For a personal family home, if you like o include ten visitors toilets all ensuit with gateman toilet and garden toilet, even generator house toilet kpa kpa. All join. It is your life choices, so you design your home accordingly.
However, when you are investing in rental property, what are the features and fixtures that will attract tenants and command decent or half decent rental income? This is what I think the debate is all about.
From my experience, overloading a rental apartment with toilets does not attract tenants more than the average apartment with adequate toilets and neither does it command higher rent for the same location.
From my experience, what command quick rental, retainership and higher rent for the same location are all round POP finish, slick modern glossy wardrobe in every room and sharp kitchen with cabinets. A light, airy apartment with natural sunlight flooding in with good flow will command decent rent than all ensuite with PVC ceiling.
We have seen it here where an investor will spend so much of his/her budget on "over" toilets only to finish it off with PVC ceiling and crappy kitchen. In such an instance, the investor has missed a trick or two.
I would rather save up on toilets to spend on POP finish, all room slick wardrobe and a swanky kitchen. This is what works for me. But I'll be hosting exclusive private visitors upstairs without the Idumota downstairs! So I use my private living room and the balcony. And after enough palmwine, my visitors wouldn't have to "stagger" through my room, madam or children's. Or even the stairs! So let's build visitors's toilets and die!� |

mufutau55: My last project was a 7 bedrooms duplex and they are all ensuite plus a Visitor's toilet downstairs. It's all based on choice. No Architect can convince me otherwise because that is what I want. May be overkill but not for me, that is what is called personal choice. But in my rented houses, of course not.
Hajji M. In fact, my ongoing retirement home, a six bedroom duplex has two visitors's toilets, one downstairs and on the upper floor. The main living room is without a void. I wouldn't want my visitors using my toilet, my wife or children's upstairs or the stress of juttling downstairs and up again. Again, maybe an over over over kill with eight toilets, but you need all the comfort, privacy, luxury in your retirement! |

spyder880: What does your building plans say about that, those information are usually spelt out in the building plans. Exactly! My architect says it's 12mm. I smell a rat from the foreman who claims he wants to fortify holding 4 pillars at the approach at the top. But they're already cast from foundation base to parapet level with 16mm. |

Me thinks modern POP will certainly come and go, but dry plasterboard will remain depending on innovations. Am still reading and making references while waiting to be convinced that it's a suitable, more durable, and friendly substitute for POP. Cheaper or not. |

Timtol: Yes we do,but more expensive and more chargy,if there's any fault to fix it might means total damage of that particular area,kindly find out on the plasterboard and the pop ceiling, advantages and disadvantages,I believe that will help a lot. Thanks I'll certainly read more about it. Modern POP ceilings will come and go, just like "void " in duplexes due to vogue. This is why my 6 bedroom duplex has no void, but that space was converted to my private family lounge upper floor. Just like I mentioned on my building thread. This is also why am no fan of POP. Amazingly precise and professional. One of the best construction thread I've visited. I gathered so much lessons in continuation of my six bedroom duplex in Imo State. Unfortunately, I can't afford go hire contractors for it since am sourcing from my modest income while in DIASPORA. Well, my Owerri contacts have been able to approach parapet and roofing level now. It's been 4 years now and I've been so extravagant with iron rods and cement on my building due to my German culture. Hopefully, we could talk one day. |

KolaShangOne: 1. If your parapet is done well, you can leave it bare and exposed for years!!! Parapet contains structural members and therefore shouldn't expire. Just make sure to remove the formwork after proper setting and curing.
2. 10 days is not enough. It's advisable to put a minimum 7-day interval between parapet casting and woodwork. @KolaShangOne @saydfact @seglad2 I am humbled to have gotten your invaluable professional opinions and advice. Thanks guys! If you were based in Owerri, I would undoubtedly have had dealings with you. Owerri to my village is just 30 minutes and would save lots of expenses on logistics, transportation, etc. Hence my reason for dealing with my contacts in Owerri. I have decided to settle for the concrete cast parapet and stone coated roofing between an interval of 4 to 6 months. Carpentry works alone has been agreed for 120k for the parapet (excluding materials). I hope to apply and re-schedule my annual leave again as soon the flight ban is lifted.
