Guys I want to share whatever I have so far with my project in Iyana Oba, to help and encourage folks who are about starting similar project.
This may not be perfect in terms of costing and reporting but this is the best I could come up with.
Building details:
The two duplexes at the front are the biggest (four bedrooms each), two living rooms one on the ground floor and one on the first floor
The two duplexes at the back have (three bedroom each), two living rooms also on the ground floor and one on the first floor.
In a nut shell, this building contains 14 bedrooms , 8 living rooms
All the bedrooms are en-suite

The bill of quantity says this project will cost N53,000,000 to complete.
However my site engineer and I agreed on a total of N32,000,000 for the project cost and this is what we are working with.

Current project status:
We are at the roofing stage which marks the completion of the building carcass and to date we have spent a total of N15,000,000.

I will provide the details of the spending of th N15M (wait a minute, did all that came from my pocket/ )

The chronology of this building project is as depicted in these pictures.
I will post cost of each milestone broken down into material and labour.

Raft foundation form work and reinforcement then started in earnest. Both were going hand in hand.

More pictures of iron work for the raft foundation

The access road was bad even after pouring 20ton of laterite on it. The truck that was bringing sharp sand for block moulding sank
Most times I had to pay labourers to relocate sand/granite and other materials that could not get to site due to bad road.
That was really frustrating!

Then casting of the raft foundation begins

Then we stripped off the form work and the foundation came out nice.
You can see the foundation being watered after the form work was stripped off.
We can also see some plumbing work already started.

We then started sand filling the voids in the foundation

And preparation for DPC started in earnest.
You can see polyethylene construction sheets been laid after which blinding was done then 3.2 BRC mesh was laid.

Then we casted the DPC. And we are done wih this phase.

Guys as promised, see the breakdown of my cost for the sub-structure materials and labour. By sub-structure i mean from foundation to DPC aka German Floor.
