Laugh ke? I am very impressed with the hands on approach and wish some engineers i have worked with will be more involved rather than dishing our orders over the phone. In future I hope you continue with the personal touch you give your projects, and train your workmen to know what you want even if you are not there so that there is minimal room for disagreements.
We are planning to continue that sir. Harney structure is a young film, we will definitely improve with time, we have artisans in our roster that we are training.

My bricklayers know all the standard measurement, mixed ratios and all small to technicalities they should know.

We now positioned the supporting pillars ( columns) to carry the stair.
The basket ( pad footings reinforcement) are
900mm x 900mm type one with bar spaced at 200mm c/c of high yield bar 12mm.

1200mm x 900mm type two y12 spaced @ 200mm

How low pitch (flat roof) concept. The hight of the roof is 3'6''. The wood are all impregnated with wood treatment chemicals.

I'm confused. Can you please explain what the purpose of a garage house is for? Here in Canada the garage is connected to the house. Does a garage house replace the gatemans security house? What is the purpose of the mini flat on top?
Good question sir. Here in Nigeria we pack our vehicle outside but for this particular house, the client want an enclosed garage that is separated from the house. The initial plan was to build a Bungalow garage but after we started construction the client wanted to use the upper space for one bedroom open dining and kitchen concept and we have to change the structural configuration

Here is a small garage house.
The initial plan was to build a new open spaced garage but we change plan an build a one storey building with a ground floor.

The dimensions are 7.5m x 6.5m.
Structural layout of 9 columns of 225mm x 225mm in section and interconnected beams of depth 450mm.

Pls help me check this plan. In terms of ventilation,stucture etc do you think its okay? Your input will be appreciated.
I assume this is for rentage purpose. The architect did very well with movement, space utilization, ventilation and safety of occupancy.

I noticed some areas that can be improved on.
1. The window in that room with only one window can be made wider.

2. The roof can be improved upon to have a better looking house.

Structurally, I think you need to introduce expansion joint for structural rigidity.

Will concrete roof decking last due to our harsh weather?
Just coming back from a ban.

We have that in mind, we will still roof it with ordinary long span roofing sheet, that is why we have a small parapet to hide the roof.
Security reason was responsible for using deck before the roof that will come on it to drain water to the back

Stone is your concrete strength, never exclude it even if you want build a temporary bath room (lol). No matter how dry the land looks always use your coarse aggregates

Mr Abdul says the labour looks ok considering that German floor is included; cost of material is a liitle above 2m, 10% of 2m for labour in this case doesn't look ok or am I getting something wrong
If you are not too sure about is quotation, employ an external consultant to help you a detailed materials breakdown, Labour and supervision. You can always pay that person a small amount to do it for you.

10% for workmanship (carpenter, iron benders, plumber, concreter, labor etc) is very unrealistic.

But the floor plan will help us to be even more accurate. It will help us know the size of the foot-print since all the bedrooms are not going to be on the ground floor (which is the only info you gave)

1.) Wood: You don't need 400 planks: Let us assume it is going to be 4ft raft (assumption), estimate for 300 @900 each
1 x 12, buy 200 pieces @250 each

2.) Instead of Sand, buy Stone Dust at 30tons x 2.5 (75Tons) @90 each = 225K

3.) Cement 350 Units, quoted price is okay

4.) Filling Sand depends on how high your raft will be. if not more than four planks, but 20Trips of 20tons (Laterite is about 27K/20Tons)

5.) Full Binding wire and Nail is #5,000 each ...(x 4) = #20,000

6.) Tanks and Water costs 98,000 in your quote.
Add 40,000 to it and get them to dig you a bore hole on site
. You will thank me later!

(BTW: He will still come back to tell you to bring more money for water as the building goes up!)

7.) Labour should be around 10% - 12% (at most), of materials in use

If it is "me", the above is what l will do/be paying but you are your own man. undecided

Just out of curiosity, why do you have a concrete slab over the BQ? Is this better than just using wood and aluminium like i see in many other builds? Which is more cost effective?
The client want it decked for security reasons but using wood and aluminum is more cost effective

2. Setting out
3. Formwork (carpentry)
4. Iron bending work
5.concreting work
6. Filling and compaction work
7.alot of logistics etc.

Without the structural drawing we can't really tell from they are OK. But it looks reasonable to me considering it also includes the German Floor
