i want to know first if it is possible to build 4pcs of a room and parlour self contain and 1 separate 2 bedroom flat (en-suite) on 60 by 120 plot of plan and 4 shops with toilet and still have space to car park. And much it will cost to draw the building plan.

Location, type of finishing, soil nature etc matter alot in determining the cost of a simple duplex.

If you can provide us with all these information we may be able to help.
1. State/city/town where you want to build the house
2. Type of finishing you are envisage to have in the building.
3. Nature of soil and site... We sloppy, flat, water logged or Sandy terrain
4. Starting time and project duration.

dry land, flat, no need for any mechanical equipment for clearing, cheap labor around the locality (imo state), duration depends on the total cost breakdown, no finishing yet just blocks. pls make cost of roofing separate.

Since we have done a number of bungalows that with a very reasonable budget, I want to use the opportunity to showcase some of them here. Here is a small three bedroom bungalow renovation work for a friend.

Location of project: Talba estate, along Minna-Bida road Minna, Niger state
Type of house: A three bedroom
House background: This house was built in the year 2009 by Niger state government to provide affordable housing to low and medium income earners but unfortunately the house was poorly built due to lack of supervision and the use of quality materials.

Current state of the building

What we need to renovate.

1. Removal of roofing and remaking of the roof to suit our intended design but due to cash constraint we may have to leave the roof and just repair the wood fascia that is in a very terrible shape

2. Removal of all the windows and remodeling of windows

3. Restructuring of the house to have all the room ensuite, to have a bigger kitchen, a work in-closet for the master's bedroom and a bigger master's bedroom toilet.

4. To solve the problem of moisture rising through the foundation due to poor plastering, lack of dpm in the foundation and other causes

We have been able to restructure the house, do the plumbing piping and the electrical piping work, do a new window (casement) and also the plastering. The icing on the cake is our customary line design on the walls.
