Just thinking.....in case of any Fulani herdsmen attack or any attack for that matter, what do you plan to use for the windows and how do you plan to ventilate the space in case of a prolonged siege?
I'm thinking of getting bullet proof windows from onitsha. good old burglary proof iron work would prevent entrance but won't prevent them spraying the place with bullets through a broken window. I'm really thinking hard on how to design this without breaking the bank.Gun concealment is another headache since children would be inhabiting the house too.

it's actually two neighbouring toilets that i want to fortify as safe rooms. the first, a visitors toilet is three feet by seven and half while the second is four feet by seven and half. the total exterior dimensions would then be eight and half by eight and half feet since it would be built with six inches blocks although i don't mind increasing the wall thickness. the toilets would have a six inches reinforced slab on top that would also serve as the overhead water tank stand. thanks a million

that's a great suggestion, it would probably need to be plastered in order to blend in with the rest of the house. I'll research that.

when northerners were killed in onitsha, they fled to asaba where a large plot of land was awarded for their settlement, now the whole place is swarming with northerners to the extent that the place doesn't look different from a typical area in northern Nigeria. so they brought this on themselves, next to suffer it would be enugu state probable followed by imo.rip to the dead.

Exactly what we were trying to explain to you.... that at this stage of the project it will be too expensive to implement columns (pillars). It is not compulsory to have a parapet on a house, just get good roofing guys to make a nice side claddings either with wood or aluminium for you. Finish.

aluminum is the best, i actually prefer it to the heavy parapet walls and it should have over hangs of atleast two feet to help shield the sides of the house from the sun. it's makes more financial and functional sense to me than all those concrete Fascias/parapet walls.

Some of the stuff you said won't and doesn't apply to me. You don't know my background or the professional resources that I have available to me. If I come across as that I'll be a solo cowboy then you need to go back and read my comments.

I just won't be flabbergasted by a local champion builder or professional.

I intend to use professionals in an absolute sense but none is going to be over bearing and take over my site. They'll simply be a contractor coming in to do a specific and set task and leaving.

PS: I not only have a full set of complete building plans, but I've taken my time to study in order to understand what I'm looking at and I've had professionals here look at it too for conformity to sound building ideas. I avail myself to professionals to back up what I already know and have.

Apologies to bring this up but no architect will ever design a foundation based on 6" blocks for me and no builder will ever build me a foundation based on 6" blocks. I mean both the builder and architect are Nigerian professionals right? If the owner has immersed himself in his project and not just trusting professionals then the clusterfuck wouldn't have happened.

My architect who is on this forum can attest to the fact that I've caught some oversight on the plan.

This can only happen when you have a client that studied materials and in involved.
please refer me to this six inches foundation thread you keep referring to, besides most houses in Nigeria are built with six inches foundations, even here on nairaland, bungalows and atleast one duplex(with structural engineer approval) have been built with six inches foundations though all were outside Lagos. your still posting me around on the promised floor plan with a courtyard and two car garrage. it's not good o.

please house do you think a book on building construction for Nigeria would find a large market? it would be a project based approach covering bott bungalows and duplexes/mutistory buildings in two separate volumes, secondly what about a book on architectural modeling with archicad/revit? i really want to do something new and different for the Nigerian building sector.

the cost of reinforcement iron bars is unjustifiable expensive in Nigeria since the obasanjo administration, however, the beauty of building in Nigeria is that you can build in phases so that's why i designed two bedrooms downstairs so that the owner can have an accommodation for his family while saving up for a few years to complete the structure. unfortunately, i don't expect this current regime to achieve much in cutting down the cost of building materials due to the seeming closeness of the likes of dangote to his regime. we sincerely have to look for alternative building materials in this country if we want to own a house with the type of politicians we have here.

it's actually becoming more common now. if you build for the poor and the lower middle class, you would experience where people buy and split lands in desirable but costly locations here in the north.

don't make me laugh. in such a design, sacrifices must be made while trying not to deteriorate the living experience. when land is extremely small like this, i aim for a minimum setback of 14.5 feet in front to achieve adequate parking and atleast 6.5 feet else where for adequate circulation and ventilation. if you check online, you would discover that many counties require a minimum setback of as little as 3 feet so what i do is still within reason. designing for a small plot is not easy but as 50x50 plots become more common due to rising land costs, we must adapt.

You're absolutely right about the codes.

I think this is why many folks in diaspora get had. They are used to a layer of security in having city code inspectors. We don't have that enforcement in Nigeria.

During a typical construction here you will get standard visit at specific intervals where they will come in and check the quality of the build.

Something as simple as pouring foundation slab will have (at least in my area) a city code inspector onsite to verify the concrete mix, the forms and steel work. If they forgot and didn't call for city inspection then the slab gets broken up and repaired.

They check electrical, plumbing, roofing, framing so no shortcuts and thus we can expect quality because it's not just the owner and builder but the government agency that is involved.

The Egbosa alleged leaning pillar and falling parapet would never occur at least in my area and I suspect in most US cities.

We'll get there but it won't be easy, it will be as a result of customers like me who demands quality and will pay for it within reason and builders like you that understand that things can be done better, faster

A lot of these tools are really cheap chinese stuff that should be easily importable into Nigeria.

Thanks for the compliment, I get upset when I'm dismissed off hand that I do some stuff because they are expensive over there. I do my stuff because I actually enjoy working withy hands. In the car talk section, when I used to visit, we have guys there that are doing their brake repairs, change oil, repair their cars, they go the hard way sometimes of ordering original parts from the US/Europe and doing the work themselves.

If you remember my building plan that I shared with you, there is a dedicated 20' X 19' (almost 400 square feet) of space for a 2 car garage. That space is non negotiable as it's the place that I'm the most happiest. The center piece will be the pictured, a four post lift on one side. I definitely should not need to work on cars when I retire to Nigeria but it is the core of what makes me, me grin

Thinking about it I might need to use hardcore under the garage floor.

the down floor would be a living room, dining, kitchen, two bedrooms non en suite and a single wc/shower. upstairs would be only four bedrooms en suite. the size would be about 31x34 atleast. i have designed something like that for a plot of land measuring 50x50.

i would advice a small duplex since you can get more rooms from a small plot of land. i think i can design a six bedroom duplex for it but atleast two of the bedrooms won't be en suite. do you have a survey plan of the plot?

can one build a four bedroom all en suite bungalow with two and half million or less? I'm doing a cost analysis and it's looking possible from my analysis. what's your views on that? i would give my analysis later after hearing some of your views. my labourers would be sourced exclusively from the north where labour is extremely cheap and the house would not include any fancy works. details later but lets hear your views first.

The brick layers were top notch, able to deliver what we really want with the foundation. They justify the extra effort we put in getting them to site from port Harcourt, we have to pay for the transport and all that.

With level of straightness, they were able to achieve 220blocks each per day, which is an exceptional feet from them. The closeness of our accommodation to site also play a significant part.

nobody has proved that the said house belongs to him because I'm yet to see a Catholic Bishop that lives in a private residence. if the said house is the official Bishop residence then this whole image tarnishing campaign becomes meaningless. secondary ngeneukwuene claimed that the house was built with his own share of seven billion naira given to the northern CAN (they claimed him alone collected one billion which is very silly sounding)but do you really think that house was built in the last three months? the answer is no thirdly the Catholic church is no longer part of CAN because of their aversion to such things so how can kukah be a part of the group that shared that money? the simple truth is that if apc are sure of their claims, they should say it officially through lar Muhammed instead of sending their propaganda e-rat to tarnish the man's image on Nigeria's largest online forum.

Have you been writing ICAN exams for ages? The following tips might help you succeed this time.

1. Change your mindset/orientation: Many people are of the belief that ICAN has set out to fail students in order to keep collecting exam fees from them. This notion is at best the greatest lie of the 21st century. I have friends that passed all the exams at first attempt. If they could, you can. You need to change your mindset about this. ICAN will not deny you of your success if you merit it.

2. Prepare ahead: One secret to achieving success in life is to prepare ahead. It is never too early to start your preparation. You should start preparing for the next diet even before the results of those papers you just wrote are released.

3. Adequate coverage of the syllabus: If you always read the examiners report, you would have discovered that the examiners keep complaining that candidates do not cover the syllabus. Never try to guess the areas that will be tested. You need to cover every inch of the syllabus. If you are writing financial reporting exams, make sure you cover all the IFRSs and IASs that will be tested. It is better to go into the exam knowing a reasonable amount about most of the syllabus rather than concentrating on a few topics to the exclusion of the rest.

4. Use the right resources: I cannot overemphasize this part. Make sure you use the right materials in your preparation. You can easily download ICAN materials on their website. Try to combine them with ACCA materials because I have noticed that they are beginning to set their questions in a manner similar to that of ACCA. You can also watch free videos on www.opentuition.com. BPP and Kaplan materials are good.

5. Practice tons of past questions: Try to practise as many past questions as you can lay your hands upon. Questions are not manufactured from thin air. They are rather adapted from past questions, recycled and modified to reflect current circumstances. Past questions will get you acclimatised to the pattern in setting questions over the years. You can download ACCA past questions for additional practise. You could possibly download all the pathfinders on the ICAN website.You will get to know the common pitfalls of students by going through them. Practising as many exam-style questions as possible will be the key to passing ICAN exams. You must do questions under timed conditions and ensure you write full answers to the discussion parts as well as doing the calculations

6. Attend the right tutorial: There are many tuition houses out there claiming to be the best. Please make sure you gauge them very well before making your decision. I recommend PYE, Risk-Free and Wyse because I know they are very good. I personally believe in self-study though. I always read for professional exams on my own. But that is partly because I have an accounting background. Please attend tutorials if you think you need it.

7. Study Buddies: You can reach out to those writing the same papers as you.You can form study groups and meet to revise and practise questons. Make sure you team up with the right people, or else...

8. Pray as if you will not read and study as if you will not pray: If you believe in God, please make sure you pray as if your life depends on it. I cannot rule out the fact that prayer changes things. You need God's help to succeed, not only in ICAN exams but in every aspect of your life.

9. Composure on the exam day: Make sure you are composed on the days of the exam. Do not fidget. Try to get to the venue as early as possible. For the exam proper, make sure you allocate your time effectively and attempt every part of every question you have chosen to answer. Think carefully before you pick from the optional questions. Make sure you write legibly. There will always be some easy marks. Go for them before the complicated ones. Also, you must also follow the requirements of each question exactly.

10. Post-exam: Make sure you do not feel bad after the exam. Just forget about it. If you found it difficult, chances are that other candidates did too. Start preparing for the next one if it is not your last paper for the diet. Also do not try to compare your answers with those of other candidates. There is nothing you can do to change what you have written. The only thing to do now is to pray.

Visit any zenith bank and buy reg pin for abt 7.5k after which u pay for exemption and then exam fee. Depending on ur qualification, u'll write notin less than 4 papers in d foundation level. Also, u may take tutorials if u so wish
