It's almost 48 hours indeed, yet Cribking1 and Mountmoriah remain silent on this issue. Don't you get the message? One decided to speak rather than act and the other acting rather than speaking.
No-one should be forced to apologise to anyone. At the same time, we should not cry more than the "bereaved". Let's treat this matter as closed until those involved bring it up again. Am sure we are all very busy.

I want to thank everyone who has helped in solving this issue. Special thanks to Kobocity for his swift response and professionalism . Mountmoriah has delivered the roofing materials and installers are currently installing them. I was very nervous because of my previous Fraud experience on this platform. Also, the gap of communication he created exacerbated the whole situation. Sure, there was sinister motive behind his silence but thank God I acted fast. My advice to anyone dealing with contractors on this platform or anywhere else is to be on your toes....
Both home owners and contractors should be on their feet. In my opinion, it was alright to show your disapproval and displeasure of his handing of your job with your updates here. But it's unacceptable to label someone who could have been dead for goodness sake a fraudster in seconds. I will feel same way especially in Diaspora, but just little more patience......
The storm is now calm. I suggest you tender an apology to him for the name calling while still letting him know how pissed you are with the way it all transpired. The word "FRAUDSTER" isn't as light as you may think. It can kill.

Am afraid this thread is going down, and it's notoriety for infiltrations by nairaland vagabonds increasing tremendously. Noteworthy too, is that those with the real deals and honesty are staying away from the forum while others spend hours daily on this thread doing only what God knows! Shouldn't you be at your sites or offices with clients and workers if you're as good and busy as you make me think?
Baseless accusations are now countered with baseless explanations and everything seems ok.
Skimanski's issue has been swept under the carpet and it's business as usual. A lawyer resurfaces years later, to issue a 24 hour deadline last week and now seem off radar and everything is fine. Mr Z gets his house successfully built by Engr. A and recommends him while vouching for him. But Mr B is screwed by same Engr A weeks later on, or vice-versa. Soon touts and scammers would storm here in disguise and there's nothing anyone can do about it. My advice is rather than go through every lies here from house owners, builders, contractors etc, build a personal relationship with anyone of your choice, I bet the rest will be history. I beg i have elephantiasis of the balls!!

I'll advice you do both. I did double square pillars on each side, with 16mm right from foundation to parapet, cast and formed with 5 inches non hollow blocks. I can sleep with two eyes closed regarding strength.

Firstly for someone to say I have been here for 9 years and done nothing is very untrue. Property forum has the highest number of posters opening new threads everyday advertising their properties for sale and my job description is to monitor those who Spam threads and people who abuse the rules of the forum. My job does not entail sorting out personal feuds, identifying scam artists or calling out fraudsters. Nairaland is a forum. If you are scammed, you have to take recourse legally. There is no provision for a special court or better business bureau to handle fraudulent cases rather everyone is repeatedly warned to know who they are dealing with and the Caveat Emptor Rule is placed everywhere.

I am not the police. I am not a Judge. I am not an Arbitrator. I only can help out settling disputes peacefully if I am invited to come in. If no one calls out a fraudster here personally and tags me, how am I to know that someone has been duped? When they were arranging the business I was not there. When they were paid, I was not there. If they have done the job well, nobody would contact me. But when issues occur, all hell would be let loose that Lawyer is not doing his job. My job here once again is to ban, block out spammers and make sure a thread is flowing without rancour or insults. If people contact me personally to settle issues offline, then I would play my role as an arbiter of justice to settle it amicably if I choose to. If it turns out to be a legal issue then law personnel would come in.

I chose not to face the construction section because Alhaji Muftau was doing a great job here and I recommended him to Seun to make him a Moderator to monitor this thread while I faced the other threads that had trolls, spammers and trouble makers. On average, I check over 1000 posts a day on the property forum to make sure they don't violate the rules. How am I to know someone is defrauding another person when I wasn't told? It was until this case was reported to me that I knew there was an issue to sort out. I check this forum every day to do my job privately.

I chose not to comment or post anything for years because so many small boys and girls here became abusive and derailed so many intelligent posts and comments I was making and I had enough dealing with abusive people for no reason and kept to my self without commenting for years. If I choose to keep to myself, it's my prerogative. This issue between Skimanski and AppDevt would be resolved and that's the aim in settling a dispute. Any idiot who tries to infer that I am coming into this issue because I am Yoruba and the parties involved are Yoruba would be banned from this forum. He or she can carry their tribalistic attitude to the Tribal Forum not here. If you criticize me fairly, I would be the first to accept the criticism and promise to do better. If you think you can use that opportunity to insult me and cast aspertations on my character for no reason, I wont argue with you but ban you straight.
As a learned, you could still communicate without using the word "idiot", at the slightest provocation because you disagree with someone. I chose my words on this forum because I could be yelling at a tout/miscreant or a professor for goodness sake!

In reality taste and style should be borne out of personal preference, and not what others do or what others thinks about us.
I have a semi-selfdriving car in my driveway here but I jump on okada or hire a car in Nigeria because I don't need a one for a month/weeks I will be there for holiday.
I wear solar operated or automatic wristwatches because I hate consistent battery changing, etc.
It would been more interesting if the Nigerian mentality is about motivation, inspiration and dynamism, rather than challenge, complex and conventional. You are an easy prey when you feel insecure and lack self confidence. Whether its about buildings or clothings, it is apparent that we should be aware of our time, pocket and taste. The Nigerian factor is just a claw of this monstrosity.

Here’s my response when I got asked this same question some years ago (2013) when I shared image of the wood beam ceiling (pic 1) done on one of our project in Sangotedo, Lagos.



Coffered Ceiling, Vaulted Ceiling, Exposed Beam/Joist Ceiling and the likes are a great way to add character to your home but a very expensive project which is always a job best left to the pros.

Because they’re large and strikingly imposing, exposed ceiling beams tend to work the best in rooms/spaces with high headroom or vaulted ceilings.

You can also fake exposed beam/wood ceiling with faux wood or reclaimed woods. I’ll suggest you talk to wood professionals.

Pic 4 (shared by you) looks more like a faux wood or engineered wood than a real beam (natural wood). These are stuffs I’d ship down to Nigeria if I’m in your shoe.
Reason: it’s dirt cheap out there to get faux wood (imitation) but crazily expensive to get natural woods here. That’s if you even get a good finish.

My plasterboard guy is out of reach for some time now. I’m also not a POP contractor so I might not be able to do exactly what you’re looking for. I’m just an enduser like you and every other enquiry minds here.

However, here’s something I do whenever I’m working on POP and many other finishing works that are billed per m² :

1. Get a Breakdown Cost

Unfortunately I do not always accept a per m² on most of my bids. I always ask my tradespeople to furnish me with a quote which includes an outline plan for how the money estimated will be spent, and a breakdown of the items it will be spent on.

I always encourage the bidder to include his best rates as I don’t like doing too much negotiations.

The reason I don’t accept per m² billing is simply because I don't feel comfortable having someone bill a fixed rate for a specific element of the works that is not yet defined in enough detail for him to accurately price.

E.g. I don’t like too many decorations on my ceiling (just plain and cornices) but my wife would like us to have quoin, ceiling rose, dome, archs, cornices etc in some part of the project . Despite the difference, we were billed the same amount N8,000 per m²

2. My Build Route: Owner-Builder Approach

When building projects get to finishing stage, I always switch mode from a general contractor (a GC) to owner-builder/owner-contractor mode to physically handle some of the finishing work on my own.

This means I planned to exclude GCs (and their fees) altogether, and intend to directly oversee all the skilled trade subcontractors who do the actual field work.

The whole effort is to save money - nothing more.

Given this background, let’s compare costs of installing a traditional POP ceiling (using gypsum plaster) vs using plasterboard in a 12m² room.

POP Ceiling

POP Ceiling per m² - #8,000 (material and labour cost as at today)
POP Ceiling per m² - #800 - #1,500 (cost varies per design)
Bag of POP Cement - #10,200
Kg of POP sponge - #3,500

Number of Cornices* / Bag of POP Cemen - 7 (big cornice)

Note: smaller cornices can produce as much as 12 pcs per bag or even more. A 12m² room will use maximum of 1.5 bags of POP cement for cornice production.


Cost of 12m² room (#8,000 x 12m²) = #96,000 (material and labour)

Cost of 12m² room (#800 x 12m²) = #9,600 (labour only for cornice and screeding of a plain design)

Plasterboard

Plasterboard installation per m² = #12,000 (materials and labour cost as at today)
1.2 x 3m sheet of plasterboard = #7,000 - #9,000

* A sheet of 1.2 x 3m plasterboard will cover 3.6m². A 12m² room will require 3.5 plasterboards (estimated at #31,500)

** Professional installation of plasterboard (including the grills) is charged at 1,500 per m² (newly adjusted rate).

*** We are not installing the plasterboards the professional way as it’ll be used as a replacement for the POP boards. The 3 boards will be screwed to the ceiling noggin and held in place with the help of the cornices. The experience of the installer matters a lot here.

**** Adding the cost of producing 15m - 20m cornice and the cost of screeding a 12m² ceiling, plus the cost of hanging the plasterboards (N6k max), the total cost of installing a 12m² ceiling using Plasterboard as a replacement for the conventional POP boards will still be #10 - #15k cheaper.
Very interesting analysis. We don't intend to take business away from POP and plasterboard specialists, as most feed their family through this means. I guess we just need to get tough, when the tough gets going.
Could you please throw some light on this form of cieling?

If builders, house owners and contractors can chose between aluminium sheets and stone coated roofing due to finance or choice, why is there no such alternative to POP?
My thinking is because Okorommaduekwe did it, therefore Gbadamosi, Osunbor and Idongesit must do it. Just like iron wrought, chrome or stainless rails.
Not because its cheap or expensive.
Some have added penthouses to buildings but don't know it's meaning or usefulness, because they just want the penthouse title added when describing their edifice.
Its a matter of mentality and dynamism.

Would you dress your concrete cast fascia with plastering before roofing commences to avoid interference or just do a complete roofing and then a complete plastering of the entire building when set?

I just did my concrete parapet over a month ago courtesy of great tutorials from KolaShangOne, saydfact, seglad2 and Dennis3D. Same goes for muffutau55, Perfecttouchade, Maintain12, skimanski, twinskenny, Nobody, omanzo02 as I approached lintel and decking stage in 2019. Notwithstanding, none of these gentlemen got a job or token appreciation from me!
Even diordaves called out money121 twice to respond to my enquiries on parapet facia, for reasons known only to him, he didn't.
Let's bury this here and now.
Money121 is not a fan of writing or theories. He is a practical, operational and blunt person.
Based on facts on this thread, he has never cheated.
It is his prerogative to respond or not, but in the end, not only does what he knows best, but also gets it exceptionally done. Now, that we know, lets stop the name callings, please.
Give him jobs because he is good at roofing or because he is poor at responses and enlightenments. It's your choice.

A little over a month ago after 8 years on nairaland, my job is handled by michlins whom I met here under a week, had a little altercation with, WITHOUT any recommendation or referral or enlightenment, a total stranger. Roofing is one of the the places where you get cheated by suppliers and carpenters, especially if you are using aluminium, coated sheets and any other roofing sheet measured in square metres, unless you are using asbestos . I was ripped off over 50sqm during my roofing project, the craziest thing is, I followed the guy to where they are selling it, and they supplied the same number of sheet on the cutting list but the length he measured was longer, so instead of 6.9m he measured 9.9m for 15sheets, that's 45m at the rate of 1100. I bought the sheet at IDE global iyanapaja. Those sales boys and girls know how they do the runs.

I saw money121 that day at the aluminium factory.

Always snap their cutting list and compare what they write with the physical sheet supplied. Those aluminium roofing sheet sellers are all thieves. Even those on nairaland are the same. Be careful when dealing
Even when you end up with a 99 percent accurate measurement, you could still be screwed on site. Having saved over 133 square meters from seven different quotations, my cousin still got screwed during installation.
133 square meters of stone coated meant for his roofing was discovered in a nearby bushy plot.
The same 133 that was allegedly saved,
The same 133 that would later be required to complete the installation!!
This is why my roofing is on hold until am home!
