FastShipping: You have to plaster first before doing any ceiling. Since this is up for discussion now, let me ask more direct questions from my confused mind. After plastering, would you advise I install the doors and windows before the POP? Or I should complete the POP? A friend told me to complete the POP first so as not to get the windows damaged and stained. However I'm wondering what happens to the POP with our torrential rain if there's no window. Getting quality stone coated roofing sheet comes with a price, the price that can be avoided using a different type of roofing sheet and roof style.
Alternative roof style like low pitch hidden roof, with side parapet wall is one of the more affordable and also aesthetically pleasing, that can also be adopted. People are moving away gradually from very high Of course not. Unless if you are in a situation where the prototype roof plan is handed over to you and doing otherwise is considered a sin and deviation from plan. Even me a for nor mind traditional Ibadan type brown roof zinc. Lol See pix below.

Sincerely sir, I may not be qualified to give technical details but I noticed that in terms of shape and colour, all companies give similar names oto their tiles design. I have attached pix of their catalogue and physical tiles I saw in one of the Warehouses selling Korean tiles in Idu. These shapes and sizes are similar to that of metrotiles and they call them same names. However, I may not be able to comment on the thickness of the aluminium sha. While Metrotiles said their guage was 0.5 or so, my Easter brothers claim theirs was 0.7 though it felt thinner than Metrotiles to me. (I may be wrong though). In already wrote about price comparison earlier than. I hope the experts in the house can help with comparison of technical details.

While everybody talks about 50 years warranty , I went to an estate that was completed about 3 years ago just to assess how Korea and Metrotiles perform after a few years. I noticed the Korean stone coated with such warranty of 50 years have all changed colour within 3 years while Metrotiles were all shining, in fact glowing with pride! . These Korean tiles were definitely not China cos those folks were very sure of what they got. The question then is, if I have 50 years warranty on Korean tiles and they fade in 3 years, what does the warranty mean? That I remove the roof and return them? Or I get a portion of my money back? Or I can retain a lawyer to fight? While I complain the country is hard and Metrotiles is out of the affordability range of an average Nigerian, a man within the estate I went to told me something I still laugh about till today. He asked me if after I wear an expensive lace with good embroidery and matching shoes, I would then look for face cap or beret like the sports minister and say I am going for an o wa nbẹ. In his view, using an "inferior roof" is like wearing face cap on correct tradional wear. Their tiles are between 5,200 and 5,900 naira per square metre. Strange enough, Metro gives discount to those contractors and they encourage you to use them. So if you go through the contractors or installers, you get discount on your purchases with them. I was in their office last week. For others, Idu Industrial Area has tonnes of Aluminium companies that sell Korean and Chinese tiles. The Korean brands abi na generics, I saw are between 2,200 and 3,800 per square metre. You may survey round and decide what you want. While those Korean brands look good, people who have used them complain they loose their stone coating with time with and their colours fade. In fact I have a fried who told me he would change his Korean roof later when he's more comfortable. |

Most Nigerians don't listen. Healthcare is NOT CHEAP, if you can't afford it please go to a good govt hosp (at least in Abuja) and be patient. Lets stop this ponzi scheme mentality, no body would collect 45k from you for a major surgery like ovarian cystectomy and you expect a good outcome.

While it is not good to speak bad of the dead but I would love to draw on the story of the late senator from Osun State, he was a former governor, he got all the resources he needed for any kind of care but he chose a CMD who was a nurse posing as a doctor. Removal of ovarian cyst in any good private hospital in Portharcourt is nothing less than 130k. Abuja should be higher. So how come such surgery was charged 45k in Abuja. It goes a long way to tell you the facility the man visited. Cheap things dey turn belle sometimes. Joke apart,I don't think the CMD is a qualified doctor. There are many people pretending to be doctors in Nigeria. I agreewith you 45k may appear small for Abuja.... I am also wondering what part of Abuja are we talking about? The real or the rural part of Abuja? In addition, why would you choose to compare with PH rather than Osogbo, Birnin Gwari or Oye Ekiti... It may also be interesting to know that facilties thst charge 140k for such procedures may once in a while carry out "almost free* procedures based on circumstances. helpee: i dont think the cyst was removed because of infertility. It was probably symptomatic otherwise there is no rationale behind removing a cyst as a treatment for infertility. Secondly the cost of the surgery was 45k. Hello. In abuja you are removing cyst with 45k and you dont expect complication? That is just about 100 euro. Either the doctor is not a doctor....no doctor in practise for 30yrs will remove cyst for 45k. And a post op patient is not moving bowel the next thing you gave liquid paraffin. That cant be an experienced doctor with 30yrs in practise. Even if you mistakenly rent the gut it is not going to be in multiple places and the two ovaries and tubes wont be missing. I can bet it.....he is not a doctor!!! And patient too that went to remove a cyst with 45k ....they were looking for the cheapest and the man took advantage of them. I wont stop saying this. How much do you think NHIS pay for ceasarian section? It may not be fair to compare the value of 100 Euros with N45,000. To a middle class Nigerian, 45k is about a good monthly pay which I guess is probably much less than a weekly pay for an odd job in Europe. kinguwem: The story is pathetic, however there are some issues. We were not informed of the specialty of the doctor & the age of the woman. If the lady had subfertility with ovarian cyst, all the investigations including an HSG should have been done before the surgery. What was the cause of the subfertility? Probably pelvic inflammatory disease which resulted in the frozen pelvic making it difficult to see the uterus and fallopian tubes. Meaning they were not removed but were buried in the pelvic adhesions. The adhesions must have involved the bowels resulting in intestinal perforation while trying to free them. These are things that can happen during an abdominal surgery. The problem started when the surgeon did only a primary repair of the injured intestine without performing an ileostomy (opening a passage for faeces) to aid in healing of the bowel. During follow up, with the patient now having a distended abdomen he should have know that faeces were collecting in the abdominal cavity. He should have reopened the abdomen or refer the patient to a facility with a general surgeon. The good thing is that the lady is still alive but her chances of conception is slim. Every energizer has an internal alarm apart from the external one you can choose to install. Cutting the cable totally disconnects it from normal functions so the enegizer must detect and trigger.
At least the alarm is a forewarning function. The external speaker is very affordable and installation is very easy, it is very necessary to alert neighbors of your situation. Most robbery will be aborted if the neighbourhood is aware even before the robbery starts. Thats the use of the external speaker. I wouldn't do without it. Thank you for the information boss. I am just wondering what becomes of a system like this in an environment where we have less than 12 hours of power supply of electricity per day? ! I guess the power specifications may be out of what household inverters may conveniently power. |

olumide4christ: To your question in No. 2 above, the items you mentioned and so many others you haven't mentioned like temporary hoarding(fencing) around the site, provision of electricity through generator, construction of site Office/store/shed, provision of scaffolding, insurance, etc are all collectively called PRELIMINARIES and we as Quantity Surveyors insert costs for these items in the bills of quantities we prepare. It is a standard. We may price the items individually or cover all the items with a lump sum, usually a percentage of the cost of builders work (5-7.5%) depending on the magnitude of the project. However, in one-man projects where the client didn't get a bill of quantities prepared by a QS but rather just had an agreement of a lump sum with a builder/contractor, it would be difficult to come to an agreement on the scope and cost of these preliminary items...it would be neither here nor there.

But there are some criteria that determine the accuracy of the quantity of woods you needed to roof this dimensional building project.
1. You need to make decision on the type of roofing sheet you want to use because the purlin spacing we use for long span roofing sheet is different from that of stepped tiles, though metecopo and stepped tiles purlin spacing are the same, and stone tiles or stone coated roofing sheets purlin spacing is different from all of them.
For instance long span purlin spacing is about 2.5ft to 3ft depend on instruction giving to carpenters.
Stepped and metecopo spacing is approximately 18 inches wish is 1 ft and 6 inches purlin spacing.
Stone coated or Stone tiles is approximately 14 inches purlin spacing which is 1ft and 2inches.
Meaning the purlins wood quantity for stone coated is more than stepped tiles and metecopo, and that of stepped tiles and metcopo is more than longspan and asbestos roofing sheets.
Having stated all this, if you are using stones coated and you get quote for long span hardwood, it will not work because you will need more woods for your purlin and additional work force.
Though all the woods for tie beam, rafters, strut or bracing and wall plate remain the same.
2. Another area which is critical is whatever you are using slate for your ceiling noggin covering or pop or PVC.
For instance if you are using slate though this is getting outdated now, the ceiling noggin spacing is 4ft by 4ft, but the standard for pop and pvc is 2ft by 4ft, but some pop designers insist on 2ft by 2ft which translate to the fact that if your contractor construct your ceiling noggin spacing using 2ft by 4ft, the pop designers can reject or condemn it which will translate in other opinion that the contractor have done a bad job for you and that can cause misunderstanding btw you and your contractor because the ceiling noggin will need to later be convert to 2ft by 2ft spacing.
But the fact remain that the standard for both pop and pvc ceiling covering is 2ft by 4ft ceiling noggin spacing, because the binding wire they use to hook or hang this pop is not connected with ceiling noggin, it is actually hook or hang to the tie beam, because it is the tie beam that will carry the weight of the pop, only the yawn, the white thread materials is connect with the ceiling noggin, i'm saying all this base on experience.
3. Another important point is whether you have a parapet or not. If you have a parapet, you won't need facial board for your over hang extension design because the parapet will replace the facial board, and the additional 2 inches by 2 inches by 12 ft (2x2x12) woods for the outside noggin won't be needed but if you don't have a parapet then you will need some facial board and additional 2x2x12 woods for the outside noggin over hang extension construction.
4. The height of your roof too added to the quantity of woods that will be needed, if you are considering 12 ft before getting the quote and after getting the quote or the contract awarded, you now decide that the height of your roof should be 16 ft you need to know there will be need for more woods, so this 5 points matters a lot in getting accurate quote for your roofing project
5. You need to know the length and breadth of your building.
Answering all this question and making a decision will be needed to give you an accurate quote because they are very essential.

Too expensive for one-man projects....its better for corporate high profile clients. Ready-mixed concrete is at least N40,000 per m3 now...I know SPG supplies at a rate of about N43,000 per m3...my company uses them and LAFARGE...LAFARGE's rate is about N41,000 per m3.
WHEREAS an average contractor will provide 1:2:4 concrete at a rate of between N30,000-N35,000 per m3. When you calculate the volume of concrete required in a block of flats development for instance, the difference in cost is substantial!! [b][/b] Thank you for the detailed post, oga. I find this interesting on two aspects. 1. This brings up the idea of fair pricing for small and medium size projects. If the overhead and workmanship from one contractor to the other are unreasonably far apart, then it will be sweet to follow those who have prices or rates that are transparent and verifiable even though on the high side. Of course this will apply if ones project falls within what they may accept. 2. The 8-10,000 naira difference per m3 is a lot especially for very large projects. However for medium sized projects, what is your opinion on the often unmeasured cost of logistics of organising the site, procuring of materials and provision of support environment etc as additional cost? . For example, getting sand and stone to the site, provision of water, control of workers etc |

Daboomb: There are "specialist" Contractors who do Concrete Decking/German floor only. All you do is provide all the materials for them. (Cement, Granite, Stone dust/Sand, Water).
They will bring their Machine and all Labourers required. Saves you a lot of headache and from my experience, they are cost effective.
I luckily got his number from one of my old phones. I used the man a few years back, in Lagos, very efficient (not sure if he travels outside lagos) - Kehinde 08103136914. They are based in Mushin area of Lagos. You can have a chat with him and see if he fits your needs. There are also specialist companies who deliver concrete mix for slabs in Nigeria. All you have to do is to give them your plan and pay. You don't bother about water, workmanship, cement or sand or stone. Just pay and they deliver! |

ceelog: An electrician (coming from another state and region) gave a quote of 50k for a 10m by 11m deck (excluding materials) and I have told him NO...I will go for a price range of 20 to 25k Max. Is my negotiation fair? Good response sir. This is really helpful in guiding my negotiation. But I'm just curious, what informs the 20-25k window you chose? Was it based on previous experience or experience of others etc? |
