Thank you for recommendation, I promise to do more better.  MrOkenwa: I did a roofing 3 months ago and another roof installation is ongoing today. Last week, I collected 4 different quotations and they all gave different measurements(673, 723, 759, and 820). I chose the 673sq mtr. The price of the aluminum longspan and workmanship were somehow close. one of the installers told me that it is "oja okunkun". that is, the more you look, the less you see . Meanwhile, we have wonderful members here who can handle the roofing and various other works. They are very good at what they do. I engaged 3 guys here during my last build( Abolarin91, Adedward and the archi guy that hardly visit this thread). they did wonderful job for me. Mr Ade is handling the 30 windows of my present build. |

SurveyorGeo: Yes sir, it is called Land Information Certificate. it gives information on what the land has been earmarked for, either residential, commercial, mixed use or industrial purpose, and it also gives information on status of the land, that is the land is Free from government acquisition or revocation. it is one of the requirements for C of O and it is valid for six months. attached picture is a sample. I don't get, he didn't pay or what? n3xt: I was on project yesterday. The client needed my equipment and 200 bags of cement for his slab work. He started with prayers and he told me “God can use you!”
I replied “Yes, I believe!” and I gave him my bill and account details. Then I offered suggestions on how to save big on his project.
- rent my mixers and get church members to work as laborers.
- arrange a truck to transport my mixers to and fro his site.
- arrange a truck to move cement from my site at controlled price (saving almost 400 per bag)

I didn't pay to his account, he requested for electric fence-wire that I should bring the poles to ikorodu...it was raining heavily that day so we met at garage and I delivered, on getting there he ask for my acct number and he transfer the money, I saw "successful" on his phone but I didn't receive the alert till today! There is Wingnut007: You and I are in the exact position, down to the thought process. We have ruled out Ikorodu for the same set of reasons and tilted towards Ibeju-Lekki. Bogije (Beechwood Estate specifically) is at the top of our list and we have been there twice. This weekend, we will be going to the area again to inspect couple of estates, make a final decision and commit to it immediately. Our rent will be due in about a year and we don't plan on renewing it. Our budget is about the same as yours and what's more disturbing is that it is fast losing value and purchasing power. Our only concern now is if good and affordable schools and hospital/healthcare is in the vicinity. |

Please house, as the spirit leads you, when a Professional (Architect, Q.S, Installer, Builder, etc) does a brain job for you for free (I am talking about jobs that require much time and calculations, as against just an off-the-cuff answer to simple questions, it might be a good practice to send them a token, to show appreciation for their time, in the event that we are not contracting them for a job, in due course.
Why do l say this? Caveat: They did not send me and they did not ask and l am not one of them
But l also realise that this is what they do for a living, they have families to feed (though it is not the token WE GIVE, that will feed their families and they are not hungry, anyway) but it is just to let them know that we are not taking advantage of their good heart and kindness.
I have seen (for example only) a lot of DETAILED ANSWERS from the QSfemi, to many people in the last few weeks and know that he is not the person supervising the jobs for which he is giving free 'materials and cost' help for. While we all love a quick response that potentially saves us hundreds of thousands of Naira in some cases, in my humble opinion, l think sending 'small change' to the person who helped me to save such amount, will be a kind gesture of goodwill, to motivate such Professionals into keep helping us here and not think we are just Freeloaders!
I noticed that one of us here asked him a direct question: How much do you Charge? Another person requested for an even bigger help from the QS (and he gave it for free) and said 'Thank you'  I know a lot of people here have good hearts to help others, as much as they can, for free
From a 10K Recharge Card, #20K cash, Consultancy/Supervision engagement, Paid Site Visit engagement, etc, depending on affordability and how much you appreciate the help of such Professional[b][/b], it will goes a long way to show gratitude, in cases where you cannot afford to engage their services.
PS: I just used the QS as an example, him nor send me message o. We can all testify to his good heart here already. So many other people offer good advice, technical support, etc, for free, from Builders, Suppliers, Archys, Engineers, Installers, experienced DIY enthusiasts, etc That is one of the things that makes this community a great place to be. My appreciation goes to every one here who have helped others, in one way or the other, to realise their dream of owning a House, especially Kobokobo people like us who cannot afford to retain Julius Berger.

I reside there too, no flood. jaytime: I'm talking about Bogije neighborhood. You can get lands in good Estates for at least 7m. I mean Estate that you can build immediately and move in. However there are lands in futuristic (less built) estates for 5m or less depending on the location. |

Ibeju-lekki is preferable compare to ikorodu(my opinion). Building your own house yourself is better(you can be sure of materials standard you used). Flood in ibeju-lekki is almost the same as ikorodu, the only place that suffer heavy flood during raining season is lekki(probably due to inadequate drainage system and maintenance). I dont fancy extreme ends of lagos irrepecstive of the direction.
i am a first timer
who can advice me on what to do?
one mind is saying i should go for an apartment, another wants me to build from scratch
wifey prefers ikorodu if we ever settle for extreme ends but for the fear of bad roads/insecurity while i prefer ibeju lekki but for the fear of flood. (both within an estate)
We both want mainland proper but lands/properties there are scarce and expensive with the issue of omonile and other fees if we eventually see where we can afford.
Can anyone advice me here?

Its do-able but you must ask yourself whether the One Foot is worth the cost. What you can do, considering that the DPC and its tied-columns is what carries the weight of the building, is to Cast a Raft covering the On foot and the DPC together, to form one whole. Cast the One foot up to about 3" above the current DPC and then CONCRETE re-floor all TOGETHER. That would tie the old and the new in one struture, otherwise cracks would develop where both meet, if just done along side each other.
