Even oyibos sef have started moving into suncity small small, cos what they pay for a 3 bedroom flat in wuse and maitama can get them a 4 bedroom duplex here.

as for those talking bout building house, except you want to build in bushes and areas like karu, kuje, and outskirts, get 12 million ready for one plot of land, thats the cheapest u can get land and thats not even in town, just areas bordering oon town.

By the way, Can you personally afford for a self contain in Karu or Lugbe? I bet u are living with someone where-ever in Abuja. Continue to dey form big babe on internet.

now this is complete and utter rubbish. what do you mean a hardworking Nigerian can't afford this? what about Ceos, bank managers, directors, Engineers and contractors can all afford this without too much stress. There are even hard working government officials like, permanent secetaries, head of service, ministers, commissioners etc who can also afford places like this. Frankly, its really not that serious.

The annual rent for flat in all the most expensive estates in Abuja cant even rent a RSC in Banana Island let alone Flat, there are more expensive estates in Lagos than Abuja.

I agree with u man. I believe most people on this thread knows nothing about real estate in the country. Take for example; A mini estate at Mosley avenue off Gerrard Road Ikoyi Lagos, which is a non detached 7floors building with a magnificent pent-house of 42units of 3-bedroom flats with a BQ each was sold for #150million(almost $1m)per flat a couple of yrs ago. Which I don't think is the most expensive estate on the Island.

I looked at the exercise book where they wrote daily payments. Only that saturday I counted 2.8 million. Selling simple sand.
Assume profit is only 1million out of that and multiply it by 300 days. And that was a saturday.
Then repeat what you just said.

That's business/company, u can't just take 100 million out of it to buy house or 50 million, if not the business would not grow. You have to pay workers and maintain ur machines and re invest it to grow the business. Most people here in the USA that have companies their houses re just okay and they still on mortgage. Also even celebrities here too mortgage their houses they don't just buy it like that with cash.

D tin sef tire me ooo. Dem go dey talk karu and Nyanya even those who can't afford go join dey make mouth.

A one room flat (bedroom+ parlour) in Nyanya federal housing goes for 300k per annum, some landlord might charger higher. Take dat same 300k to Ibadan or Lagos and tell me if u won't find a good two or even three bedroom flat for same areas that people compare to Nyanya in Lagos/Ibadan.If an average Nigerian (not politicians ooo) can raise 300k/350k per year as rent minus monthly light,water and home maintenance for ordinary one room flat, then one shouldn't run them down quickly.

With ur $75,000 that's about #12m per annual; by #160 per dollar. Plus the service charge of #2m making it total of #14m excluding Agency fee of 10% + Legal Fee of 5%; i think this money can get you a good residential property in Port Harcourt. As i speak with you; we have a well finished 3bedroom Bungalow on one plot in Port Harcourt city; fenced; Deed of Conveyance; within the above budget of #14m and above. I mentioned profit. Profits come after payment of workers and all fixed and variable costs as well as re investment.

Personally though I wont buy any overpriced property either if I had that money but i was just trying to make the negative sounding people see that there is a lot more than they mentioned.

Most people speculate dat abuja will be like lagos but its not possible majority of Lagos residence are into d private sector n Lagos is an industrious city, so the housing market will always be strong, Abuja is made up of 80% civil servant 10% are private but rely on d government to do business n the other 10% are purely private. Within d 80%, 10% own most of the expensive house in the city centre 20% own most of the houses in d suburb the other 70% rent houses from d suburb. For the other 20% in d private sector they rather buy houses @ d suburb. So then who leaves in these expensive houses in a city dangling from a thread?.
Exactly! crown court estate is empty because its expensive if u go there u wont see any car comin in & out its as silent as a graveyard same wit some buildings in utako.
