When I started the foundation of my house,
I bought a total of 70 tons of granite(300k)
And from the look o things, I won't have to buy
anymore granite.
It was out of it, I did my foundation,German floor(took almost 30tons)
the gutter roof casting, the casting of my fence foundation(as you can see
in the picture).
still out of it I did all the casting of my soak-away.
The granite I have left now is sure to complete the foundation of my security house(including toilet)
Then I will still use part of it to complete my over-head tank.
Also the pillars of the gate, and every others works I will be needing granite for
at the site, will be completed with what I have left --- Sure!
Peace!!

PropertiesRe: The Real Cost Of Building A Six Bedroom Duplex by AmAlone: 11:49am On May 02, 2011
Bros Payless,

The roofing alone cost me 2.1million

The roofing sheet cost 1.5m
the wood work cost an extra 600k(including labour of 150K)
I still have about 50 woods which I will be using for the security house
and I still have more than enough of the roofing sheet to complete the security house
for me.(My security house will be a big one, with a toilet attached).
{Peace!!!!}

My house is not square or rectangular in shape
but it measures 46.3ft by 65.4ft
then the gutter roof shoot out at almost 1ft 8 inches
so if I add that, I can say
48ft by 67ft
Peace

@Fanky,
I will say they are both same, just the design/pattern
differentiate them. They are both beautiful as well.
But please be careful when you choose color. I can't
say for Gerald tiles but for metro tiles, the black is the
best. Also, the brown(pure brown) is mind-blowing as well
but any other color to me is like a waste of cast, because
it won't give much beauty to your house. But they are all
very durable.
Good lucks

Cost of construction in Ajah
is quite different from most parts of Lagos
Everything is inflated. Blocks,Woods,Labour,Cement,Omo onile,Bricklayer,Carpenter
EVERYTHING, INFLATED.

I also learnt Dry Land No Dry Land, In AJAH
you need a raft foundation(especially for upstairs)
So bros tonjon, I will advice that you get an engineer
to give you an extimate.
Not to discourage you
you can get it cheaper than you expect if possible
but I strongly advice that you take your time
to get the estimate before you proceed

hasyak:
will appreciate if you can post some of the pics of the doors and prices.

thanks.
Bros no vex, I don't have that mind of
taking pictures of thing I'm not ready to
pay for yet o! I don't want to look like a
spy o! lol
Anyways, I got some fair prices and still
have not seen what I want especially for
my entrance and for the entrance to my
lobby.

Because I will not be using flush doors atall(lovely wooden doors)
The flush as was told sell from 12k to 32k
But for the door I choose for my rooms sells for 46k(but will get a 7 to 8% discount or more)
Then for the main entrance, I am still kind of looking.
I saw a bullet proof one at Mushin(went there today again) and they were calling 145k(didn't negociate)
and again, I saw another door @ one other company I visited and they were calling 120k(I told them I will
pay 90k sha). It is very solid, but not bullet proof. And one thing I noticed is that; It was even kind of more
solid than the one I saw at mushin that they were calling 145k. They claim it is bullet resistance. But when I complained
to this company, they told me those are not bullet proof, that bullet proof doors can be extremely heavy, and you can
never get it for as low as 150k. Even if you are buying it from abroad. That they are just calling it bullet proof. That it is just
a security door, and not bullet proof. Don't know how true this is anyways, just thought
I let we all know!

Furthermore, I notice some steel doors sells for 130k and they are not bullet proof
so how come bullet proof will sell for 150k(na wa oo)
Anyways, the other company Mike introduced to me, it cool and that is where I saw
the 3ft doors i will be using. And I saw their bullet proof doors there, and I must confess,
that looks more like bullet proof and they are very sure of it. Again, they gave me
a catalog that shows the inside of it, and I must say, I am very certain it is.
For the 4ft, it is going for 206k or so. But it looks more like an office door and
I don't thinks it will add much beauty to my house
Peace too y'all
Peace!

spyder880:
I think 4m is still possible without accessories like tiles, toiletries, wardrobes and doors/windows. But it can roof, plaster and paint the whole house with normal cement floors.
This is because I still feel that all the whole works till the decking is cast will contain between N1.8m, raising the top floor and lintels, topping the block will chop N700k, the roof will chop around N800k and the remaining N700k will be used to do some finishing works like plastering, flooring, some electrical works and other small works. If I decide to use cheaper wooden doors and ordinary aluminium windows (without net) I might even do the doors and windows, and if I choose to go cheap and use the cheap toilet seats around, the money may even be enough to complete the house sef, lol. I am not a big man like you na, lolz.
Hmm hmm
I thought what you meant by "to painting level"
you meant you must have done those things mentioned above.
I guess I misunderstood you
maybe because I have not seen any house that has
been painted without those things in place.
Anyways, I believe it can. It just depends on
what you are using for the finishing!
I wish you what you wish yourself
Goodlucks man!!!
I am going to the Door company
Mike introduced to moi
Will get in touch with you later man!

Do you think 3m to 4m
As you stated earlier will be enough
to take you to painting level as you
said before?
Yes I noticed the rise of building materials

@SPYDER
THANKS FOR THE RESPONSE AND I AM HIGHLY IMPRESSED WITH THE WORK GOING ON IN THIS THREAD

@AM ALONE
WHATS THE ADVANTAGE OF USING FEWER LABOUR OVER MORE LABOUR ON SITE(PERSONALLY I LIKE THEM FEW SO THAT I CAN MONITOR THEM)
One of the reason we need to monitor them, is to prevent them from stealing our cement.
Bros, I will say there is not really any advantage/disadvantage to fewer of many labour.
It is just my choice since I am not in a hurry!!!
If I am in a hurry, I can use as much labour as possible(I just need to be sure that
they are all professionals).
Furthermore, I try to make sure my Labour/bricklayer comes from afar.
So I don't need to worry much about them stealing cement or so.
Because it will take time before they can gain familiarity with people around(they can sell to)
and as a result, they can hardly sell/steal my cement.
Again, I have another eye that live very close to the site. He's very honest and
straight forward.

However, I visit the site daily & cannot stop counting my cements  cheesy cheesy  cheesy

@ Mike,
I will like to check them out!
I learnt also that I can fix 6" door
on my 9" walls.
But if I could get SOLID 9" door of 3ft long
for the rooms for 30k, that will do. cheesy
Also, I have 3 set of 4ft doors that are 9" Long.

Maybe what I will do is; Reduce one of the 4ft doors
to 3ft, and increase my entrance door to 5ft and go
for one of those Isreali doors of 5ftmen it has to be extremely beautiful
enough to worth that moneeyyyy

Mike, please how do I reach you? cheesy
Or if you can give me their address to try them or your email or do I get your fone number
from the welder?
Apart from the quality, I hope their doors are beautiful to a fault sha! cheesy
Spyder abeg grace this page again with some of those lovely pics cheesy
