In as much as I agree with you at the same time I ve got to tell you somethings are scripturally wrong with the doctrine of the church. It is only those of you in nigeria that are defending the church, if you interact with catholics outside Nigeria you get to know that they don't deny these basics doctrinal heresy. One can not make heaven except he is pure in soul and spirit and mind you, as soon as you are being born of a woman/man union and become human, your soul is never pure again neither is your heart. For overall project management use professionals with multiple backgrounds and bias within environmental field, or the ones who are qualified in one discipline but has bias or experience in other related fields, especially when you are looking for project manager .e.g. planner-architect, architect-engineer, estate surveyor-lawyer e.t.c especially the one who is in to project development management with at least 10 years of experience. This may help reduce consultation fees.
Visit the site with development consultant to know development implications of the land before you purchase.
Visit your proposed site during the peak of raining season or extreme weather season applicable to your geographical location to understand the condition of the site in such situation
the site is rapid slope make sure it is towards road direction except if the land is a corner plot bounded by two roads forming a junction
Visit the site independently to interact with the social environment and pick up any rumour concerning the ownership rights and disputes on the land. This is important if you are residing in developing world.
if you can use measuring tape, measure the land by yourself
You can get a government official in charge to help confirm if the land is free from government acquisition
if the land has a master layout plan sheet ask for photocopies

Use DPM material to control damp, instead of very thick layer of expensive materials such as concrete and sandcrete.

If the site has constraints such as low bearing capacity, swamp, slope etc, consult qualified, talented and experienced professional, else refrain from extensive and unnecessary consultations.

Look out for site prospects, such as gentle slope toward public sewer, or access road, firm soil with high load bearing capacity, existence of valuable construction materials on or around the site such as laterite, sand , rubbles , stone rock trees etc.

Look out for economy of proximity in material procurement.

Allow for spirit of team work and the workers of various category.

Without floor and back filling?. Like I said depending on your site. A lot may go on backfilling and bkocks if your site is on a rapid slope. So without backfilling and floor, you may be thinking of b/w let's do it this way. 9 inch block 500-700nos, iron rods 12mm, 5-10 lenght, cement 20-40 bags, gravel/ granite 30Tons, sand 30 tons, water, labour on excavation, iron bending, concrete work , bricklaying, supervision, setting out etc. You too can figure outwhat the estimate would turn out to be. But just like I said it is strictly depending on your site condition.

It depends on the type of foundation which in turn depends on the nature of the site. Other factor is the size of the building. That is why your building plan may be necessary. Also the location of the site is another factor that will determine.
However, as very rough estimate we give our vote b/w 800K - 1.5m. Including dpc concrete oversite( german floor) .

As a matter of fact, the only difference between the physical model and the graphic model is that graphic model is not tangible in 3 dimension. However the graphic model has advantage in the area of the time of execution and ease of duplication.

A unique advantage is the ability of presenting different section of the project in three dimensions. A dwarf wall in plan view can be perceived to be the same height with other high level wall. But with three dimensions the difference in height becomes obvious.

Project specification and job description can be made apparent devoid of controversy among the project contract parties.

Material scheduling can be made precise without miss-ups.
Quality and standard specification can be articulated and become a referenced document.

It depends. The problem some times is from the stingy owner. Many if you advise them they don't take to advise only to shift blame when there is now an issue. Building is a science of many disciplines. Our pple need to show moderation in determining the type of building they want to errect. Your 1st house doesn't have to be your dream house. Also you can phase the execution to suit your pocket and ensure standard.
Another major factor related to above is avoiding consultation of professionals to reduce cost. There different level of consultation. You can engage prof at a part time level especially at critical structural stage of foundation, upper floor slab(decking) beam. And column, to suit your budget.

Though its not good not to use over head bridge. Yet I think its hightime govt begin to consider underpass pedestrian crossing instead. Esp for new roads being constructed. As a town planner I know several coleagues in public and private practice must hv been advising govt. With no success.
Underpass is more convinient to use and. Saver. Its underground easy to climb with few step risers, no risk of falling down, no problem of height fright, disable pple can use, old pple can use, sick pple can use children can use without fear. If proprly manged by prvate sector it will work with no security and health issues. These are the reason pple don't like to use overhead.
