Bros I wanna talk to you, because I know you've build in Lagos and you really know whats up!
@ Brabus, I want to tell you that you are really contradicting yourself - How?
You gave us an estimate to finish your house to be 12 to 15m(even though I still doubt the 4.5m spent so far on your house to
the stage you posted on the picture. You can still repost how you spend that cast so far. Including omo onile, approval and every!)
Now I am building a 4 bedroom bungalow that is bigger than you 5 bedroom duplex, with a gutter roof, stone coated roofing sheet(3 times
more expensive than aluminum step tiles - correct me!). And you are here telling people that 7m will finish it! Its that kind of funny?

Now I have spent over 7m(approval, omo onile,kitchen and toilet assessiories,house burglary and some electrical works all gulp a little over 1.3m of that money and again, all this things has not being included in that yet on the picture money!!!)
Granite alone here cost 125k for 30ton.
Sand cost nothing less than 22k for 10 ton
block cost nothing less than 145k now for 9"(I prefer 9" so i used it all through)

So, can you please explain to us how possible it is for your 5bedroom duplex to be built with 12 to 15m
while my 4bedroom house that is bigger than your 5bedroom duplex, has a gutter roof, and uses stones coated roof
than is more expensive than aluminum to be cheaper to build!

Like I said, I am not it a rush. When I went to buy my plumbing pipes, i thought of buying all the toilet accessories once and for all. So as not to go back there spending extra transport. And also, if you don't know much about security doors. The best time to fix them is before the plastering of the house, that is why I'm on it! And as a matter of fact, you know the gate has already been bought and the fence almost completed.
Anyhow sha, when the time comes for me to install those things I have already bought and the amount is in the net total, I won't have to add any prices.

I will say again, it all depends on what you want.
After the whole materials I have on ground is exhausted
I will post a picture of the house compared to the cash spent so far.
Because the gate house and security house would have been complete.
and the fence. Again, I believe I have mentioned
that my toilet accessories is inside that money(700k)
and my kitchen too and the burglary of my house
had been paid for and is still under construction(152K)

I see so many contradictions here, like who are we kidding
when kem4 posted here and said he has spent a total of
13.5m I remember people giving estimate at 10m to complete it
Now if 2m can take you that high(of course it did for some) without
compromising quality and you know 4m can finish a duplex(without compromising
quality). Why do they/you still give the man an estimate of 10m
Not like the house got a gutter roof or stone coated roofing was used
for it.

why not 4 or 6m? Ah! O Critical O!

but without compromising quality
for my own house I want to last as

Yes 7m is scary to some. But unfortunately for us both, its not to others. Even if my house discourage you,
its your prob, you learn to deal with it. Yet I know how many people has left a comment on it, how many poeple wanted the plan or to build something like that. I like anyone to do me a favor and show me where exactly you think I spend too much.

And I want to ask, 'mathematically', if you used 25 bags of cement for your German floor and it was 3 inch thick that is to say if the decking is 6" thick, then you are supposed to use 50 bags of cement for it right? I believe you did not. So why didn't you? lol

Or does it mean German floor are suppose to be weak? Because I remember Midas said German floor or no German floor, cements are supposed to be mixed is supposed to be same - I guess!


I guess that is what make my house different from yours. Its like a Diamond Neckless and a Golden or Silver one. All neckless but I heard diamond can last for 500million years And it don't just get destroyed, it changes to Lead that has it own life span as well!

Do me a favor, before you budget 7m for this kind of house(without compromising quality and you see that roof as your dream roof), you may want to go and get the price of this stone coated roofing sheet and the cost of having a gutter roof around your house. Trust me, they are not very cheap
maybe that is why we don't see them on every home!!!!

If the recommended ration of cement to sand is 1:3:3
and you mix 1:3:3 and my friend mix 1:8:8
and I mix 1:11:11
if the engineering study shows that a house can last for say 100year(you know for sure dey mean if mixed @ the ratio given and if
the materials recommended were used)
Now if first person follow advice and mix 1:3:3
his house is sure to last that long. But my friend and mine
won't. Funny enough, it will be worst for moi!
but it may take me 30years to find out.

Again, I can build a 4bedroom bungalow and roof with even 1.8m
I sure can. I know how to go about it. But NOT FOR MYSELF!

Like for example when I went to the market to confirm some of the
prices of my toilet accessories, I was shown a mixer for bath tub
and the price was N1,800. Then I the lady showed me another one
and said its goes for 16,500. She even confirmed to me that some
sells for 300 naira which she showed me. One thing I know for sure
not like expensive things means durable things o. But in this case
I guess its so.

If you remember I have said it times without number
that even 5m can finish a 4bedroom bungalow for you
but I assure you. "IT WILL SHOW"
What I can say it all is that; Everybody with their own
When I see some houses posted on this thread, I am
really very encourage. And so far nobody has show us with
with a bungalow that finished it with 4m or even 5m
the teacher that showed us his. Claim he has spent a little
over 4m and need about 1.5 to finish it up. Then the 8m guy
and the 11m man. You can go back an compared all these houses
and to see that their quality really differs.

And again, I don't think I am wasting money making my house as strong as
recommended. One midas guy came here talked, talked and talked
then the arguement was 1:3:4 (i bag to 6granite and 8 sand) and he said it is 1:3:3(1 bag 6granite 6sand)
and we saw here some other ratio which I won't mention

What I want to say is that, I will admit that I am wasting money. If and only if say about 5 people building in Lagos
(or less. They should just state the quality of materials used and @ what ratio they are mixing their cements to sand
and granite so I can know where my mistakes are coming from). Maybe people building a 4bedroom or 5 bungalow(the size of mine is a 2block of standard 2bedroom flat). But I will take it as a normal bungalow. Then let me see if anyone spent 4million to finish the whole house
or 5million or 8million or 10million to finish. Then we can rate each one of them. If all of them contradict mine, at least I can learn and adjust. Then if they didn't or they are in favor of mine, then I will just silent. That way I'm very sure people can see to know!

But so far the 3 houses posted here were in favour of mine(the 8m still needs to do some finish. the 11m still needs to though BIG no omonile - and no approval fee included and the a little over 4m a three bedroom flat still needs to spend 1.5 to finish up. He didn't use aluminum roof.) But I will forgone all those ones and wait for some fresh ones!

I still have enough roofing sheet to complete my security house and gate house
and above all I love what I am building!
I can never loose. Have shown you a house that was sold for 7m
on a half plot. if I build my house for 20m
and I want to sell it, It obviously will show and I am sure to make more!!!

Now if you like put pillar and if you like don't put.
I defy anyone. YOU CANNOT BUILD A HOUSE TO MY STANDARD
AND SPEND MUCH LESSER THAN WHAT I HAVE DONE(say even 500k less)

Again you cannot buy blocks 9" blocks for 140(now 145)
6" blocks for 130(now 135)
cement for 2300
pay bricklayer 2,500 per days job
labour 1,500
buy dredging sand @ 22k per tipper
Granite 120 to 130k 30ton(so far for my house, i have used close to 70 tons)
pay omo onile around 250k
pay 160k to get your approval
pay 50k to your community(for electricity)
used 5000 block of 9" even if you use 6" @ 135 now or 130 then(650,000 @ 130)
buy filling sand @ 8,500 and pack it @ 1700 or 1500
pay kapenter 3000 per days job
then have a solid gutter roof as mine
and stone coated roofing sheet(even if you use aluminum)
and still expect to finish it for 7m(impossicant!)

If you ask me, I don't think I have spent a little too much!
For me o, I am doing great! grin it all depend on lots of things.
If might decide to use 25bags of cement for german. Why I
am adviced to use 80 for mine which is good for me. Brabus
too was here and he confirmed 120 bags of cement was used
for his german floor - Good for him!

Another thing again I wan't you to understand. You see the
roof of my house right? If is really very heavy. Combine with
the gutter roof. So there is no way you don't want to use pillar.
Even my soak-away pit has got 4 pillars. So it all depend on what
you want.

Again we have seen about 3 different people post the cost of their house
here. Mike - 11m spend so far(omonile fee and approval fee not included in quote. Though a bigger house compared to mine)
then the other guy whose name I can't remember(said he has spend so far 8m and still needs to do the finishing).
then the third person - teacher.(said he has spend a little over 4m and still needs 1.5 to finish the house).

This is how I used over 350 bags of cement so far

My foundation - 60 bags
German floor - 80 bags
the gutter roof - 55bags
the plastering of the gutter roof - over 12 bags(7 to 8 head-pan to a bag of cement)
The fence; so far I have used a total of 60 bags and counting
My soak-away pit/skeptic tank took 10 to 12 bags(including the slap, the plastering of the inside and
the setting of the block inside and the 4 pillars and the other small soak away that is 6 by 6)
the pillars of my house, the lintel and the big arch took over 18 to 20(if not more)
then the setting of the blocks for the house took the rest.
I am mixing 12 head-pan to a bag of cement. Some people mix 14 to a bag
of cement. I swear, it is still okay! But some, 16,18,19 or even 21 to a bag of cement - Not advicable!!!

@Pettitegal, I think its always a good idea to build no matter how hard it may look, its far better than buying something you didnt know of. You can finish up Am Alone's type of house within 3 months if you have N7m cash. But you cannot get the same value in a house of N7m and you'll still spend nothing less than additional N4m to get to Am Alone's level. My one cent!

I dont like mentioning names but there's a friend who's a porter in Kent University that bought a house here in Nigeria for N20m but at the end he regretted his decision.
Brabus, you know I wanted to mention
your above point, but I looked at it and over looked it.
I will strong advice that we build, instead of buying
because once the plastering is done/completed, you can
never tell!
Can you believe so far I have used over 350 bags of cement?

Good Day everyone i have been following this Blog and it has been really interesting and educative trust me i really do want to own a Duplex but you know i have been scared of starting what i cannot finish so while am watching the progress of Sypder008 and am also using this medium to commend the Blog Owner Spyder008, Am alone, Maine, Brabus and every other well meaning Nigerian who has taken out his/her time to update this blog with his/her own experience and encounter.

@Brabus you uploaded the picture of this building and just like i stated in the email message i sent to you i will like you to forward more pictures and give me an estimate on How much it will cost to get this completed to the level of this picture excluding land and fencing as i have already bought a land fenced it with Gate all that is left is to start the building process.
@Spyder088 your advise and recommendation will also be appreciated
@am alone your recommendation will be appreciated as well

the rings I bought for the chaining of the fence cost me 500 per one(6" by 6" 10mm rod) which means extra 1,500
also, 10mm rod, I bought 3 length @ 1100 that will be use to do the rings = 3300
for the fillar of the gate.
total #4800
then plus my previouse cash spend on gate and the others

iron to hold barbered wires = 8,000
workmanship for the casting of the coping for the fence(has iron rod in it) = 24000
gate = 98,000
total = 130k
Net total = # 7113120.00

I met an agreement with the man
that will do it, and he will be doing
it for 24(workmanship that was the best I got)
the fence has a total of 4 concrete pillars
including that for the gate.
The casting commence tomorrow

Also, I bough those iron that will
help hold the barbered wires
and each goes for 200 naira
i bought a total of 40 pieces

cemented or so and the fence especially inside
the compound was not plasted!
