thugusher: Sorry i meant how much in total to date, i know you said you've spent N2.5M to roofing level. What about other costs like fencing, plumbing, burglary proof, wiring, windows, doors, sanitary wares, kitchen furniture e.tc.
By Gods grace i will be commencing building my bungalow next month. So i want an honest opinion from someone who has built a home not some few haters/clowns on here that quote ridiculous amounts. By the way what left for you to do on the house. God bless you would benefit a lot from pasting your floor plan online here and receive real advice from serious minded people. Chukazu: Don't think it was less than it be..i couldn't supervise alot due to my engagement, infact I would have saved more money if I did more supervision. Will find out from the builder but as I said.. If you want to save cost, do more of "direct labour" offcourse, it's not less than necessary, it's appropriate, I'm trying to say that many builders build very high foundation walls which results in high amount of laterite sands been needed for filling, you also cut cost by going for a reasonable roofing height which enables you to cut down on quantity of wood. the size of the house is also very reasonable with reasonably sized rooms. i hope you can finish this house with 3m or less. you can cut cost further more by using PVC (plastic) ceiling in the living and dining rooms while fibre cement (previously called asbestos) can be used for the other rooms. tiles only in the living and dining rooms etc. what's the size of your soakaway pit? |

whirlwind7: Apart from aesthetics, is there a practical reason for such high roofs? I'm aware that in temperate regions where there is a lot of snow, high roofs are recommended so that snow doesn't get to pile up on the roof, and cause damages. In a tropical climate like Nigeria, does high roof serve a purpose, please? i consider it as been mostly aesthetics, little ventilation effect since most roofs nowadays don't have ventilation holes on the roof eaves where the hot air from the roof can escape from. |

I discovered crack in a window frame, I was furious, went round the newly built bungalow, and found another same type in the opposite end of the building. I became extra mad! I summoned the mason and architect. but before they arrived days later, I was shocked to discover same cracks in many houses, shops and schools in the same neighborhood. in fact 65%, both new and old bungalows. the area is in jos, and hard clay soils throughout. even a school managed by expertiates nearby, had its crack from window to floor to window in opposite ends!

WHAT ARE THE LIKELY CAUSES? and there any future consequences and corrective adjustments? what was the depth of the foundation? this problem is common in the north especially around abuja,niger and nassarawa. you need to realise that most soils will experience serious settlement that will lead to cracks if the foundation depth is 2 feet or less while most soils will not experience such cracks if the foundation is 3 (1m) or more, i have forgotten at what depth no movements is expected but i can check it up later. a soil with a very high clay content is therefore safest if the foundation depth is at least 1m and the foundation wall made of 9inches blocks to spread the weight better (a larger foundation wall spreads the weight over a larger area thereby reducing pressure and potential settlement). i don't think the cracks would collapse the house but keep an eye on it as more settlement might occur as the house is only a year old. |
