARKING LIGHTS (emergency lights) this is the only way to let other drivers know where you are. High beams even in normal conditions give other drivers temporary blindness that may cause an accident. Using emergency/parking flasher light (both indicators) in rain or low visibility may cause confusion as their purpose is to alert other drivers you are stopped. Use them only when you are stopped on the  road and want to alert other drivers.

Hazy windshield and windows – You can easily clear the foggy windows by turning on the Air Condition or Heating system. Also use defroster for backside of windshield.

If you don’t have an AC and Heating system, open a window partially, otherwise stop the car at a safe place and clean the windshield with a paper napkin or clean with cotton cloth. Do it every time when visibility becomes poor. Keeping mouth shut of all passenger will help in preventing foggy windows. Remember the ground rule, if you cannot see don’t drive.

Driving Through Water – Never drive through the water if you can’t see the ground through it. Your car could be swept off the road, possibly you will get no time to escape.

Before entering the flooded area stop the car and check the water level ahead. If the water level is higher than bottom of the car door or 2/3 of wheels, DO NOT TRY to go through, turn around and find another route.

If you don’t have an option and water is not above the bottom of car door and you feel that it is safe you can do it, proceed slowly and avoid making large waves in the water. Engage your car in first gear, release the clutch just enough to partially engage gear and give more acceleration than usual. This will help to prevent water from entering silencer (exhaust pipe). If your car is with automatic gear system, put the car in forward gear and just touch your brake, slowing the vehicle while at the same time pushing accelerator pedal. (This exercise may damage your vehicle and if you’re submerged too deeply, your engine will stall and water might enter your engine!)

Brake check is important – After successfully water, test your brakes. They may not be working properly. If yes, drive very slowly and use brake lightly which at the same time will generate enough heat to dry them out.

Remember the ground rule, if you cannot see don’t drive.

Business › Re: 7 Habits Of Successful Entrepreneurs. by uvalued(m): 8:37pm On Jun 04, 2016
bikwas007:
A study of the world most successful Entrepreneurs revealed a lot about their habits that put them on the road to greatness and achievements. Entrepreneurs are often considered to be people with an extra
ordinary charisma; however, the truth is that, they are just like everyone else. “I have no special talents, I am only passionately curious”, Albert Einstein. What made them different is only in what they do. These set of people have succeeded in engaging themselves constantly in those habits that focuses them on achieving results, no matter how small. The good news is that anyone can cultivate these habits, to climb the ladder of success.
THEY KEEP A TO-DO LIST. Entrepreneurs are among the busiest people in the world. They are expected to be everywhere and do everything at the same time, from keeping their business on the balance, to initiating new ones, to managing the employees, to keeping in direct touch with the customers, following investors, pursuing debtors, being a responsible family person. You might be wondering how difficult it is for an entrepreneur to coordinate all these successfully. To them, it is not as difficult as you might see it, not when they have their TO-DO-LIST handy. “With my To-Do-List, I don’t have to worry about distractions, because I already have my priorities and when to do them”, Okeke Obinna of Voice Of Passion.
2. THEY WAKE UP EARLY. Successful Entrepreneurs are early risers; this helps them to get their day underway before everyone else. Waking up early puts you in a relaxed mood, because you will get things done without having to rush through them before officially starting your day. Successful Entrepreneurs know this and they adopted it as a habit.
3. THEY MEDITATE. Successful Entrepreneurs have made daily meditation a ritual they observe religiously. Meditation is very important to keep you in tune with yourself and what you truly want and keeps you focused with new inspirations. Entrepreneurs keep their every pieces of thought together through meditating on them. “The noise in the environment is always too loud and overwhelming if not properly handled, and I have found the best way to take care of my soul not leaving my body in meditation”, Prof. Mongr. Obiorah Ike.
4. THEY SET GOALS AND FOCUS ON RESULTS. Setting goal is a different thing and focusing on result is another one. Setting a goal without focusing on the result is typically being busy just like everyone else. Successful Entrepreneurs know what they want to achieve and they focus on it. Merely doing anything to get by is not their method; they have a strategy and a deadline. They realize that when you focus on results, not everything you get is good enough.
5. THEY NETWORK. Networking is a sure way to leverage yourself and what you are offering. It is a cost effective way to become successful. Successful Entrepreneurs know this and they mastered the art of networking. Attending social events, cocktail parties, Anniversaries, trade fairs and exhibitions, auctions and other networking events has become a great part of their lifestyle. They know who is new in town and who is doing what in every sector. Taking advantage of your networks puts you on the limelight and that is what Successful Entrepreneurs do.
6. THEY KNOW WHEN TO SAY NO. Every day, you are likely to be presented with great ideas, huge opportunities, new offers and so many other things that will appeal to your interest. You are likely to face personal challenges and pressure, the desire to take a break, have more vacation, stay longer in bed and work long hours and all that will be among the things battling for your consideration. Your reaction to them defines your growth and impacts on your works. Successful Entrepreneurs know this and they apply the NO approach. Saying No to all these, means saying yes to yourself and the task at hand. Great Entrepreneurs use the power of focus to stay on course and that entails saying No almost all the time.
7. THEY MANAGE THEIR MONEY. Financial management is a strong habit of every successful Entrepreneur. They go through their financial statements line by line, very detailed about their cash inflow and outflow. It’s a general opinion that entrepreneurs are stingy lots; however, it might surprise you to know that they are the biggest spenders, only that they spend more on assets. Financial management is a habit successful entrepreneurs can’t do without.

Car Talk › Re: 15 Places You Must Never Overtake The Car In Front Of You When Driving by uvalued(m): 12:07pm On Jun 01, 2016
AutosBay:
My focus here is to open your eyes to places you must not overtake a vehicle in your front of you on narrow roads, may be this write up will save many souls, may be it will even save your own.

Researchers at Nottingham University determined the following statistics when studying police records of overtaking accidents:

35% hit a vehicle turning right as the overtaking vehicle was attempting to pass

16% hit a vehicle travelling in the opposite direction

10% side swiped the vehicle being overtaken
8% lost control during whilst overtaking or returning to the nearside lane

6% hit a vehicle that was turning or crossing at a junction

14% involved 'undertaking' (passing on the left)
5% resulted from evasive action taken by a driver when attempting to avoid someone else's risky overtaking manoeuvre

If you are driving your car adhere to what you about to read here and if you are in public Vehicles you may remind the driver about these If you discover he is making these mistakes that can be fatal, do this without distracting him. Please don't overtake in the following places:

1) ON A BRIDGE: Avoid overtaking on bridges, bridges are dangerous places to overtake as you don't have other places to go than inside water or collide with opposing cars if other cars suddenly appear as you try to overtake.

2) ON A BEND: When there is a bend, please don't overtake no matter how clear you think the road is,it is very dangerous as you can't see the front, another car may be coming.

3) ON A MOUNTAIN: like in a bend, mountains, hills are wrong places to overtake you can't see the front clearly and you may not be able to speed enough to overtake and avoid colliding with traffic from the opposite direction.

4) SHARP SLOPES: It is also dangerous to overtake as your brake system may not work the way you predict.

5) TO THE RIGHT: Don't overtake to the right of the vehicle in your front on narrow roads, you are only permitted by Nigeria law to overtake on the left.

6) WHEN THE VEHICLE IN FRONT OF YOU SIGNAL IT WANT TO TURN THE LEFT: Remember you are only allow to overtake by the left side, but when the vehicle in front of you signal it want to turn  to the left don't overtake, please let the vehicle turn before you move on.

7) WHEN YOU CAN NOT SEE THE FRONT CLEARLY: If you cannot see the front clearly for any reason please don't overtake.

cool WHEN IT IS RAINING: When it rains heavily don't overtake because the road may be slippery and your visibility is low.

9) WHEN YOU ARE FOLLOWING CONVOY OF FAST MOVING CARS: Avoid overtaking fast moving cars in convoy it will be dangerous to do that.

10) WHEN FOLLOWING CBN BULLION VANS: Central Bank Bullion Vans normally travel between states in convoy of heavily armed vehicles and they expect road users to keep a distance of several meters away from them and never try to overtake them, this is for security reason. So don't try to overtake them though they do drive slowly. You have to follow them for as long as they are in your front, if you try to overtake them they may shoot you taking you for an armed robber.

11) WHEN THE ROAD IS TOO NARROW:  some roads are too narrow to take two vehicles at the same time, avoid overtaking in these kinds of roads.

12) WHEN THE ROAD IS SLIPPERY: Rain, water, Slipped oil, swampy areas are known to be slippery, be cautious about overtaking in these kinds of areas.

13) AGGRESSIVE DRIVERS: Avoid overtaking aggressive drivers. These are drivers who increase their speed whenever you try to overtake them so as to prevent you from overtaking. These kinds of drivers sees the road as a race track, they are dangerous drivers and can easily cause road mishap.

For your safety and that of others, avoid overtaking these kind of drivers, you don't need to prove you are faster or better than him, please don't race to the Cemetery.

14) WHEN YOU CAN CLEARLY SEE A VEHICLE COMING FROM THE OPPOSITE DIRECTION : Don't assume the car is far, your judgement may be totally wrong, many people got to the grave before they realize their mistakes. It is safer not to overtake when the oncoming car is already in view, please be careful.

15) WHEN DRIVING IN THE NIGHT: Driving in the night involves great caution and carefulness, if you cannot see clearly please don't overtake, if you don't have good eyesight don't drive in the night at all, if you must do it with all carefulness, drive in such a way that you will live to drive for a long time.

Business › Re: How To Create Job For Yourself In This Mass Unemployment Situation In Nigeria by uvalued(m): 2:06am On May 27, 2016
ourchoice:
Now, how can you create job to fetch you steady income monthly with the present economy hardship in Nigeria? Think outside the box....stop complaining and start seeing every peoples' complaint as a fertile opportunity waiting to be tapped. How? Read on...

First, do you know that no matter how difficult the economy of any nation is, there are five things every citizen of that nation must do whether they like it or not, and whether there is war or not? Now, ask yourself: what are those five things every nation cannot do without no matter the economy situation?

1. Feeding:

No matter the hardship in a country, people must eat. Food is a daily necessity everybody cannot do without, so if you want to position yourself for a sustainable income in this difficult time, then think about food business.

It can be mini restaurant, buka, sales of food stuff, etc. If you need more info, I am ready to mentor you to success in this business.

2. Medicine:

As the economy crunches, people are under pressure, stress becomes rampant amongst the citizens, hence the increase in the number of people falling sick on daily basis as a result of either poor feeding, stress, etc.

So think about establishing a business that will meet the medical needs of Nigerians; pharmacy, laboratory test centers, hospitals and medical supplies will witness a boom in the coming months, so find a way to get into this sector.

3. Clothing:

Even in war, countries still need clothing. Looking good is something most people, especially the females don't joke with because their looking good and dressing sweet can attract a potential suitor or lover who maybe financially loaded enough to take them away from their poverty condition.

Same applies to guys; dressing smart and appealing can win you a financially able lady who would work diligently with you to success.

So think about the potential in this business.

4. Communication:

Even as the economy is hard, people can't stop spending on communication. People want to stay connected to their loved ones, business partners and employees, hence, another opportunity for smart Nigerians to make good money.

I know that when you hear about communication business, what comes to your mind are MTN, Glo, Etisalat, Airtel and the likes, but that's wrong.

Selling mobile phones and it's accessories to people is also a communication business.

Providing internet access to people who need it is also a communication business.

In fact, any business that helps people communicate is a communication business, and people can't stop communicating because of economy hardship, so why not tap into this evergreen business sector?

5. Transportation:

Forget about ABC transport, Young Shall Grow, God is Good, New Tarzan, DHL, Fedex and the rest....you can still tap into this versed business sector‎ either as a in-city commuter transporter, courier delivery or logistics, street-to-street transportation using tricycle, etc.

This is one business sector that never dies...remember, as ecommerce business is springing up and booming in Nigeria‎, there will be more need for local pickup and delivery logistics services in Nigeria, so think creatively.

I am an online + offline business person; I don't focus on online business alone while ignoring offline opportunities, instead I find a way to merge the two together to maximize my daily and monthly income....and I must confess that it's been awesome so far.

I am willing to coach ambitious and determined youths like me who wish to startup a successful business of their own even with little or no capital...you can always walk into one of my offices in Lagos and I will be glad to mentor you and monitor your progress till you succeed because I enjoy seeing people I mentor become more successful than I am...it gives me super-satisfaction and fulfillment.

Business › Re: How To Make Your Profitable Business Idea A Reality by uvalued(m): 7:00am On May 23, 2016
delivite:
Every successful started with an idea. Just one idea. There are many business opportunities in Nigeria. In starting a business, all you need is one of these opportunities to transform yourself into the next Nigerian entrepreneur. However, the most profitable business ideas in the world are not going to make you money if you don’t act on them. David Allen said in his book, Getting Things Done – The Art of Stress-Free Productivity – never allow yourself to have the same good idea twice. The moment you have a great startup idea, the next and wisest thing to do is to take action and commence your journey to become a successful entrepreneur. So how exactly do you turn your idea into a lucrative business startup? Consider these 6 steps.

1. Believe in yourself

The prospect of starting a business and all the responsibilities that come with it could seem daunting at times. Suddenly you realize you are in charge of your own self. Your business could succeed or fail and it all rests on your shoulders. But you must never stop believing that you can do it. The people who succeeded before you did not have any extra bit of luck; they did their due diligence. They planned, they prepared and they believed in themselves. Read the biographies of every prosperous person both past and present and they would be telling you the same thing. Believe in yourself and go out and launch your business.

2. Write your business plan

This is one of the most important exercises you will ever undertake to ensure the success of your business startup. The person who fails to plan, plans to fail. You hear it all the time and it’s true. What is your business goal? What problems does your business aim to solve? What’s the startup cost? What’s your expected revenue? How long should it take to break even? Your plan should include answers to these questions and more.

3. Assess the resources at your disposal

How much money do you expect to commit to your business? Do you have the network you need to make it happen? How much time and energy are you willing to commit to your business? If you have a job, you might not commit the same amount of work hours to your baby business as the unemployed. Getting this out of the way lets you know where you stand and how long it’ll take your business to break even.

4. Register your business/company name

If you plan to build a strong business, your business needs to be registered, really. Many people neglect this step out of ignorance and shortage of funds sometimes, but in the long run you benefit more from registering your business name than running a business that does not exist. Learn more about how to register your business here: www.nextnaijaentrepreneur.com/register-business-name

5. Study your target audience before starting a business

Find out everything you can about your target market. Understand their buying habits, culture, beliefs, basically everything. It’ll save you a lot in marketing and advertising cost. And you will make fewer mistakes down the road. The way people do business has changed a lot over time. Before, companies created a product, then looked for customers. These days, you find your customers and then you create a product to suit them.

6. Create and build your brand

Most new startups focus on making profits immediately at the cost of brand building. In starting a business it is more important to focus on building a brand than on making money immediately. You will make money in the long run if you plan and execute well. Your brand is what sticks with people. Create your logos, write your unique selling proposition. Think of MTN, Everywhere you go; Nike, Just Do It; Cowbell, Our Milk; Peak; It’s in You, etc. these are all strong brands and you want to have a strong resilient brand just like them. Brand building takes time, wisdom and effort but it will be well worth it in the end.

Properties › Re: What You Must Consider Before Buying A House by uvalued(m): 12:32pm On May 21, 2016
famepyramids:
Buying a trouble free house is one of the most stressful things in life. If you don’t get it right, it will be a pain in the heart and selling it might be more difficult. Think about not just what you want today but what you might want in the future.

This article is about what you must put into consideration before buying a house.
1. Financial capacity: the more financially buoyant you are the more and better choices you have. This determines your choice of location, the type of building, whether you go for a onetime payment, mortgage or spread it.

2. Type of Building: family size, class in the society and interest determines the type of building you will go for. Do you go for a bungalow or storey building? Do you like sharing compound and go for attached, semi detached or terraced building. Do you go for a flat in a block of flats, a duplex or a fully detached building? You need to answer these questions to decide on type of building.

3. Estate or Community setting: Do you like estate setting the omo-onile type where you provide all your amenities like transformer, drainage, road, water, security. Or the standard gated estate where most if not all the amenities are provided by the estate management.
Do you prefer house in community setting where government or individuals provide the basic amenities? Are you considering government owned estates like LSDPC.

4. Serviced or Unserviced Estate: In serviced estate facilities like drainage, water, electricity, security, road, waste management, generators and more are provided by the estate management. The owners of the building are made to pay specified amount mostly annually. You need to be careful with this because the charges become exorbitant with time in some estates and leads to clashes between home owners and estate managers. Unserviced estate you provide theses amenities yourself or by joint effort with other building owners.

5. Security: We always advice this should be one of your topmost consideration. We have seen situations where home owners move out of their own house to rent apartment due to security treat.

6. Professional Inspection: Even if you feel you trust the seller and your own inspection skill, hire a professional who check the structural integrity of the building, cracks, settlements signs, dampness, state of the plumbing work, electrical wiring work, roof and ceiling inspection, state of window, door, signs of fire in the past, finished level to prevent flooding of house and compound, surface and sub-surface drainage system, staircase inspection, has the house been renovated in the past, does it need renovation presently and availability of escape route to mention a few.

7. Vicinity study: Your building must perfectly fit into the environment, it cannot exist in isolation. Proximity to other buildings in case of fire can it easily spread from other buildings to yours. The type of neighbours, are they the once you can live with, is there any form of pollution e.g. noise from religious houses, fuel station water pollution from underground tank spillage or even risk of fire, any factory around with noise from plants, generator and fumes from its activities. How is the area in the rainy season, are trees close to the building, traffic situation. Look around the area in the night time, rush hour, weekends and morning. Good school around for the children, hospital, bank and possibly police station in the vicinity. Is it the best property for you in the vicinity?

8. Water quality: most house buyers always miss this out, but it is very important to check quality of water. This will save you a lot of money on expensive water treatment and you maintain a healthier condition.

9. Maintenance of the building: Some people buy homes they cannot maintain. The building might be too big, too large compound or finishes might be too expensive to maintain e.g. a house with wooden floor finish.

10. Adequacy of space and Ventilation: Check the size of all departments of the house e.g. bedrooms, kitchen, store, toilet, bath and living room make sure they are ok for you and well ventilated. Inadequate ventilation causes a lot of discomfort and high cost of powering air conditioner and even fan. External spaces for car park and possibly mini get together can also be considered.

11. Documentation: Check the building document and do a due diligence. Does the land have a C of O or Consent, is the building approved, are you buying from the right source.

12. Do not inspect once: Do not rush, don’t be a prompt buyer, do all necessary checks. It is advisable to buy during the peak of the rainy season.
There is no perfect building but the precaution you take help in achieving a high level of satisfaction in your house purchase. If you are planning to buy feel free to contact us for an in depth analysis of the property, you will be glad you did.

HerexG:
As an entrepreneur or a business person, you are called to serve only customers. Most times business owners do some silly mistakes that are very unhealthy for business; here are six silly mistakes business owners do that is dangerous in the business terrain.

1. Poor Branding scope

Branding in business covers a whole lot of areas but I will be talking about business name here, I laugh out loud most times when I hear or see most business name, I would most times ask myself did this people consulted anyone before choosing such business name. Most of them would try to sound very religious even with their business by naming their business according to their religious beliefs, just this most I finished consuming a bread and I decided to go through the bread’s wrapper and what I found was “God’s will Bread”, lol what a joke! Products that are meant for the entire public consumption should be 100% free from all religious attachments except your target consumers are of a particular religious group e.g. You want to manufacture an olive oil for only the Christian faith you name such product “By His Grace Olive oil”. Every business owner whose product is consumed by the entire public should be smart enough to remove all forms of religious content in their businesses so as to make their business appeal to all irrespective of their customer’s beliefs.

2. Impatient

Most business owners want to set up a business today and start making huge profits the next month, hell no! Business is no Abracadabra; it takes time for people to start noticing your business and a longer time for consumers to trust your business. For you not to wait too long for sales to come, you then need to apply an aggressive means of marketing e.g. If your kind of business is not out rightly new in the market, you will have to give consumers a good reason to leave Product A for your own new product B, this was the technique the Nigerian owned telecommunication giant used to break into the Nigeria market with the introduction of per second billing rate. If you have done a proper analysis of a business, started proper operations, the next thing to employ is patience.

3. Poor Customer Service

I walked into an International commercial bank recently to transact a business; I was like wow is this bank really situated in Nigeria? Though I wasn’t properly dressed from the gate the security personnel treated me like a VIP, when I entered the banking hall I asked for the banks teller from the security man standing in-between the exit and entrance of the bank and he politely showed me where to pick one. I observed that there was not a single seat in the banking hall, which simply means that they are not willing to keep their customers waiting and to be precise I transacted my business with the bank in an amazing time of less than 5mins. With that experience, I promised myself to open an account with them before the end of this year. That banks amazing customer care service has won them an additional customer, trust me I have transacted with other banks here in a Nigeria that I ended up having aches in my legs for standing too long. This is not only applicable to banks alone but all business ventures, always please yours customers like you are trying to woo Cinderella, make them feel more important than they feel they are and they will be stocked to your business like Ant and Sugar.

4. Going into Business for the wrong purpose

It is true that the purpose of every business man is to make profit but beyond making profit you must that purpose that would still make you stay in business even if the ascertained profit is not coming forth. Never go into business because you saw “Chinedu” making profit with his business and you quickly decided to go into the same business as ‘Chinedu”, you never might know “Chinedu’s” drive for the business. One thing is certain you will never beat the original business idea owner, instead of following “Chinedu’s” idea search and create your own purpose of business and become an healthy competitor like Coca-Cola and Pepsi.

5. Small Business Vision

When starting up a business on of the first thing that should come into your mind is seeking for ways to enlarge and remain in business, most businesses owned by Africans die immediately the business owner dies. I could mention countless businesses that went bankrupt because of the demise of the business owner; the business owner’s family would fight and fight for the business assets till they end up squandering the business assets and bankrupting the business. Have we asked ourselves why all these foreign brands standing the test of time even when the business owner is long dead and gone? The number one reason is partnership; those foreign businesses are not 100% owned by the business initiator, the profit and loss is shared among group of business like minds with the larger share belonging to the business owner or initiator. Instead your business remaining a one man business build it to a certain appreciable level that will attract investors to come in, be smart to sell out some percent of your company shares with you having the larger share so they won’t have an absolute control over your business. This would enable your business to grow bigger, better and more efficient because other investor’s interest is attached to the business. The business will also stand a better chance to stand the test of time even after the owner’s demise.

6. Focus more on product improvement than brand improvement

If your branding is outweighs your product your business story would look like a very beautiful lady with an appalling character. A perfect example of what I’m talking about is the two giant cocoa beverages manufacturing company in Nigeria. One is more concentrated in branding and advert but giving us chocolate dust for chocolate drink while the other is more focus on the product improvement than branding and hereby giving us a more delicious chocolate drink, the truth is that the later sells better than the former. Improve more on your product quality and it would speak for itself, I didn’t ask us to ignore branding totally because it is also a vital area in business.
