Advise you to do separate standing for that which will contain 2 set of 2500 gallon tanks, lastly the capacity of the bore hole and the state determine the pump capacity ( if it's southwest area 1 or 1,5 hp pump is ok)

honestly, i don't have a confirmed fix but what we did sometime ago in enugu state is that we painted the lower part of the wall with oil based water proof paint and it even looked nice, as for the cracking floors in the compound, it's still lack of German floor is at work, i guess the owner either have to do a proper German floor or carry out periodic repairs. i hope others can give you more concrete solutions. take a look at the attached picture, you can see how the lower part of the house is painted black but your own house would need the paint to be higher due to the lack of a dpc and German floor.

please do anyone know the current prices of fibre cement roofing sheets like the one made by nigerite? please does it need specially trained carpenters?. @adeekiti, does that house have a German floor before the blockwork was done? does it have a damp proof membrane? oil based water proofed paint would help but the cost might be very high.

I have resided in suleja ad minna. In suleja, we have a lot of quarry sourcing granite ( which i also call gravel ) is not that expensive, but in minna and bida, granite tends to be a bit expensive so people use local stone in that area.

what people call gravel is actually referred to natural stones or all in one aggregates, since they occur naturally , gradation may be very difficult to do.

Here is my opinion sir, natural stone with rough surface other than metamorphic rock can be use for building construction of smaller bungalows where structural integrity is not of a paramount important.
For larger house or structures, a well graded stone (granite) free from dust and with appreciable crushing strength should be use.

I always put this into use when i am in the east (anambra), the condition there
thanks a lot, you're one of the few if not only other builder here that approach issues with a realistic and down to earth approach making use of locally available and widely used techniques instead of the television type packaging that others often adopt. i hope you're enjoying anambra? idemmilli is a nice place although I'm a bit worried about the gradual emergence of Lagos like levies and extortions with the associated omo onile mentality.

It is not really a quote. When i want to do any aspect, i normally tell my brother who has been handling the project to get the person to do an estimate. It is my brother that i send money to and he does not connive with them. He buys materials on need basis. Cement has actually come down. It is normally N1,950. It is in the village and the sellers are small time sellers and not those sellers that can buy 600 bags at once for resell. They might even be buying from those selling at N1400 to resell.

The reason i posted these prices is to highlight the point that location matters in a project and that an amount that cannot be used for instance in a place like Lagos to complete a project can be used in another location to complete the same project. Iam getting the sand and gravel from the village which is why it is cheap. People familiar with Edo North for instance will know of Okpella. It is the home of granite and so will be cheaper there. I intend to take pictures of my gate when i go home and show it here and then tell people to guess the price.

As i said earlier, i studied how the farmers were able to achieve building bungalows to house them and their families without having all the millions in their pockets. There is no 'money for foundation', 'money for decking', 'money for roofing', 'money for offloading materials' in the villages. These are serious savings that is put back into the project.

Btw, did you notice that there is no transport on the list and yet there is a gate and fence railings that will be brought to the site for this work. Transport na FOC now. Just buy sheppe for boys and your gate and fence railings will be at your site in a twinkle of an eye. The same thing happened for my water tank stand for a duplex. Even standing it, there was no crane used. cheesy
please extend my greetings to your brother, he's really trying. apart from the cement, everything there seems quite cheap. divide the total price of your blocks by the total quantity and you would see that the price per block would likely be #80 or less for six inches. now compare it to the prices often quoted here and you would see that their prices are atleast 50% higher. there is a reason most of them are keeping quiet but let leave it at that. all i know is that one day either me or someone else will launch a thread that will put everything to the test.

yours is the most intelligent quote so far, the vc said highest fees and the question they should have asked is "for what course" when i was at unn, social sciences paid about 20k, biological sciences about 40k, engineering about 60k, while medicals was about 100k ( all figures rounded up). the same structure is visible in Madonna so i don't think the fees are bad. if you compare it to other church owned schools in that region, it will still likely come out as the cheapest by far.

If something is not experimented, nobody will know if it is possible. Location matters in the cost of a building project. You can still start your project and give us a feedback on the cost. I studied the farmers in the village to know how they were managing little funds to build their houses and i learned something from their approach and cost savings measures. Finishing is relative and subjective. Somebody can buy a toilet set for 70k while another person will buy the one for 7k. Somebody can build a bungalow for N20m and somebody will laugh at the person and say that what the person built is useless because he had used N50m to build his own bungalow.

I was given this for the completion of my fencing and mouthing of gate. I used a total of 25k(10 bags of cement, water, sand, labour for molding) for the blocks that will be used to complete the fence.

cost of building materials and labour is relative to location but i think the price of cement is too high, i bought dangote #1350 here in the north, ask them to explain more. i don't really know the size of what you're doing but why so many labourers/workmen? the quantity of cement and iron rods too seems too much just to mount a gate. get a second quote from an independent source if possible. i reread your post and noticed that you still have some sections of the fence to finish but still ask questions and get an independent quote. the prices for most things on the list seems ok if not even cheap (the iron rods seems underpriced). good luck

There are clients that some Nairaland members build for who do not want their projects to be displayed on Nairaland. So many building projects are being done everyday. How many of such gets to Nairaland?. A builder here never knew of Nairaland until he was introduced by a Nairaland member after he handled his project. There are so many of such people out there using economical ways to deliver projects on a tight budget.
bros please free him, i just want the issue to pass. it would have been a worthwhile discussion if he was a builder and i can't just see anything to gain from arguing with him, my only disappointment is the nairaland builders, i have no doubt that if i launch a thread now to build this house, many of them would start engaging in false criticism because they are protecting their interests so i have decided to be a passive observer on this thread henceforth, so please free him.
