By tuesday, the work will would have gone far and by the grace of GOD ALMIGHTY So I can post some more pictures! In addition, I still have around 700 blocks at hand more than enough to complete any other works Peace!!!!! |
Let me just ad to the fact that so far my fence is 90% complete And the gate has been stand! And so far, because the original cash I gave us previously as 7.1m I said include the gate and fence and so much things that has not being installed yet! So so far I have spent and additional 1k500 for 3 bundles of rings for the chain up of my fence. And I have spent also and extra 8k for a two days work done by one bricklayer for the erection of the security house and toilet(has gone half way!). I spent and extra 4k for the digging and blinding of the security house and toilet(1bedroom BQ). Also, for the standing of the gate, I spend 3k5 for standing which was one by 2 people! Total: 12k Also, I still have about 14bags of cement and it is enough to complete fence work and the security house, hopefully! Onces all of this is completed on Monday/Tuesday, I will post some pictures!!! Again for my aluminum window, I call the guy and told him I want to change from tinted glass to blue reflective and he told me blue is more expensive and all that(I wish I knew what I want earlier). So I had to add an extra 30k by force for the glass! and an extra 1k for nylon to cover all around the casement windows to avoid staining it during the plastering works! Making it a total of 352k + 12k = 364k Do you believe that the aluminum work has being completed? They wanted to instal it today, but I refuse and told them they can do that on Tuesday or Wednesday!!! My next move now is to dig a private soakaway pit for the security house because to run pipe down to the main soakaway pit may divide the soakaway pit into two equal parts that means it can/will easily get filled up! Again because I don't want to have gutter inside my compound, I am diging another pit where all my kitchen and bathroom water will be directed to. Peace!!!! Once the pictures are set! ganny1:Bros as much as gutter roof in beautiful, so its expensive! First I will say, its a luxury and I don't think you will be needing it for your rentage house(except the house is being built in a place where rentage is high!) Even still I still wont advice you do it for a commercial house. Mine cost me 500k and about 100k to plaster it! Mine is a 4bedroom flat(though bigger than any normal) And again it didn't go around the house completely. Gutter roof are not very cheap. Maybe that is why you don't see them on every house! And you may not like it that much if the job is not well done!!! But if well done, You will so love your house!!!! ![]() |

@ Bros Spyder I want to ask, how many days do you think is ideal before the carpenters can remove the woods of a decking? I am asking because I am think it can take up to 3months or close before the woods can be removed. Especially during the raining season as there is most likely to be limited sunlight! But for dry season I know 3 weeks is okay for sure! Also, the tree is quite an obstacle to seeing clearly the full picture of the mansion kindly help us uproot those trees so we can have a clear picture of the house. As the tree is hiding lots of its beauty. Oshheeyyy!!! |
sunnyjz:Well this is where I will 100% advice you to manage money! You know block works are more fixed than containers! So I advice that you build like 4 shops at the front of the land! kindly look for extremely cheap source of blocks(you can make hand mould blocks like say 35 or 40 to a bag of cement), for the chalking, mix with lots of sand by all means so as to erect like 4 shops there to help secure the land. I believe this is going to be a temporary structures so you don't need to spend too much on it! Once rented out, you are sure to get about 3quarter the money invested in building that structure if not all of it! Since you will be collecting rent for a year plus! Peace!!! |

But that money can get you a "decent" 4bedroom bungalow But you must make sure you are building on a table flat land and not a water-log Again, I believe you will be building around Lagos or one of those places in Nigeria where we have Omo-onile! And I am considering the fact that you will like to get an approval from your goverment before building and the other stuffs. . . . This is why I think everything spent on our project should be included So peeps can have an idea what it cost to build a SOLID home in Naija! Peace!!! |

Well I don't think 3 to 4m can finish a 2bedroom home with a gutter roof, tiles, toileteries, wiring, doors, and all that!! and considering the finishing I can see in that picture. Neglecting the fact that the roof I can see in the picture is not aluminum! Well, it depends sha!! |
@ Wolesamson I will say 34.6m Base on what I can see in the picture! Because the house is kind of big, the gutter roof which is an extra cash It is not very cheap my broda. The roof looks not to be aluminum to me so I am assuming you will be using one of this advance roofing sheet. Again because the chalet has it own gutter roof. The pool, landscaping, the flowers the pop!(I'm assuming you are going to have pop on every part of the house and the guess house). Then those pillars with pop. The painting all through. You know that paint that looks like tiles layed on the walls! And is always very shiny and durable. I am assuming you will be using that for the sitting at least(beautiful). The wardrobe, kitchen cabinet. Again I am assuming you gonna dig a borehole, have high quality tiles around the house (though the calculation I gave you was for high quality marble. But for the guest house, I calculated with high/standard quality tiles). I include everything. Except for the furnitures, fridge and Tv sets! Bros this is my own honest contribution. That's a very beautiful house you've got there. I don't know your pocket, but I will advice you to be very carefully while going for this thing because, high taste means lots of money!!!! And again understand that, high taste is not a guarantee for beauty. You just need to seek beauty and add high taste to it. Another thing, this same house can be built for as low as 18m to 20m depending on the finishing and you can still spend as much as 50m(especially on the finishing aspect). The koko is that the house is very big so means lots of money! |
@Omobasha1 I think we all need to be very careful while giving this guy quotations. You know the most important thing to do now is to first see the plan. again 10 to 15 bags of cement to cast a foundation for 4 flat is kind of low if one needs a solid foundation! I must confess! But again, very important point you mention there about digging the soakaway pit. Also, I advice he dig his well too or bore hole as well to help with water instead of buying as he still have to dig it anyways. Again for the 4 coach from the foundation - Thumbs up! That will consume quite a lot of laterite, but the advantage is more. And I must confess, even though you claim to be learning, you are sure more professional than most of us here! But again that 1.2m I will not say its too much yet(though for me it is). But before I can say that officially, I will like to see the plan! I comot cap do double twuwale for you Bros! |

ok ooo that is why its very gud to be careful b4 you buy land yours is even good. A two street after mine belong to another community the land there has a problem. The family are seperated. So when you mistakenly buy land there, you have to pay twice for the two family. Everything to omonile is twice! If you buy say 1m, b4 you start anything there, the other family will come to disturb you, so you still have to buy it again from them which is an extra 1m. The same applies to their omonile's! I THANK GOD FOR GOD MY BRODA! |
Again I don't know the value of the land sha! but you can pay up to even 3m for omonile depending on the cost of the property! Like you buy a land for 300m and the omonile know this, you don't expect them to take 500k o! But for the above things they mentioned, it is supposed to be paid to community and not omonile! Again from my idea, the area is developing! My advice is that don't pay that money to omonile and don't even pay up to 200k sef. The money should be paid to the community! and 150k at most! And you can pay that at your own convenient time exept you have move it or before you move in! peace!!!! |
kuntash:Bros! I will say it doesnot affect.(i.e you buy the land and the omonile things is a different thing entirely. You can post-pone or choose when to pay them. Depending on when you are starting your construction. And you can choose to pay them stage by stage. Like foudation money, when you are doing your foundation and all that!) But some area, you will just need to pay 10% of the total cost of the land(slightly negotiable sha) But you need to be very very smarth with this people o! Because sometimes, if the omoniles are bad ones or so, they use to have different sets of them. Always try to get your receipt! But again I have not heard that 1m stuffs before o! For road, light, sewage etc. The light money I paid @ my site was 50K and it was not paid to the omonile's it was paid to the community! 1m ke? Maybe them see you as baba olowo na! ![]() |

Yes finishing accessories has a part to play! but you know a house with 2 toilet will need more than two tippers of sand compared to just two set of WC! Again like I said, cost of labour @ that stage will make up for those things! woods to will be cheaper in Ibadan! Carpenters to do wood works will be cheapers to fix the aluminum will be cheaper. The aluminum may come out expensive, but the cost of fixing is sure to be cheaper! Aluminum it is cheaper in Lagos, but to install it in Lagos is on the high side. Again some things like wood for roofing in Lag, the cost is expensive the fixing too is expensive So as a result, location still matters! ![]() Peace! |

I took this picture some few days back It is around my site. The owner really love this stone coated roofing sheet but for some reasons, he settled for steptiles. Just to imitate the aesthetics effect he went for the black one! Enjoy!

Mr. 'Tash! What I will say, for me is not about the bargain, it is about the cost of materials at the location. and cost of labour! Ok? For example, granite is brought all the way from ibadan to Lagos and in Lagos it sell for 125k(30ton) Now check out Busayowole quotation, you see the same 30ton granite goes for 96k or so! and check out the cost of sand! Here its 22k at worst for 10ton! So the main factor I believe is the materials for constructions. If you are very much around, you can easily get the pricing for certain things like labor cost! like a day's work for bricklayer in Ikorodu - 2k5 and carpenter - 3k but labor in Ibadan is cheaper than lagos so cost of construction their is sure to be very low! peace |

omobashua1:I agree with you! But I think its really going to depends on certain things. If all the 4 flat is a bungalow, it is too much. If its going to be an upstair that has 4 flats down and 4 flats up, I will say 500k will not do it. But 1.2m is still too much. Again you notice there is no laterite there yet. and 2500 block 4 coach above the ground! Also, the quotation for the iron, and workmanship together is high! Except the iron includes the full pillar and lintels. Again, digging is kind of on the high side! Labour in Ibadan is quite cheaper compared to that of Lagos! Again I don't know how strong the ground is(even @dat ![]() @ Busayowole, @ll the best o! and be very carefull o! If you can not come around as suggested, I think you should get or try another person around there!! |

I can't find it there -- One! Two, Omo onile money? Approval money!, the money you used to dig the well I see/can see in the picture the money for the electrical pipings I can see in the picture. The money for the soak-away pit I can see in the picture. 200k wood as much as I know, cannot finish that work(my knows sha! if you insist, so be it! But what about nail? And how did you manage to spend total of 500k for labour! Can you give a break down! and the granite and sand and laterite 800k! I will like everything to be detailed! Okay! I can't argue about 3 tons of iron, but I know where well that you need rings, binding wires, and different thickness of iron! please explain - thanks! Also brabus, I like to assume you have not seen this question before: "How is it possible for a 5bedroom duplex to be build with 12 to 15m and a 4bedroom bungalow that is bigger than the 5bedroom duplex and has a gutter roof around and roofed with stone coated roofing sheet be build less and as low as 7m?" The architectural drawing of your house has the stone coated roofing sheet. But you said you used aluminum step tiles Sir, can we see the picture? Again what did they tell call the price of the stone coated roofing sheet before you decide to go with step tiles? I await your respond! But if you fail too! It sure shows you have no way to answer it without contradicting! And I sure will rest my case! |

One simple thing I like make people understand here besay I no come here come boast. When I say I buy something so so and so amount If possible, I like to share the picture and tell you some few thing about those things. Since we all dey here to learn. So that if you won adopt anything you learn from it, you can understand better. Like when I say I pay 321k for my aluminum window. I try show the picture and that of a normal one so you can have an idea of why the one I am using cost me that amount. This is the simple reason I'm doing so! If I just say aluminum window 321k without giving any other useful information maybe another person wey think say e dey okay, fit dey negociate 320k for but maybe another type. And him go dey think say him dey save money, not knowing that maybe the one him dey do, no be exactly wetin him suppose get for that amount!!!! Now when I show pictures like this, people dey look am as show off! Show off unto how much? E dey very ridiculous. That is why I go always say bros, ppl are making money, no look mine as anything.
