Not excessive. Some properties have twice that. Developers usually grade the fees upward depending on the price of the house so the larger and more expensive houses in an estate will pay more. 195 is lower than most I’ve seen, personally. It has usually been between 200 and close to 400.

Yes it rises annually in perpetuity, and it can be increased by the management company (the devs usually contract a separate company). Usually your agreement will state that the estate residents can take over management or hand it over to another company after some time but from reports, that’s usually difficult and most states don’t bother because of the hassle.
.

Is that ground rent or really annual service charge?

You can apply as dependant.
You can apply for PSW visa.

Then at 11:55pm on the day my current bisa expires, I will check one last time if the CoSi have been promised has landed. If it hasn’t, I will pay for, and submit the PSW application.

I'd drop links to a number of resources worth delving into if longterm investing suits. I've found these quite helpful.
ISAs are better for most (esp higher earners) as all earning are fully tax free. What kind of ISA suits becomes the main issue.

For ISAs- https://www.moneysavingexpert.com/savings/isa-guide-savings-without-tax/

Savings account guide- https://www.moneysavingexpert.com/savings/savings-accounts-best-interest/

Cash ISA vs savings acc - https://www.moneysavingexpert.com/savings/best-cash-isa/#compare

For longterm investing, I use my ISA to buy low cost global index funds (i.e a fund that passively buys small stocks across the globe). Reason is simple and well explained in the short video series attached. You'd typically need a S&S ISA or other vehicles.

https://www.youtube.com/watch?app=desktop&v=_chiIIxMGl0

To compare providers offering these funds- https://monevator.com/compare-uk-cheapest-online-brokers/#comment-1595166

To compare global index funds - https://monevator.com/best-global-tracker-funds/

Personally, I use 2 brokers - InvestEngine for S&S ISA (cheapest) and Vanguard for Pensions. Across both, I invest solely in low cost global funds. For regular savings (after exhausting ISA allocation) I use Chip savings account.

Thanks for the well detailed post.
Do you think it’s smart to invest outside US? I’ve always been putting money aside working with US dominated index funds .

With low cost global funds , I have VUSA , VOO on T212 and VUSA did 15% gain this year which undoubtedly quite astonishing.

Would you prefer VUSD to VUSA to this depends on aggressive you want to go with your investment approach.

Again many thanks for your contribution and looking forward to hearing from you.

Truth be said, I doubt if that rent reporting stuff actually works. Mortgage criteria are quite straightforward

I second this opinion. It's a BS tbh !
Never seen any good/ positive effect of this rent thing on CS boosting.

Yes, you will be eligible as the tax year ends on the 5th of April. Also, I think one can continue to fund their LISA until a person turns 50.

I think it would be fund ISA , not sure one is qualified for LISA again after first use to buy a property. But the rest could be used for ISA

Not sure they would give to someone without much UK records , say less than a year . Tried their eligibility checker and got the rejection.

Will reaching out to customer care make a difference?

-You should have check eligibility before applying. That would leave a hard search on your profile . I’d suggest not trying to apply for anymore CC for the next few months .

Use apps like Credit Karma or ClearScore to find pre-qualified CC before applying

Where can we stream Naija match please grin

High likelihood of disappointing as usual but still

I’m using an app called “55 Football Live “ that’s the only stable place I’ve seen.

To access the current live games , click “ Live” tab and you should see all available matches including the AFCON games .

PS : I think this mainly work on iOS atm. I have it on my iPad.

I seem to understand the question differently. Is there any single (unmarried or an individual) person who have bought a house here?

I will be interested in more single people providing answers and direction to this question.

I’m actually considering two bedroom flat or apartment. Would anyone also advise Buying 2 bd flat under 300K pounds and being able to move out in 2- years time, then put it on rent and been able to gain some cash flow from the property..

Avoid using your account for too many International transfers to/from Nigeria within the 4 months leading to your application as Barclays and many other Lenders can have serious issues with this.

If your main Bank is Barclays, they have access to your Financial transactions and can deny you for reasons dating further back while if your accounts are with other banks, they rely on only the time frame you gave them. Of course, if they have concerns they can request for more Months of Statements but I'd say it might be easier to avoid Barclays as main Bank.

LISA please. If you're not 40 yet, please open your LISA today. Moneybox is a good provider and you need only £1. I delayed on my LISA and I am still waiting for it to turn 1 year this week so I can access my funds. LISAs are great, I got free £4,000!

Many Mortgage Advisors charge a fee. You don't have to pay. The Bank pays them like 0.5% of the Mortgage amount so you really shouldn't pay of you don't want to, just look for another Advisor. If you're bold and don't have any special circumstances, you don't even need an Advisor. The main advantage of an Advisor would be Specialist Advice and helping with a range of products across many Lenders to help you get the best deal.

For Tier-2 Holders, it's easiest when you have more than 2 years residency, more than 2 years left on your Visa, 10% deposit (if you have up to 25%, you may not need 2 year residency); also if you have household income of over £100k, you get more Lenders. I had 2 years residency and the only Lender I got was Barclays. Skipton almost considered and Halifax had conditions such as 25% deposit or £100k+ household income.

Don't waste your time getting many Decision-in-principle, just go for Barclays first. Also ensure that whatever Decision-in-principle is only a soft check.

While having credit is good, you may be required to clear all outstanding debts before disbursement of the Mortgage.

Be very cautious of Solicitors, they can mar the whole process. Always go for referrals, a Solicitor someone has used and confirmed as efficient.

Thanks for your contribution. At the bolded, do you mind explaining how you got an extra 4,000GBP if the withdrawal duration is just a year?

Is it with your partner or just you?

Career / Re: Is Japa Worth It? by Tolzeal(m): 2:16pm On Jul 25, 2023
From someone who earns a little more as yourself in Nigeria . I would say move.

Moving means you’re creating more opportunities to earn more money. $3k is not a lot of money. There is a room to earn more and build wealth. If you can combine these two jobs together .

Moving forward, Reason why people move differs ! To me I’d say it’s for my unborn kids and finding love of my life . I reckon this might not happen to me in Nigeria . So my intuition told me I have to move and take the chances .

Also I’m in a little above mid 20s , So I can risk it all hoping for the best. For someone like you , You wouldn’t be subjected to menial jobs when you move with opportunity to earn more when you get here and create a life for your offspring.

Again, Most people giving advice here don’t earn up to 3k a month so try filter to people that do make more or almost as you

I would like to ask for your advice on a situation involving a student visa holder who has set up a company to receive an award from their school. The award was part of a school-sponsored competition and required the winner to have a company bank account to receive the funds.

My questions are:

1. Does the award money count as public funds, which are not allowed for student visa holders?
2. Does setting up a company breach the Tier 4 visa rules, which prohibit self-employment? If so, what are the possible ways to rectify this?

I appreciate any feedback and suggestions you can offer. Thank you.

Hello Sir.

Thank you so much for your response.

The FGN bond option sounds cool and secured to me. I will give it a thought.

Since it's a lump sum investment, perhaps I would save up like 2-3 months equivalent and close my eyes to try it out.

Thank you.

One of the best ways to invest your money in Nigeria is to buy real estate or land from a reputable company that offers installment payment options. This way, you can avoid the low returns since most commercial banks loan out these money for enterprises for returns. Real estate market prices are not regulated in Nigeria and can increase significantly in a short period of time, especially if you buy from a company that has a good track record and a valid title, preferably a Certificate of Occupancy (COC).
