I no mean any harm to anyone and I no mean to say or dey think say I be the highest or highest
I no get or too get money. No be say I dey build one big estate or whatever.
I remember my 3 post on this thread . Before it all began, I remembered saying "make everyone
cut their coat according to their cloth". When I spend money, I try to give account for why I spend
so much on a particular material. Like when I roofed my house. Because i spent more than twice what
it would have cost me, I try to make people/everyone on this thread understand that this is so, because
it is what I want. And when people ask me why is this what you want? I give them reasons. I am building a
house for myself. It won't cost me anything to say I bought my blocks for 1naira and cement still sells for 1400
to gain attention or so or make people think I can really manage money. But that is not moi for you. At worst,
I rather leave this thread. What I understand from life is that; people will always complain. This is a house I will
live in. If I am building for you/anyone, I can go for inferior things and charge extra and keep the extra cash for myself.
But I can't deceive(do this to) myself.
I am not saying I know the best of quality or so. I only advice that we go for quality things. If anyone ask my why
i have spent so much so far, I simply say "maybe because I am going for quality thing". It is my house. You are not
going to live in it. It is moi who is going to. If you don't like it, keep it to yourself.

Again make I make clear say NOBODY has the best character!
NOBODY is perfect. I no see anything wrong in saying why I went for
my roof is because of its aesthetics effect and that  it has a 25yr warranty. I am trying to be myself.

i have gone through this forum carefully and i see the way, you condemn other people´s effort or work believing you are just the best

In the future, it can still have a leakage, then you can call the same people or some other people to fix it -- No big deal!!! cheesy cheesy cheesy
You may not want to use it, but I tell you, this is what is in vogue now! Expecially in Ikoyi, Ajah!(it has been around for over 10 years now
in Niaja and its still in vogue!)

aluminum. The durability my guy is mind-blow(25yrs appearance warranted. Durability, over 50years). And I must confess, nothing else on my roof would have made me this happy.

And another thing I want to bring to your notice is that, the place that actually have the leakage is the gutter on the roof. Not the roof itself. Maybe the way they covered it, maybe it was not well covered. They have fixed it. When it rain heavily again, I will still check if there is still any other leakage.
If the is, they will still come and fix it. And if there isn't, "good job" I did say to them!!!!

I totally disagree with you, i live in Europe and i am working with a construction company, the manufacturing company can never give you 25years guarantee.
i believe this stone tiles is from CHINA because it´s  of low standard to what can be produced in eEurope i know is more expensive than onduline BUT you can never compare them.
Onduline has more quality than this your dream sheet, like yoruba adage that says:

E ni ti o ba de oko baba elomi, o ma ro pe ti oun lo po ju
Am not trying to rubissh you but to let you see or know that there are more more quality roofing sheets out there.

Stone coated roof is the best!!!!!(which I have said before)
Clay shingles has been know to last for 100years(under normal condition)
I give it up for it. It is cheaper than stone coated roof
but the weight it adds to ones house is just too much
and it is not as beautiful as stone coated tiles

To be honest with you, i am not too knowledgeable with materials, I am not home-handy at all, cant even fix anything in my home where i reside, but i would love to learn.
So i cant really recommend what is better.
Thus my falling in love with this thread, cos i am constantly learning.

If it the shingle then, no wahala, i guess, i can easily ship a lot of them from here to Nigeria when i ship cars then, being a car dealer . . . . and i wont have to pay for the shipping cost.
Like i said, looks really good, but leakage in a home is one thing i hate and cant stand at all
Maybe you don't get it. Everything that has to do with water can have a leakage.
I also remember mentioning on this thread that just my plumber will be testing
the pipes when he finished it to see if there is any leakage. Please note I bought 'superb'
pipes which are more than 2twice the price on normal pipes. Yet he still have to test it
before they fix the tiles. So its a normal thing my friend.

The reason i ask is because, the roof looks like the roofing shingles we used in western world, and even though they are nice and cute, i am not sure i wanna use same in Nigeria  . . .  cos even the builders in western world would only give you 10 years warranty and afterwards you are on your own.

They didn't say! But when they finished the roof back then, they told me to inform
them if there is any leakage that they will come and fix it. I believe it is very common
with all these types of roof. There is most likely to be a leakage. But they are always there
to fix it. You know, unlike aluminum, this roofing sheets comes in smaller units.

My bricklayer is really delaying the job.
I have paid him about 43,500 naira upfront
and his balance now is remaining 11,500 naira
though the job has gone pass half way, but he is
still kind of slow. He brought some lazy/nonprofessionals
two days back to work at the site and I don't really like their work.


Also, there was a leakage from my roof. The company
sent 2 boys to fix it and they are right on it as I type.

I am kindly of sad now because I think I may have to pay
this bricklayer an extra 12k or so. It will be a loss for me
and I am not too happy with that. Furthermore, I am looking
for where to buy/build my gate. I want a classy one that
can complement my roof allitle.

I wish I can post some pictures. But I am not too confortable
with the job done so far. Funny enough the bricklayer is not there today!

The price range I got was 75k for the 3ft 9" doors(armored door with wooden finish - Turkey)
and 150k for the 5ft 9" doors(armored door with wooden finish - Turkey)
They have some doors now
but I was told they are bringing some more doors that will arrive ending of this month
So I like to wait for the doors.
But while I wait, I like to complete the fence.
Also, they other company I will be buying the room doors from
the price range is 43k(including discount). Its not a flush door
its a security door. And that is what I prefer to use for all my rooms

I paid 1200 to a guy to help me fill the side of the foundation of the fence just
after the setting of the blocks. Also, the bricklayer is really delaying the job.
It has gone pass half way though.

And again, I want to inform us that I have seen a place where I will be buying the
doors from. They are 2 different places. One I will be buying all the rooms doors from
and the other, I will buy the outside, kitchen, lobby doors from.

That house look very much like mine.
I gave an architect to copy my design and give
me a good finish of what my house is going to look
like. He gave me that. I am still thinking about the stones
at the windows. I am not very sure I will use it(for some reasons)
though I love it and may finally decide too.

Omobashua1, I want you to understand something about this gutter roof thing.
Firstly, it can be very beautiful, and again it can just look 'anyhow'
It all depends on the design. But they all will cost you say; same amount.
but the output are always different. I will post 4 pictures of different
gutter roof designs so you can see for yourself. And if you really like/love/need it
I can help you achieve it(free. . . .  cheesy cheesy cheesy).

Kindly ignore the houses and pay attention to the gutter roofs

Once again, I want to use this opportunity to encourage
everyone of us who is looking forward to build himself
a bungalow or a "bungalow mansion".

I want to encourage you by exposing the truth to you.
With the money spent so far on my house(6.8m including the fence)
You can finish your house/bungalow
fence, put gate and even paint with POP everywhere
inside your house.

But I always encourage people to go for the best
even if you are building a house for rent, please
kindly go for the best because when your tenants
finally vacates the house, the house will still be yours(go for best
but not the finishing aspect. Though depending on the location. places
like Ikoyi, you can't use inferior things to finish your house and expect someone
to pay you 8m per annum).

Furthermore, I want to say, even 50million is not too much
for a house/duplex/bungalow you are going to live in(as long as you can afford it,
and as long as you are getting the satisfactions you want inform
of beauty and quality. And not just throwing away money by paying
excess for something required).

Once again, these are some of the things that made my house
so expensive(it is want I want, and since it can make me happy
I think its best I go for it!!!)

**9" blocks were used throughout for my house(if I had used 6" through out, it won't be as solid as it looks
in the pictures or as I had wanted. But to save money, you can use 9" for the outside/round and 6" for the inside).
**Since you can't build your house without getting an approval from your government,
I added my approval money(150k) and omo onile so far(around 250k)
***The gutter roof of my house, as much as it looks beautiful, it is also very expensive!!!
Total cost was 500k for my gutter roof. Then I paid my bricklayer extra 30k to plaster it(we agreed 25k
but when I saw that the work was far more than that, I added 5k to it) and I used over 12 bags of cement to
plaster it, because I was mixing it 7 to 8 head-pan a bag.
***Again my roof. It is 3 times more expensive than aluminum, and is also very beautiful.
the roof cost a total of 2.1m(normal aluminum wont cost me more than 1m at most).
So if I was to used aluminum and removed gutter roof, I would have spend nothing more than 1.1m
compared to 2.7million which was spent on for my roof and the gutter roof alone.
*** Then my toilet fitting/pipes is inside that money -- 700k(because I went for original ones)
*** You can see how high my house is above the ground(2ft)
spent some more money to bring it to that height(at least 200k including filling sand)
*** Then again, the house is big!(far bigger than any normal 4bedroom)
***Again after my lintel, instead of normal 2 coach of blocks, I added 3(it helps makes the house
looks tall and beautiful. It also aids ventilation) and I lurv it!
*** And again, I am using granite and dredging sand which are more than twice the normal prices
of their alternatives.
*** Excluding the fence; So far I have used over 320 bags of cement(60bags went into my foundation
80 bags went into the German floor, 55 bags went into the gutter roof casting, more than 12 bags was
used to plaster the gutter roof, and the rest was used for all the lintels, pillars, arch and the setting of the blocks
which is about 5000 9" blocks. Also, the soak-away slap too tooked some cements). Please note I use the
recommended ratio for the mixing of the cement which is 12 heap-pan to a bag of cement for the chalking of the blocks
and for the German floor for 1:3:4 and the others.

To save money, people increase the ratio of sand and granite/gravel without increasing/adding cement(trust me, the output can never be same as or as solid as someone who used more cement). Again, I have seen a duplex decked with 250 bags of cement shocked
and a German @ Ajah that was so hard, the people who fix A/C for the house couldn't even break it. They had to employ
some professionals to do the breaking alone for them.

As much as I will love to continue immediately after the deck, some urgent requests are pending, a couple wants me to do a self contain apartment for them, they will finance the project by 50%, but its on my land. We are concluding arrangements for that one, and bros, I need the rent!
