The outline below will make them work happily.


Pegging and setting out- NGN 4,000
Digging foundation- NGN 8,000
Setting of foundation blocks (I calculated approx. 60 blocks per course and 4 courses)
60blocks x4= 240 blocks( Mason NGN 35 per block,labor NGN 15 per block) 35+15= 50 X 240 blocks= NGN 12,000
Casting of pillar- NGN 7,000

What should I pay an iron bender for:
Setting up nine short pillars- 900X 9 pillars and mat = NGN 8,100

What should I pay a carpenter for:
Framing the 9 pillars- NGN 6,000

This is going to go into a section of my existing lot that has the foundation already constructed for my future courtyard bungalow.

The ground floor is 24 feet by 24 feet (a somewhat oversized two car garage). The second floor is slightly less than 25 feet by 25 feet, supported by nine pillars with a sloping flat roof and a balcony.

I need help in calculating what I should pay artisans for work on the foundation, bricklayer, carpenter and welder. I source the materials and get it delivered onsite so that cost doesn't matter as it's what it is. I'm hoping artisans cannot remove materials like rebar from sites grin

What should I pay a bricklayer for:

Pegging and setting out
Digging foundation
Setting of foundation blocks (I calculated approx. 60 blocks per course and 4 courses)
Casting of pillar

What should I pay an iron bender for:
Setting up nine short pillars

What should I pay a carpenter for:
Framing the 9 pillars

But is the 4000 naira pegging money for materials or Labour?

And is the 50naira Manson Labour for 6" or 9" blocks?
Will the 900 naira work for short pillar height of 7 feet?

I absolutely want people that work on my site to be happy and contented with our negotiated rate but it's this Americana pricing that they give me that causes me concern despite the fact that I plead with them that I don't want to bargain.

The builder wants N50,000 and Iron bender wants N35,000 angry
50,000 naira is much...
But maybe your builder included supervision...

It's a 24x24 feet open foundation with no partitioning.

Just like the one am doing in ibadan now. i made the blocks last week about 2000 and dug foundation yesterday. Seemed you copied my plan grin the second one. As regards cost! hmmmm my bungalow is on a 50X100 plot and de building is like 40x40 including one internal garage. A friend of de family is doing it and i was told from the beginning to have 1.5m to finish it. He just finished his own so .......

I thought it was a joke but they weren't lying cause by this coming friday the house will be ready for roofing and haven't spent up to 550k.

i am planning to start a thread too cause i have picture taken of the construction process. it is in ibadan too sha.

Just a bit scared to put price and cost here until i finish the build patapata grin grin grin grin i no want trouffle.

But Egunmogaji it seemed u dey uk if you pass me ur detail will tok privately and u wont regret it.

some correction on ur plan. maybe u should put a door to access the garrage from the house itself instead to dey waka outside.

That 1.5m & 500k, is that for the main building (40x40) or just for the Garage/2Bedrooms building?

It's more of a workshop (Ile Odu Ta Ti Ma Mu Ogbon Jade) than a garage. It's meant to be a separate entity and can be easily converted in the future to a full fledge flat if I so desire.

Anytime mate. I understand about the garage stuff sha, even me sef I have a room i told dem was a drawing room on my plan and the guy asked wetin be dat? grin because he was thinking of doing two bed grin grin. but all in all I will make sure they are all compensated for their work because the number of crew on site is something else.

Blocks were molded on site and in one day which is good for quality control and you get cement rich blocks. Oga Mufutau I am seriously considering it.

In the end it depends on who someone approach and how many millions someone is willing to waist. Me got nothing to waist o

@EgunMogaji, i love this concept and i am about to plagiarize it. I already have a decked garage and was about to slope it while tiling but this concept just trumps that idea. Dimensions are approximately 26ft x 20ft.
