I am starting my fence on tomorrow, I went to book 2000 block 6" @ 130 per one(best price I could get) paid for 2 tippers of sharp sand @ 20,000 per tipper(10ton)[I have gotten a supplier for dredging sand for 20k per 10ton. This price is unbeatable!!!!! I was paid 24k before, and later got 22k which is the price everywhere. But now I have got a supplier that can give me for 20k, this is because the man owns the truck. The normal price is 22k at best!!) and paid 220,000 for 100 bags of cement @ 2,200 including tranportation. I am paying 8k for the digging(1 foot 6" deep for the fence) and the bricklayer is taking 55k for the fence. I will be the one to do the casting as well. Total: #583,000( I will add this to my total soonest!) @ Prince_onx Sorry sir! But above all, i said its a lovely house na!!!! ![]() |

It cost me over 200k. and it is inside my the above mentioned money man. . . . the roffing of my house alone, I paid 70k! The roofing of my house commence two day ago. And from the look of things, it is going to take 2 more extra days. I just hope you like the finish product of the roofing sheet. Total money spent on the roofing sheet alone is 1,466,000.00 435m2 of Stone coated tiles 870pcs @ 2700 ==== 1,174,500.00 94pcs of angle ridges by 1.45m @ 1580 ==== 148,520.00 3pcs of power paint black @ 3000 ==== 9000.00 40kg of stone nail @ 3000 ==== 12,000.00 20meter of aluminum verda brion for gutter @ 1100 == 22,000.00 Tranportation ====== === 15,000.00 Installation @ 200 per square meter ======== 85,000.00 Total paid: 1,466,000.00 This is the best I could do! I tried my very best, some places I went, the roofing sheet goes for as much as 3,480 per square meter. But i got is for 2,700.00 and the thickness is 4.5mm which is the highest guage(as i was informed) for the stone coated roofing sheet. The 4mm is a bit lighter. But the 4.5mm is quite better. But again, you can compare it to aluminum even 7mm thickness. Stone coated is far thicker and heavier! Peace |
@ Bros Kem4, To be honest with you, that house can't worth more than 10 million in Lagos(anywhere in Lagos, except was build in Lagos Island! Ikoyi, Lekki or any of those top places here in Lagos). But if it is in this normal Lagos, they can't spend more than 10million so far!). I love the design of the house, but I also like you to know from what I can see in the picture; It is a small house. Very attractive, but small. And I can bet that the contract must have gained up to 5million on this project alone. The toilet accessories are not the best(the wall tiles is very okay though!). But the accessories are not the best for you 13m. And even for 10million, he is suppose to install security doors for you(even if its china), not wooden doors. Poor/ fence designs too. But a very lovely house - just too small. Man, see tru talk, that guy done make up to 5million for your head! 10million will build this for a professional! 13.5million is for a novice! Considering the fact that cement price just went up, that contractor must have gained alot more. Anyways, the good new is that, if you land is say 2million, you can sell that house for 17million if it is in Lagos in around 2 yrs ![]() Peace. |

@ Demain_man Check out this quotations for aluminum windows. Please note the quoatation was forwarded to me my the engineer who will be doing my POP work for me. He has all the contact for people that does everything related to building. He is also a very religious person and he's very honest! He txt the guy in my presence to send him the quotation of aluminum windows. Later in the day the guy forward it to him. And he forward it to me(I believe this is a very honest quotation because the guy at first thought it was the Engineer that needs the aluminum). Aluminum window for sliding (imported) 4 by 4 = Each 7,000 x 10 = 70,000 5 by 4 = Each 12,000 x 2 = 24,000 2 by 2 = Each 4,000 x 2 = 12,000 Installation /transport = 20,000 Total: =N=126,000 Aluminum Sliding window(Tower Thick) 4 by 4 = each 10,000 x10 = 100,000 5 by 4 = each 15,000 x 2 = 30,000 2 by 2 = each 7,000 x 3 = 21,000 Installation/transport = 20,000 Total: =N=171,000.00 Quotation for aluminum casement window(they didn't metion if this is Towers Nigeria or imported. Though it is most likely to be tower's product). 4 by 4 = Each 28,000 x 10 nos = 280,000 5 by 4 = Each 32,000 x 2 nos = 64,000 2 by 2 = 9,000x 3 nos = 27,000 Total : =N=271,000.00(excluding installation) But when the guy met with me, and gave me his own quotation, it amounts to 470k plus!!! I guess because he saw a big house! Bros kindly compare the above prices and you will notice that they are not same. Towers aluminum is a Nigeria made aluminum and is more expensive/durable than all those imported ones, and again it is one of the best. First you need to know what you want, and use that to do you bargain!!!! Towers aluminum is more advice-able. But if you are not very much interested in quality, you can use the imported ones. Also, sometimes you may be paying for a quality one and they may mix it for you(imported an nigeria). And you will not know. What I advice you to do is to first try to know what you want and use that to do you bargain! |

@ Kuntash. . . @ Spyder 2 ![]() First let me explain something to you. You see we humans are all different. We have our taste, desire and we all reason differently. And just like every other human like myself, I have my own phobia. You may think I didn't do very well when I started the house but sorry to say, you may be wrong. Before I started my house, the price of blocks was 125 for 6" & 135 to 140 for 9" block! And the price of cement was 1750 at worst! Check my early post, I bought my blocks for 133 for 9" & 123(or so) for the 6" & the cement, I got it for 1730 per bag!!!! I bet you, it was very difficult even for me to get this price. And as a matter of fact, it took me up to two days go get that price. And they even supplied the cement to my site for that amount. Everybody that bought cement during that period bought for 1750(even those that bought up to 135 bags for their deck!) I have my own way of negotiating, and it has always worked for me. Now my bricklayer I paid him 280,000 to build the house to that level it was. Now let me explain some other things to you. HERE IN LAGOS No labour can serve two bricklayers cement and 9" blocks at a go! Considering the fact that 9" blocks unlike 6" is very heavy! And again here in LAGOS the cost of labour is 1500 at worst and bricklayer 2500 at worst(even most professional once's collect 3000). And for a days job, a bricklayer will set 80 blocks if it is 9" for a day's job and for 6", they can set 100 blocks. And If you put 80 blocks for them to set, they will not finish it because they count per block set. As in, if they divide one block to two, and they set them one by one, they count them as 2 not 1 because it was divided and was set twice. So when they finish for a day's job, you may be surprise to see that you still have 10 blocks to 15 blocks left out of the 80 you left them with. Now mathematically, if you calculate 2 bricklayers to 2 labour, for 5000 blocks(I won't involve the above method even though it is cannot be neglected in the field). Total cash is #250,000! Now not only that. You see the gutter roof casting The same bricklayer did it and it took a total of 6 labour and 1 bricklayer working from 9am to 6/6:30pm(which is a bit more than a day's job as the bricklayer has to give them some extra money). If I was to do it without giving it as a contract to the bricklayer, they would have taken up to 5 days to finish it. Now the total of this would have cost me: @ best 36,000(as it was done by the bricklayer) or at worst 48 (if it was to be done by me). Then again for the foundation, it took 6 workmen and 2 bricklayers(it was a ground work. So the supply of cement to the bricklayers was very high. So you need two bricklayers to move the job!) a total of 4 days to cast my foundation considering the casting to be up to nine inches high and 1ft6" wide. Considering the size of my house! So that will be a total of 60,000. Net total : 358,000 and of course you will/may get some discount. Now lets consider again the set of blocks that must have remained out of the 80 block that we exaggerated they will set for 80! and don't forget that they were still the once's that cast the bottom of my soak-away pit, plastered the inside, did all my 26 lintels, cast the my 12 pillars of about 14 feet tall and my big arch that has two extra pillars. Again let us not forget that they were the same person that cast the top of my soak-away pit that has 4 pillars and 2 cross beam!!! Now again consider the quality of the job done there! And yes I forgot to tell you that the same bricklayer came to me and was begging that I add some extra money to it after they were almost through with the work. He even told some people that he don't know what came over him to collect the job for that amount. for 280,000 in my area -- It is mind-blowing!!! !!! !!!! Though nobody is perfect! And I have learnt alot as well from this thread Thanks y'all! ![]() |

Cosidering the fact that this omorile has collect over 200k so far considering the fact that approval cost 160k(heard some ppl can do it for 110 in lagos without C of O) I thin I'm kind of doing great! Here are the updates on my project!!! I have paid the bricklayer and extra 5k for the jobs as a compensation because the contract did not pay him for 25k at all As a matter of fact, he ran into a dept of 12,500 with the labour he employed to work with him and it hasn't being easy for him I really felt for him and have to give him 5k to support him self He has been battling the work for 11days now, and still have 2 more days to work there!!! Also, he has being working from 7am to 7pm(which is above a normal day work) Even at 30k for that design, I believe I still did great considering the type of job that was done there -- Perfet! Supposing I was paying him per day job, we won't be working 7 to 7 it would be around 8 to 5 at most. And sometimes, he may even work till 4 and close for the day that is Lagos job for you! And that would have cost me more. And estimate of that would be around 55k. Considering the fact that you need only one bricklayer and one labour to give you the perfect job. If you use two bricklayers, you may save 7k5 but the hand won't be desame and you know my policy! Quality first, and the others can follow. . . . Mixer is that tap that work with your bath tub!!! Mine was 15k. There are some that goes for as low as 300 naira!!! The difference is far too much man. So when I went back to the market the next day, I went to price that same mixer and it went for 16k plus. One of the things that brought the price of fiitings down again was after they gave me the total cash, I still price base on discount and I got a discount of 50k(guess the money came out from all those pricess that was inflated) Okay again, the tap I bought for the bathroom pedestral was 15k Here I believe I most have being ripped off. Thought its original with a 5yr warranty but I think it was suppose to be like 5k or 7k at most. I never confirmed the price anyways. The brand name is Mmaat! But bros above all, SHINE YOU EYES BECAUSE IT AIN'T EASY ![]() |

DCGUY:I won't lie to you, BUT FIRST I GIVE GOD ALL THE GLORY!!!! The carpenters were not the best!!!! If Not For GOD's Intervention ![]() those guys would have killed me at the site ooo I had to shout and shout and shout!!!! I am very sorry, I cannot recommend them to anyone I had to use my own sense to stop them from jeopardizing the whole job. Again the round pillars took the carpenter 4 to 5 days to get it right(I kept correcting him!). Though I know how to follow him up! But I don't think everybody can. @ Mikedeoye, One more thing, please note we have varieties of all this stuffs. They may all look alike, but the their qualities will be different. As in they have grades. Like for example; The kitchen basin I bought cost around 24k brand name is Topaz! I will post the picture later. And as a mater of fact I have seen two Topaz just like mine and the first one was for 9,500(though it doesn't have double tray as mine. It only have double bowl) And when I investigated it well, I notice the packaging was okay(not as the one I bought!) And it has no guarantee!!! Then again I have seen another one with a 5yr guarantee. But it looks more like a fake or so!! Mine has a 15yr warranty! Thought it may just be a sticker as most people may think. But I Love it!!!! Remember the person was introduced to me by a honest person. Nobody is perfect!!!! I mean, some of the things I bought from them must have being inflated, BUT THE BIGGEST JOY IS THAT, THEY ARE ORIGINAL AND VERY DURABLE!!!! Now again, I went to the market to do some research about pricing because I felt I most have lost too much The bathtub, I saw it for 17k5 last. But i bought my less my house mixer I saw it for 16k5 too but bought mine for less The water heater I bought mine for 15k, but the price was around 16k(stand to be corrected! It is 15kg Ariston product) but there are some other things I believe must have been inflated!!!! It ain't easy!!!! But I did my best!!! |
@ Mikedeoye, When you go there, you need to go and do your own pricing so that you don't get cheated. Don't take my own price as a standard You know your choices may not be same. I bought my Bathtub for around 15k(twyford). It was made with fiber. I strongly advice you not to buy the onces made with Iron because of electrical leakage. I said I bought a set of WC, And Basin for 30k. Then the Jacuzzi I bought went for around 30 or 40k(Ideal Standard). But you need to do your own pricing there o! Because you may get lucky and get it cheaper!!! Then again, you don't want to buy a fake one! Then for the Jacuzzi(or whatever!) I wish I could show that to you also! But it is still inside it carton. I can't arrange it myself, I would have opened, arrange, snap and post the pictures for you!!! Peace!!! |
