Bros, the carpenter is still working for me at the moment, but I want to advice you.
The beauty of the work is the one done by the bricklayers. Because it is the finishing aspect
that really matters! It was when the bricklayer plastered it that the beauty came out very well!

I called the Engineer that introduced him to me and explain how bad
he had being misbehaving! Then I ask him if I can get another bricklayer that is
very good or as good as him! And his reply; "I GET THEM PLENTY"
So one is waiting for tomorrow to commence with work at the site!

I want to post some updates on my expenses because I know some people can still feel me!
Bros, I have paid for my aluminum window last friday!
So I went to the guys office today to check him out!
Tower Aluminum is what I paid for, Tower Aluminum is what he is using!!!
I am really very happy for it! I got 3 different quotation for this tower aluminum
the first 2 people quoatation for my 15 windows amount to 480k!
and I just found out now that what they wan't to use for me is not
even towers aluminum! Anyways, the last person stopped at 321k after
all my pricing! And the work commence today. I went to his office to collect a
sample. And seeing the sample alone, I AM IMPRESS!!!

So I want to advice us to be very carefull with all this people.
The quotation for my tower aluminum casement windows as follow:

4 by 4 = 23,500
4 by 5 = 28,000
2 by 2 = 10,000
(please if you are using imported aluminum, it should be cheap o! So be careful
also, we have thick and light imported! So thick is always more expensive. Again
the sliding window is more cheaper than casement! please not the above quotation
include net. Installation fee and transport fee was not charged)
And funny enough, the guy did not give me any extra charges like, cost of transportation
and installation fee! Would you believe when I first saw him he looks like a thug!
With a tinded shade! But I'm really happy! Its pay to pay for what you want, and have what
you pay for delivered!!!

Again, the installation of my gate is sure to be completed tomorrow and the fence and security house is almost done!
I will post us some pictures soonest! Again, I am suppose to have bought the doors, but the man
that told me his doors are on the way to Naija is yet to call me. Now For the rooms doors, the doors
I think will be best if some of this china/turkey skin doors. I want to use this once for my rooms because
they are kind of cheap and very safe for the rooms. Though it has to be very solid!!!
But for the other doors, I will use strickly turkey!
But If I change to china or they are china , I will tell you! Trust me on that one!!!!

What I have to say lastly is that;
I think it will be very much matured
for everyone to play along. You have your choices to make!
You know different materials different prices! What we are building
are 100% different. The materials are different. The location as-well!
Cost of labour,transport and around here you pay for approval before you
can build and you still settle omoniles and what you like really matters again
What I think would be best if for everyone to be patient and wait!
Let 'us' all stop this rubbish! Everybody play focus. One the whole stuff
is finished, then you can talk. I think that would be very much matured!

paid and include it. Again my well was for 95k(10 rings each 5k. and workmanship to dig the well was 45k). Again, my soakaway
was digged for 45k from that money and now the soakaway is completed.

One of the reasons why i included the omonile,approval,community money and some other expenses I had encounter so that
is so that people will know. I can't just come here and start marking cost base on construction alone. Because, before you can dig
foundation @ my area, you must pay 25k for foundation, 30k for youth, 30 for security and lot more I can't really count. But what I did
was to pay all in advance. I did this because the omonile around that area are very honest people. Once they collect money, they will
never come back again. So I get all the bargain, and beat it down gon. you will even pay 25k for fence 40k for german floor, 70k for roof
and so much more have even forgotten!
And truth is you cannot do this without having to settle them!!!
So anybody wey think say I come here come show off! No vex
Again bros, if you go to the early stage of my house on page 2 or 3
you will see that including well, omonile,approval and many others
2.7m got me to roofing level and I stil had about 800 blocks or so!
but the gutter roof,the fence am doing now, the wood work, electrical
plumbing works, fixing of a/c and above all that stone coated roof gulp most
of the cash!
The roof is very expensive. I just love it that is why I still went for it!

But above all, it really depends on what you are using to build!

@ all, it saddens me to think that we Nigerians cannot tolerate ourselves for a few online pages, little comments gets blown out of proportion and crowds jump in to pour kerosine to a small fire. The purpose of creating this thread was to track my expenses and learn, not to make any more money. In my own little standards, I think I have tried financially. Am still in my mid 30s, already built 11 houses by myself (with engineers), I have been directly involved in building all the houses, always at the site everyday, taking notes and enjoying the process.
I am just a real estate investor who started out with my salary as seed capital, worked as an estate agent as part time work for 5 years, learnt a few tricks more and still continued to invest my salary, add the rents and build more houses. This duplex will be the first house I built as a personal house for my immediate family.
I didnt come to nairaland to boast, I want to keep a low profile as much as possible. I find it offending when people just open their mouths to talk, without understanding any of their points. I have always wanted everyone to do their own things and enjoy it. I cannot understand how some people will be spending their money and crying that am not spending mine! I am not forcing anyone to adopt my style, its a free world.
If I chose to build for a client, its for the experience, as I intend to retire into building good houses as a contractor, forming a company and managing it for the profit.
Can we be matured and stop giving this country a bad name? Can we focus on our works and not try to be controlled by youthful exhuberance? Can we enjoy our works and not complain about another person? Can we point out our objections constructively and not sound quarelsome or abrasive? Can we stop sounding boastful? Can we stop throwing figures into the air without having an understanding of how the figures were arrived at?
In conclusion, let us never forget that as each site differs, so will the cost, Lagos is near the ocean, I can understand the high costs there in reinforcements. Some lands are lopsided, others are stony. Let us understand that my cost and anyone's own will never be the same. We have different experiences and it must show in our works. Again, more money doesnt mean a better building. Dont ever think you bought the cheapest, and dont trust materials sellers, workers or anybody.

There is no doubt in my mind that anything short of the amount you have spent on your house must be woorisome. What you have spent on that house must be a bargain. What a lot of people do not undersatnd is that, a house you are going to live in with your family is different from house you are building for commercial purposes. The 7 million naira is not too much with the level of your house at present time. The amount of money someone spend on his or her house should have no limitation as long as it satisfies what the owner considers good enough. it is not going to be an expensive project if after completetion of this house Am alone spends 18-23 million naira on the house.I believe some so called experts can build that same house you have for less than 4 million naira to the level you have it presently, while some people could even go futher and spend more than what you have spent. I have only spent a little over 3.5 million on mine, but because of the lessons I am learning from Am Alone, Spyder, and some other people, I put a stop to mine in order to wait and learn more. God willing, I will put 0.5mm industrial guage long span aluminium roofing on my house and do some other stuff very soon. Mine is 59 feet by 68 feet project.

For those who have eyes to see, I have not seen a single area where Am Alone has compromised on quality during the course of construction of his house. We are all not perfect or have the best way of presenting ourselves to others. That is the only short fall I see in Am Alone. But, the man has been source of knowledge to a lot of people on this thread. I really admire when young men have focus and do the right thing in life. I happen to be in that cartegory too. I know a lot of young guys that would not use their money on building a good house because of the believe that thay are still young and want to enjoy life so they invest in cars, partying, clothing and lots more. Young men should be encouraged and commended when they are doing great things in life like Am Alone is doing. The bring him down syndrome of some people need to stop for God's sake.

Honestly bros, what you see so far in the picture is not up to 7million
I bought my toilet assessories 700k and its in that money. I have mention that
times without number. The omo onile 250k is in that money. The house
approval 160k is in that money. My house burglary has been paid for its in that money - 152k
I still have woods and roofing sheets more than enough to roof the house - its in that money!
Over 30 bags of cement left to complete the security house and stand the gate and complete
the coping around the fence is in that money. And like I promised, when almost all the money
has being exhausted, i will post pictures.
Again, all my A/c pipes have been installed, the fee, electrical piping works and all my board
for the electrical has been bought. and my fence is completed and I still have around 800 blocks
to complete the security house and build the soakaway and I will still do some other things with
it and if possible get a refund for the left cash or use it to exchange for plastering sand.

and the gate is in progress
once completed, I will post us some pictures!!!
And I still have around 800 blocks all 6"
they all will be used. Also, I will build a private
soak-away pit for the security house. And another pit
to divert all my kitchen water, and bathroom water to!
Though the main soak-away pit is already completed
But I want to do this extra thing for my own good.
The extra pit to diver water to, will help me
keep gutter out of the compound as all my water
will be discharge underground!
And the extra soakaway for the security house is good because
instead of me taking the pipe for the main security house/main-gate to my soakaway pit which is at the back of my house
And before it gets there, the pipe would have gone so low, that it may cut the soak-away to half, I was advice
to just dig a little one around the security house

also people,try to always use granite,i have noticed that gravrels always ends up being more expensive in d long run than granite.gravels is not as good as granite for one,4get all that crap about washed gravels,what those bastards usually do is to load up just any gravels n pour alot of water on top of it,when they get to site u will see d truck dripping with water like it just came out of d ocean, maga don pay be that because washed gravels is usually more expensive, they usually have too much sand in them, i will not use them for anything but for german floor if i am that pressed 4 it, with granite,u can control d size of gravels u want,be it 3/4,1/2 etc,it cosumes more sand but u will love d job,i believe one full 30 ton and a half will finish your whole house for u,it will do d german floor,linted,sorker way,tank base,infact 30 tons will do n it will still remain,i was a little jaded because i used my own analogy based on my site that was waterlogged n i had to do about 4ft raft foundation,my german floor was about 9' thick to add more height to d dpc,so i used about 3 30ton granite but disregard mine because they stoled alot of my granite since i am always out of d country.all in all i still have a little over 20 tons left n my house is done,just finishing touches left, so in a good area,0ne 30 ton truck shud finish a whole 4 bedroom bungalow,

Okay, my house is a 4bedroom bungalow(very big @ that!)
It is estimated to be 2block of 2bedroom flat!(so you can see its very big)
My house is 26ft tall(so you see its a very tall house and needs a very solid foundation)
My foundation alone consume close to 30 ton of granite(took 6 ppl 2 bricklayer 4 days to complete it - yeah that big!)
again, the german floor consumes close to 30 ton, again because of the size of the house!
Then the lintel, the fence foundation, the gutter roof, and other minor works like soak-away pit!!!
took the rest. Now I am doing a chain work around my fence because I really hate cracks!
This is my own extra work. And cost me some extra cash. Now the granite is almost finished
So far, 70ton is gone. I just need an extra 10ton to finish up(the overhead tank)
and some minor stuffs sha!
But I advice that they buy 30 tons at first. If they need anything more, they can predict form there.

the best, use 9" for the outside/round of the house and 6" for the inside/demarcations)

Now if you decide to mould your own block, you go save money. But the difference is not
very much. Well, it depends on how you dey mould the blocks! And if you must mould yours blocks
MACHINERY!!! Sir, truth dey bitter. Nobody won hear am!
Now this last mike guy wey post him house quotation for 2bedroom flat
you see say only the foundation, omonile and every gulp 500k? And na 2bedroom flat o
and the foundation never come up o! And him never do german floor o!
Though him go still get some sand and stones left sha. But that na tru value
The blocks him use cost around 158 naira to one!!!
Construction no cheap! And the only way to beat or get anything near your price
is to do like you did which is not very advicable!!!


Where you save money bros na the materials used. You notice later you changed to washed gravel
and e no really dey very cheap abi? If you change to granite, bros, you go know what's up!
And you change to dredging sand(best sand gud!!!), and change to machine fabricated blocks, and decrease the ratio of
sand to cement -- BROS EEyYY!

I am paying 48k total - Including the piping, wiring and electrical fitting for my house

Actually, the quotation for all that was suppose to be 37k. But when the electrician saw
the house, he said it was too big. That was when it go there. I negotiated it from 60k to that

Also, the work include the electricals for the fence and security house. Again my house electrical
is kind of complicate. Good lucks, if you can get it cheaper!

Atleast some people can see that construction is not really very cheap as people makes it look!
I assure you, the only way to build a 6 bedroom duplex for less than 10m naira, is to compromise quality!

Now bros, your german floor took 77 bags!!!! Mine was 80! And everybody thinks I am wasting money!
And some people are even doing it with 20 to 25bags to tell you they can really save money!

Your house is very high! Mine too is 4 coaches above the ground. But the kitchen, dinning and stores are 5 coaches!
and that really took close to 200k to fill!
Granite was used for my house. Unlike gravel that some bought for 36k for 30ton, mine was bought for 130k! for 30ton!
1:6:8 is what is recommended, 1:6:8 is what I am using(despite the face that I'm using granite!) Some use gravel
that is suppose to take more cement than granite and still mix 1:12:12. I look @ your face and laff! Just 20yrs I what I give you!

Not to mention 1 bag of cement to 44 blocks! Not just blocks, but hand mould! Ok!
I no mean to insult anybody! But to build a good house is not just that easy!
