They have been reporting in favor of their pay masters. thus, endangering the lives of common man.
They refused to tell us the truth about boko haram and its activities. Just to favor the government in power. all these would end when buhari pays them amnesty with money from the Niger Delta. shakarau would own private jets and a private university in Niger then. |

aishaquest: Hmmm...most homes in the US are wood frame structures. It is not something for only the mega rich. The logging industry is a huge here. I guess lumber is more readily available and less expensive here.
Here in the US you would have to be mega rich to afford a house built this way. the cost of building a concrete home is only slightly more than a wooden framed house in America and it's lasts longer, require less maintenance, less prone to damages from bush fires, earthquakes and destructive strong winds, your insurance payments would be less and you would have less heating and cooling costs. please Google it. |

brabus: If you already got a land, do the following:
1. Start buying sand. Buy as much as needed to complete the building project. Look for cheap source/supplier. If in Ogun/Ibadan/Ondo/Ekiti, 50k should give you 2/3 loads of sand. Do this for two months. 2. Start paying to a trusted cement supplier and obtain receipt for every payment. 50k as today will still give you about 40 bags of cement. Do this for 3 months. At the end of 3rd month, you should have 100 bags of cement. 3. Start moulding blocks on site. Look for workmen who do hand moulding and do it well. 4. At the end of 6th month, you should have materials enough to take the project to roof level within 3 weeks. 5. While at it, start assembling your team with you been the Project Head and get one skillful mason to work with as the Project supervisor. Job are very scarce nowadays and there are handful of these guys around who wants to be part of our project for obvious reasons (to eat your money or get busy). Be the wise one! 6. Break ground on the 8th month and negotiate the work on pay-as-you-go basis or block-counting basis. 7. Unless it's a water-logged site, ignore sand filling after foundation and the German-floor. Build straight up to lintel level. 8. Buy half ton of 12mm iron rods and buy ready made rings. Get the measurements of the lintels and beams, ask the supplier to get you an iron bender to help prepare the reinforcement for a fee. Those suppliers have handful of cheap workmen. 9. Give yourself a break of 2 months to save for the Sandfilling of the house. 10. At the end of the tenth month, you should have another 100k to commence Sandfilling. Source for additional 30k to start septic tank/soakaway excavation alongside sand filling. Use the same labourer for the septic tank to sand fill the house. You'll end up saving some cash. 11. Prepare to work on the lintels and the septic tank at the same time to save cost on woodwork. How? Get a local carpenter to hire planks for the lintels and the septic tank slab. You should still have about 50 bags of cement left to play with. Dedicate 20 bags to the building (lintels and block work after lintel) and the remaining 30 bags to septic tank and slab.
I need to attend a meeting right now. BRB
To be continued. Other inputs welcome. if you can successfully finish this, i will send you a recharge card. so what's the size of the septic tank? |

You of course will find a big screen tv, maybe a bar, card table, trophys maybe of past prowresses, maybe a humidor, you know typical guy stuff and maybe some stuffed game animals.
I have one that is 17'x8', it is the one room that my wife has no direct influence on by agreement most Nigerian wives won't be comfortable with that, that's why many Nigerian men patronize one joint or the other to hangout. a few men actually go to joints with their older sons. |

I am working on how improve the structural strength of precast facias for building. placing light reinforcement will solve all the problem with precast facial.
Alternative like polystyrene is cheaper, more aesthetics is achieved because of flexibility of materials, lighter in weight ( reducing torsional effect on building) and the cost is lower.[/quote[quote author=abdulwastecx post=37656999]There are plenty cheaper alternatives to the insitu concrete facias which considerably low ( about 50- 70% ) cost is save using these alternatives.

snakebeat: @ bolded, With this custom of client providing half plot of land & expecting an architect to design a maisionette? It's very difficult to plant the size of building on lands provided by client, let alone creating a garden & a pool, haba! @times one may even have to violate town planning laws & reg. Pertaining setbacks.
In design, client brief is very important, all the facilities u listed above requires space & finance. The structural stability of a building should come first before the landscaping & aesthetics. If clients can compromise the structural elements of a building due to finance, how much more outdoor facilities. In nigeria, clients are concerned about having a roof over their head. U know how hard things are in this part of the world. Most architects in nigeria are limited by clients brief & resources.
To your ante room & ensuit madness, a senator representing a senatorial district comes home, definitely there is going to be influx of visitors, from his co party members to traders & what have u, do u expect the traders to jump into the living room to intrude the senator's meeting with his co party members? The ante chamber serve as waiting area, where they can be entertained, which makes them feel welcomed. Though it's primarily for large buildings.
Foyer(entrance hall) is recommended for flats/apartment. There is a book guiding architects, just like the way pastors make reference to the bible. In architecture, there is something called flow chart, PORCH to HALL(from here visitors can access their wc, this space in large buildings is converted to anteroom) to LIVING, DINING, depending on how the architect wants it. Does it look good accessing the bedrooms from the living room? At least entering a LOBBY before accessing the bedrooms give one some sense of privacy, likewise anteroom(chamber) & foyer.
As regards the ensuit, everyone wants privacy, no one will abandon a self contain for a corridor house sharing one toilet. When u have your toilet, you can spend more time in the shower, on the toilet seat, without having the thought of someone waiting to dethrone u.
Pertaining the high pitch roof, u know nigerians with this perception of I want mine to look like that of my neighbour, hence the upward trend in concrete fascia. I once used a simple flat roof for a friend, because I wanted to save cost, but he flared up, saying it wasn't aesthetically pleasing, if not for fact that he is my bosom friend, he would have given it to another person, I then introduced hip roof, he asked me to add dutch.
High pitch, low pitch roof has to do with choice, architects dance to the tune of clients, as long as it doesn't affect the ventilation & structural stability of the building... we both have similar experiences. i can forgive the en suite but what's up with the concrete fascias? that thing gulps money with out serving any serious functional purpose and most clients are really don't have deep enough pockets to finance their fantasy but i have decided to do those as a standard part of my designs to avoid clients teaching me my job. the latest craze is sunken living rooms. |

EgunMogaji: One of the constrains that I gave my Architect was no high pitched roofs, no roman pillars and arches. Oh yeah also no ensuite galore it all depends on taste and life style. i think like you but i design to the clients requirement. if you're an architect trying to make a living, you would quickly learn to design to such conventions instead of arguing with your clients. |

podosci: There is already a cheaper and better material alternative to wood, and that's polysterine material. Its used for partition and non load bearing walls....The polysterine can also be used for rib slab. A company in Abuja is into polysterine production Another alternative is Bamboo which can be found in abundance in the SW and part of the SE....The is a great material advocate for cheap affordable housing. Countries around the world evolve to solve their needs based on available resources, Its time Nigeria evolves to solves it's needs based on our most abundant natural elements call me when you know a company making a cheaper and better alternative to roofing timber. |

EgunMogaji: As well as fire, etc
Occupants of ill prepared safe rooms have been known to be smoked out of hiding. concrete is largely fire proof, a normal fire could easily be put out with fire a extinguisher from the kitchen store while a Fulani setting the house on fire(it's actually their favourite strategy) won't be too effective since the whole room is encapsulated in concrete with the roof been a six inches thick reinforced concrete slab. you need to understand that in Nigeria we don't design those things because of fire or tornados/hurricanes rather i want to develop the expertise in it due to the security challenges in this country especially here in the north. |
