There’s nothing exceptional about it apart from the attempt to glamorize everything and I have been there

The George and Marriot are classier and it’s not so big a place. There are scores of bigger hotels in Lagos. A hotel that is barely a month old with a rating of 4.7 with less than 20 reviews, while older hotels with over 10k reviews have 4.6 star rating and above.

Just an overhyped piece of regular real estate

Lagos State earns its IGR through PAYE taxes and levies and traders generally contribute almost nothing. A lot of Alaba traders don’t pay more than N50,000 in PAYE taxes annually when an entry level staff of a bank does around N1m in taxes annually

They add no value to the state and have been largely responsible for crimes, robberies and drugs in Lagos and the SW

The picture below is for context to show that these leeches mean nothing, add nothing and are parasites to the nation at large. They can’t survive without the FG allocation

What exactly do they add apart from trade which is a no brainer activity

The SS leads in oil and gas production

The North leads in Agriculture & Mining

The SW dominates Tech, Music, Fashion, Banking, Industries, Poultry Farming, Private Education and Construction

I’ve come to realize that a lot of Igbo tenants living in Igbo dominated areas in Lagos always make it seem like they own the houses they live in or their kinsmen do. Same with shops

A lot of these buildings are owned by Yorubas but once you have two to three Igbo tenants, they start making it seem like they own the whole block

Just in case you care to know, the share government collects PAYE taxes and if you had more individual millionaires it will reflect in your state’s IGR but we know it’s the usual chest thumping

Which language is spoken in the Oba’s Palace in Lagos today and even as far back as when the British invaded?

If Binis founded Lagos, how come the Bini language isn't spoken?

So Binis own Benin City and another city called Lagos which is over 300km away but do not own any town in between both?

Just because one person migrated to Lagos from Bini where he met people already existing doesn’t mean the place belongs to them. How come places in Lagos like Obalende, Ikoyi, Surulere, Ikorodu, Oshodi, Abule Egba, Ojota, Epe, Ojo, Alaba, Okokomaiko, Lekki, Ojodu etc all have Yoruba names and share names with other Yoruba villages and towns and not places in Benin City?

Even Bini people don’t say Lagos belongs to them. The Oba of Bini was in Lagos today and he never made such claims. No Bini Oba has ever said Lagos belongs to Binis but guess what, it’s these people that should be dealing with erosion in their backyard that keep running with the false narrative and trying to twist history at every chance.

If you are not Yoruba or Bini, you have no right to argue what does not concern you. Deal with your insecurities and inferiority complex

Just like Nigeria struggled to make Anambra what it is today

The first and second Niger bridges were built from our collective commonwealth. The Niger River as dredged by the FG and as such Anambra is no man’s land.

The thousands of kilometers of federal roads and bridges in the East were only made possible because of revenues from other regions because as it stands, only Lagos and Ogun can survive without FAAC allocations

Billions of Naira from the FG has gone into fighting erosion in Anambra, Enugu, Ebonyi and Imo. These are problems that no other region is responsible for but have had to fund.

If not for the FG, the East will have no idea what a rail system looks like as billions have been sunk into the eastern rail project

Nigeria has built Eastern Nigeria and as such everywhere in the SE is no man’s land and belongs to Nigeria

The better your economy, the higher your IGR.

Osun generates about the same IGR with Anambra so face Osun before you come for Ondo, Oyo or Ogun and Lagos which individually have higher IGRs than all the SE states

The pain is real. Ogun State alone has a higher IGR than all the five SE states. Oyo and Ondo States have higher IGRs than any state in the SE. This is where the revenues come from. We are replicating the Lagos success across the SW

Osun is in the same league with Anambra and they generate similar IGRs. Very soon Ekiti will be competing. Mark my words

Your problem is ignorance. Being a developer doesn't make you owner of an estate. Go and check those buying the properties in Lagos until recently. Even in parts of Lekki, you will see entire neighborhoods with houses almost completely owned by Igbos. It's the same in many parts of Lagos. That you don't know this shows you're ignorant.

Again, you claimed that prices of houses are going up. How many of those houses have been sold in recent times? Go and ask realtors to compare year on year sales with previous years then come back to me. There are many properties for sale with no buyers in Lagos now, I mean lots of them!

You’re the one deceiving yourself. If the sales are declining, how is it any of your business when you’re not a developer. And if the sales are declining, why are the prices going up instead of remaining stable.

A&A Towers in Eko Atlantic has sold up to 80% of its over 50 apartments at $350,000 each in the last few months. It’s owned by Yorubaman who still has dozens of other highrise projects in VI and Ikoyi. Sujimoto keeps selling luxury apartments in Ikoyi and Banana Island and how many Igbo men do you see him rolling with? His clients are typically Yoruba and Hausa.

And once again I put it to you that most of the houses in VI, Lekki and Ikoyi are owned by Yorubas while the few Igbo tenants keep acting like it’s theirs. They will take an apartment and before you know it, thirteen of them will live there and suddenly they come here and make it seem like they have bought thirteen different houses.

You can check most of the towers in Banana Island, Ikoyi, VI and Lekki. Many are named after Yoruba people and most are Yoruba owned. Why would a Igbo person build a house and name it after a Yoruba person. Does it make sense?

Anyways move your “properties” away instead of ranting about it. No one will miss you. We will have a saner business environment devoid of criminality

My friend who is a real estate developer in Lagos was complaining bitterly to me that business has been terrible. I told him it's a general problem affecting the whole country since Tinubu removed subsidy. But he said no, it was worse than that. He told me that Igbos used to be the bulk of their customers. They will send their staff to go to Igbo markets like Alaba, Trade Fair or Ladipo to canvas for investors. They're mostly the ones with cash to invest. But today, they've stopped.

These days there staff are sometimes chased away and threatened never to step foot inside their shops again. The man is from Edo state but is into real estate development in Lagos, Benin and P.H.

His situation prompted me to make further inquiries and what I discovered was quite startling. Something dangerous is happening in Lagos and people are not even aware. There is going to be a severe housing crises in the near future. A three bedroom flat will soon be going for 3 million annually and yet people will find it hard renting one. There is going to be proliferation of slums and shanties all over Lagos.

Anyone who is informed knows that what I'm saying here are facts. When people are no longer building houses. Government isn't either. And population keeps growing, then it will only result in proliferation of slums.

People in Lagos will soon find themselves spending all their income on paying rent. While most others who can't cope will end up in slums.

My friend is now focusing in Benin and P.H. while diversifying away from Lagos property development. Others who are proactive should brace up before it's too late.
Mention the developer

Most developers I know of in Lagos are Yorubas and that most buyers are your people is another lie

A simple check on prices of houses in Lagos in November 2023 compared to 6 months ago will prove to you that houses have increased in price month on month. Of course you have no idea because you’ve not made a real estate investment in Lagos

If people aren’t buying, why are prices or houses going up

Over 60% of real estate in Ikoyi, Victoria Island, Lekki to Ikate, Ikeja and Surulere are owned by Yorubas. Some of these lairs will live in a house as tenants and act like it’s theirs. It’s in their DNA
