adanny01: On topic, fingers are not all equal. What you may not be proud of another may see as a dream come true. Very little number of Nigerians say 20% can afford a N2m house so the rest will be proud to have one.
The most expensive parts of the average Nigerian building are roof, tiling and fencing. If you limit on those and limit number of bathroom and size of entire house, N2m is a good amount to help a Nigerian stop paying rent. and those are the areas that i have practically eliminated,the roofing would be zinc that costs less than 8k per bundle, there would be no single floor tiles in the house (my junior brother used rubber tiles in his living room and dining in a rented apartment and it's still looking nice even after two years, they cost just the same as quality carpets which is almost free) and fencing is not included. all bathrooms is just a Chinese toilet seat and a shower except for the masters that have a bathtub and the visitors toilet without even a shower. I'm not trying to prove anything on paper but i just like your sincere comments. most Nigerians don't have well paying jobs in America and therefore won't build macmansions with double car garages measuring over 3000 square foot |

Ogijo 4 Bed Bungalow | 2011 - 2014 I've done only one 4 bedroom bungalow as a project for a client but this house cannot be used as yardstick as the total cost of the building is 4.5m
It has the following:
1. 14 X 20' main lounge with a VT 2. 15 X 17' dining 3. A very big kitchen 4. 22 X 22 masters bedroom (ensuite) 5. Drive-in garage with a ramp for the disable. (Clients request) 6. A Big Porch and kitchen terrace 7. Other Rooms at 12 X 15 8. Plot size is 2 plots. Cost includes fencing the 2 plots and gate installation. 9. POP ceiling in all the rooms and living room 10. 0.55 gauge step tiles Aluminium.
Lambe 2 units of 2 bed on 2 floors | 2012 Here's another very close project built in 2012 in Lambe, Ogun State with a build cost of N3.5m
1. 2 units of 2 bed house on 2 floors (masters ensuite) 2. 15 X 12 living room with a balcony 3. 5 X 8 kitchen 4. PVC ceiling 5. Imported sliding Windows 6. Long span 0.45 gauge roofing
There's no need to flood this thread with pictures of these projects. They're on my project thread and the clients are reading also. thanks for that nice start, however the proposed project is significantly less in size and finishing than your projects. the original house was designed for a 50x50 plot and the dimensions are masters 12x12, other rooms 10x12 living room 14.5x14.5, dining 8x14.5, kitchen 9x9.5, store 3x6.5,laundry closet 3x5, front veranda 6x14.5. the areas are Niger state and anambra state and are not prone to flooding. windows are glass louvers while internal doors are wooden locals, ceiling board is nigerlite cement fibres ceiling boards(often erroneously still called asbestos) while the living and dining rooms would be pvc, tiles only in bathrooms and wet area in the kitchen, no arches or designed pillars(columns). floor finishing would be cement plastering. electricals would be good old black and white switches, roofing sheets would be zinc. I'm actually working on a new design that would be slightly larger than this but let's work with what we have now. thanks |

adeekiti: sir, can you believe I will put up a post of how much will it cost me to build a 2 bedroom flat and someone will say 1M and the other contractor seeing the post in other to gain the contract, he might bring his own quote lower than the other person and in the middle of the whole thing, he will become Oliver Twist " asking for more" I'm not vying for a contract here so i have no reason to lower quotes, when i handle contracts i make it clear that the client should provide materials unless he decides otherwise. the house in question is meant to be my personal home and i want to carry out all i have learnt in low cost housing design and construction in it. to make it a sample product to be marketed to future clients so I'm really surprised when some people start making it look like I'm trying to sell a product to them. the question was posed to other experienced builders in the house for peer review but clearly since almost all of them have decided to keep mute out of fear of been criticized by non builders who are too full of themselves. check my previous post and you would see links to well researched articles by punch newspaper and others where industry leaders were of similar opinion. i rest my case and i honestly don't want to talk more about this. |

Who knows someone may benefit from this! that's a question i can only answer when i have built it but I'm rather disappointed with our builders here for their hypocritical attitude because of the way most of them have always played the ostrich whenever issues like this are raised, i remember when i asked the six inches foundation question, it was only you and oga Abdul that sticked their necks out to take a stand even when I'm aware of threads by other builders here who have done the same successfully. simple cost analysis for a house measuring 43x40 has seen them going deaf and dumb while how many blocks can you get from a bag of cement is now a question beyond their knowledge. i comment my reserve for all of them. |

There are different issues arising at different construction site And mostly money will be the only way to tackle it, now at the middle of situations the contractor will be waiting for the owner to complain and he will tell the owner, you are getting what you pay for, so who is at fault ? Sir, in the states mos houses are built with what we can't even dare try to use in Nigeria(examples: woods) but yet they have their maintainance often, and when nature attacks either storm or Katrina, they already expect damages when hit, nobody will be blamed as you know what you paid for and the problems to expect. As a contractor there are lots you need to explain to your clients after you serve them what they want, a guide to all u use in making of their homes, nothing needs to be hidden here, as a contractor, spending 2M on a 4bedroom flat is never a risk worth taking at all. i said 2.5million not 2million, please stop saying that and most houses built in this country don't have boreholes. here in the north, local boys can dig a well for you for 25k in labour charge or you can buy water from tankers. i honestly don't want to discuss this issue further. |

What happened to the contractor who budgeted certain amount and along the line he realize he should av budgeted more and because of trying to keep up to his budget, he will av to manage things till he gets to the finishing, lots of issues arises after a while , paint peeling off, big cracks on walls, we don't av to gamble on trying to av a structure spending lesser than what mr B spent on his and u coming out to be a super economist, lots of people will keep having issues at the end of the day if u can't leave room for a backup. Everyone wants to appear richer than his neighbours and so every little introduction must be copied. I saw a man who peeled off his zink roof to do aluminium back then when aluminium was new, and peeled aluminium to replace with stone coated he even wants to remove it again now to add parapet fascia!  no problem na provided builders and artisans are earning our daily bread from his ego.if both him and his wife are private school teachers earning about about #35,000 per month with three kids and relatives to cater for, he would have been forced to straighten out his priorities.@ brabus, i envy you o, i honestly need a fairly used truck. |

During Ikeja Bomb blasts, I was in a friends house in Iyana Ipaja area of Lagos which is far from the site of the blasts. The house was vibrating, windows shattered and We noticed lines of crack on the walls. We had to run to my father's house which wasn't vibrating like their own.
Talking of low cost housing, there's Transformation estate in Ibadan going for 4.5million for a 3 bdr. It's a fine condo. The whole size is not more than what I will use for an ante room, living room and dining. except that most working class Nigerians won't care about an ante-room and my cost analysis includes iron mesh and iron rod reinforcements as well as a German floor |

why build a four bedroom flat, when you have a budget of 2.5m naira. The wise thing can be to build a smaller house like two bedroom flat.
cheaper construction materials like stabilized laterite brick, laterite roofing sheet, making doors and cheaper windows. the number of rooms is often a question of family size given the extended family system in Nigeria but let's start with design, a rectangular shaped house is the cheapest to build and roof and is the norm in low cost housing but the negative is that the centre corridor might in theory be dark if all the doors are closed simultaneously, as for roofing sheets, zinc roofing sheets have a life expectancy of atleast 25years and costs less than 8k per bundle, locally made wooden flush doors costs about #4500 and lasts like for ever when used internally, as for windows, expensive aluminum windows is not appropriate for our weather and is expensive what is more appropriate is glass louvers since all of it can be opened at once unlike sliding windows thereby allowing more breeze in to the house. it's also far more cheaper. now let's go back to the issue of house size, adequate sizing of rooms will yield smaller homes without giving up on the number of rooms. the architecturally recommended minimum size for secondary bedrooms is 10x12 which gives enough room for a double bed, night standards, a wardrobe and a reading desk. a masters bedroom is 12x16 which gives room for a baby crib(bed) in addition but if you go through the designs here on nairaland,you would notice that room sizes are often noticeablely larger. what about living room sizes talkless of dining rooms, I'm not going to talk about en suites, now let's talk about ornamentation, every house deserve some kind of ornamentation like window hoods,wall edges(othions), arches, classical columns etc but the simple truth is that we overdo these things to the extent that some domestic homes now look like churches. i only subscribe to wall edges and window hoods while the rest should be done away with. I'll stop at here for now. |

not much design oooo just a normal parlour room thingy 
anyway am planning to spend less than 2m over all. which include roofing tiling, doors etc.
its a complete dry land though along lagos ibadan expressway.
meanwhile since i dont have enough money now, i couldnt afford building engineer or an archy,,, a friend whos an archy did the design for free then God gave me a season mason from Ibadan who is sincere enough to help manage the little fund..
its well.. i will post picture later today God bless you my brother, if you can achieve that with less than two million in the southwest with it's expensive labour why can't i achieve a similar feat with 2.5million in the north where labour is dirt cheap in comparison? do you know that even dangote cement is cheaper somehow in the north? i bought dangote #1350 at the building materials village minna in Niger state at the same time it's selling for for #1400 at onitsha head bridge market. multiply the difference by 300 bags and see the difference in cost. i can even get it cheaper by timing the purchase to coincide with when i have interested parties to pool our funds together and buy a whole truck using my customers account with the company and he earns something from it too. i earnestly awaits your pictures and construction thread. |

What's the mix ratio for your concrete? I assume sth like 1:10:10?
Nothing is impossible so I'm looking forward. so 43 blocks per bag is below standard? please tell your standard because i believe most block industries make atleast 70 blocks per bag, the minimum standard i know of is 40-43 blocks per bag and I'm calling all the builders in the house to take a stand now and stop been hypocrites before I'm forced to call up their threads where they made use of the same ratios, as for the German floor, the secret of a low cost home is in the design of the floor plan foremost before anything, i have a four bedroom design i did for a fifty by fifty plot, the masters bedroom is 12 x12, the other rooms are 10x12 all ensuite , in summary the house is 36x43 and shaped in a perfect rectangle, now prove to me why i need 80 bags of cement for the German floor instead of 60 or less, in short redo your cost analysis and tell me how 200k won't be enough for the German floor because the analysis you did above is not even upto #250k when summed together and only wire mesh is not over estimated mind you the thickness is only 4inches. please using my measurements redo your analysis and call the result by your self. thanks. @eggunmogashi, i said 2.5 million not 2 million and i don't like the way you often take an taunting approach to people, we are all friends here. |

Babs612000: Thanks for your post please l am waiting for cost analysis and which type of roofing are you using hope it is not aluminium because that will cost you nothing less than 800k. regardless of what people are telling you, it's doable but I'm sourcing funds to start one soon, i can get my block moulders both in the north and in the east to mould six inches blocks at a labour cost of #10 per block that way if i mould 43 blocks per bag, i would not exceed the cost of #80 per block. that way with about #300,000, i would have moulded 4000 blocks which would be more than enough. German floor with optional wire mesh enhancement would cost about #200,000, roofing with zinc or aluminum coated zinc roof and would cost at most #600,000. i would use glass Louvre windows which is more appropriate for the Nigerian weather and would cost me no more than #100,000. i would also buy a ton of 12mm iron rods(#112,000) which would be more than enough for the pillars, overhead tank, burglary proof and soakaway pit etc, alternatively i can buy a mixture of 12mm and 16mm iron rods at retail price totalling around the same amount.the soakaway pit would be sized 13 feet long and 7 feet wide. please I'm at work now, if you're interested, i can give you the full scope later. you should also read this punch newspaper report www.punchng.com/business/homes-property/with-n3m-you-can-build-your-own-house/ and also this www.castles.com.ng/magazine/article/THE%20PROPERTY%20BUYERS%20GUIDE/889 . bear in mind cement costs are now less and I'm saving money as my own personal contractor though i won't charge more than 300k even when building it for a client |

gists: Very true!! On your first point: There is no reason why Alaska should be part of US. But Alaska is one of the 50 states that make up the US even though it is physically separated from the continental USA by 1000s of km. Has anybody asked why?
On your second point: There was this rumor that the crash in oil price is due to US producing her oil reserve. If it is true, is it a coincident that US started oil production at a time she need to sanction Russia? In addition, US has Saudi and ALL the major oil gulf countries as allies (now Iran may be joining the party too). That means US can turn Russia's major income generator to "pure water". The war may already have been won before the first cannon is fired!
But still, I don't really like US that much because she spread wars and by extension poverty, hunger, diseases etc to "non-conforming" countries while spreading wealth to those that are in her good books - effectively, US is playing god But that does not remove the fact that she is the most powerful country in the world by a wide margin and with all that American power yet hunger, homelessness and misery continue to rise to unprecedented level in that country. like someone said above, Putin would win a presidential election over Obama on American soil going by their acceptance ratings right now. |

abdulwastecx: orion is one of the best reinforced concrete design software around: fast and precise detailing to suit your need adequate bending schedules to help you your bill of quantities it also help you with quantity extraction for concrete work, formwork and reinforcement. to be honest, I'm not really heavy into structural design, just basic drawing to get a building approval but i will check out Orion before the end of the year to see what it has to offer. how's your day? |

I thought archicad will have better graphics but sadly, it's behind autocad. i turned off most of the settings to get a shorter rendering time, for example, there's no single lighting in it and even sunshine was turned off |
