Sure, but please make arrangements for the clearing of your plots so the grass from your compound dont bring in snakes or other animals that can hurt other residents who wants to move in. I will make sure to include all these conditions in each agreement to be prepared by the lawyers.

My preliminary calculations show that a square meter of land here will cost about N1,650.00 each.

This will mean that you will multiply N1650 x the plot size you have in mind to determine what the price per plot is.

This price covers everything like.

1. Cost of your plot
2. Your title deeds, on your own name (prepared by a lawyer)
3. Your survey plans, on your own name (prepared by a registered surveyor)
4. Cost of building a perimeter fence around the land and a gate with estate office/security office
5. Cost of getting the completed documents to your doorstep, anywhere in Nigeria.
6. Cost of planting royal palm trees along all the roads and all around this planned estate.
7. Cost of bulldozing this land to create all roads as planned in the layout.

So technically can I just say I want 1000 sqm and you will map that out for me or I have to buy in line with the mapped out plots and calculate the price?

My surveyor has already divided the land into plots and mapped out the sizes so you only have to choose your plot sizes from the available plots. You can find plots that are around 1000 sq.m, just multiply 1000 x N1650 = N1,650,000.00 only. Pay into Tigerkenn homes company account as follows:

Very good question, the existing access road crossing between Okuku and Irete runs on the dotted section with R1-R6. I plan to reserve some plots for estate use and they include plot numbers 25,30, 36, 70, 71, 72 and 73 for estate services like shopping malls, security offices, administrative posts etc.

I am also planning to have at least three gates here, (security headache but easier for entry and exits) but the main gate should be between plots 25 and 30.

I think this is very necessary for one to know before going in for the purchase, as some of us who would wants to build bungalow wouldn't like seeing multi floor houses suddenly springing out all around us,

The problem with build and sell is that you never know what the prospective buyer has in mind, so they may not bid so high in comparison to what you spent building for them. Most times they may require additional modifications to either the structure, or the finishing style.

Secondly, the speed with which newer styles are introduced into the building industry might make a particular building hard to sell, especially if you just completed a house before the new method hits the market. Think of those that their houses sold slowly, and they didn't use parapet designs or stone coated roofing, this might affect the chances of sales and make the building hard to sell.

My plan here is to prepare the lands and sell them, but I am very mindful of the type of people I am trying to sell to, people with like minds, people who will appreciate serenity and tranquility, and so all my efforts are geared towards creating an environment they will be so comfortable with that they will build the types of mansions better than the ones at World Bank housing estate, Owerri. This is what will raise, and continue to sustain the value of this estate.

My surveyor will visit this land today, lets move round the environment and see more of this land.

Hello my people, it is important for us to understand my mission in this estate. Firstly, I am planning to take all the necessary steps that will bring as fast a development of this place as possible, and so all other policies we adopt here must be in line with our desire to take possession of this land from the community that owns them and now start working on the land.

In view of the above, we are not going to have a payment plan that might make it difficult to complete our obligations to the present owners of the land. I am proposing an installment plan that will enable us pay off the land costs from the first installment. We are going to work out percentages since the payment of this land is not a uniform amount. Let me also add that we prefer a full and outright payment to make things faster and easier.

3 months installment plan

A down-payment of N400,000.00 applies for the first installment for those of us who might want to take this option, and thereafter a payment plan of 40% of the remaining amount, then 30% and another 35% (please note that the extra 5% of the balance is to compensate for the wait)

Let us use one example from above, let us say you choose plot number 28 and the total cost if you are paying for outright purchase is N777,777.00.

Now, since you plan to pay a 3 month installments, the calculation will be like this;

1. You will pay a down payment of N400,000.00 as the first installment.
2. You will pay a second 40% of the balance of N377,777.00 =N151,110.20 (first month ending)
3. You will pay a third payment of 30% of N377,777.00 = N113,333.10 (second month ending)
4. You will pay a final 35% 0f N377,777.00 = N132,221.95 (third month ending)

This will now come to a total of N796,665.25 as the cost of plot 28 if you are paying a 3 month installment plan.

If you plan to pay with a 6 month installment, the calculation will be like this;

So far in my research on Okuku, I've seen that that location has great potentials. With other real estate coys coming to Okuku - Mezuville and Nollywood City-, you'll need to step up game by reaching Seun, doing the needful and getting this thread on the front page. Remember to edit the Irete out and replace with Okuku in the thread's topic.

Although Livelihood homes are positioned in Irete, which is nearby, they have been trying to buy up plots from Okuku for some time now. Its gonna get stuffy down here soon.

Yes, size is king but will be too costly for some of us. Besides a good 50x100 will fit a mid sized duplex and 2 cars.

How about replacing plot 77 by merging 51 and 50. This is another good location for the play ground, also centrally located.
