Tinapa Free Zone and Resort, Calabar which is widely regarded as Africa’s Premier Business Resort and the only retail and tourism based Free Zone in Nigeria, is dying. Tinapa is generally regarded as the major single investment of a state government in the country. It is a multi billion naira investment of the Cross Rivers state. At a time, no other Free Zone offered as much service as Tinapa in the West and Central African sub-region. But the resort is now a ghost of itself.

The pre-built retail and wholesale accommodation measuring about 65,000m2 earmarked for letting as stores and warehouses in four composed emporia of about 10,000m2 each, with several line shops, are now virtually empty as those business outfits occupying have closed their businesses and relocated from there. The open exhibition area for trade exhibitions and other events that was hitherto busy, is now very dusty. An indication that it has not been used for long.

The entertainment strip which  comprise spaces for a Casino, an eight-screen digital Cinema, vintage international standard restaurants, a night club and pubs have all closed to business. The artificial tidal lake that feeds from the Calabar river, which used to flow beautifully into the Atlantic Ocean, which serves as a tourist’s attraction, was quiet and deserted at the time this reporter called. Water sport, an activity that includes fishing, that was an all day event, was no longer happening.

Tinapa’s man-made beach where leisure events were being held, is now deserted. The two hundred and forty two (242) room international three star hotel named “Tinapa Lakeside Hotel” being operated by the African Sun Hotels, South Africa, one of Africa’s leading hospitality managers still exists,  but with very low patronage. The movie production studio commonly referred to as “Studio Tinapa” or “Nollywood,” believed to be the most modern film production studio in Nigeria, is not in use.

The full scale shipping operations commenced by Tinapa in September, 2009 with the introduction of MB Batic star-ship carrier, that has the capacity of moving 4,500 to 36,000 metric tons cargo/container vessels, is now totally grounded, and the ship has since withdrawn its services from Tinapa.

However, the Water Park and Leisure land,  comprising a collection of children and adult size pools, water slides, a wave pool-surfers delight, a lazy river as well as a bar and restaurant , was bubbling at the time this reporter visited. But a security man around the area told this reporter that it was because of the Easter break that the children came. He said the last time the place was used was during Christmas.

Perhaps, what is not physically affected by the dilapidation of structures in Tinapa, is the good internal and external road network that ensures quick access to the adjourning manufacturing based Calabar Free Trade Zone, the Calabar Port, the Margaret Ekpo international airport , as well as the Cross River State major highway,  leading to neighboring states within the region.

But the Assistant General Manager (AGM) operations of Tinapa, Mr. Francis Ekom said the resort had taken off fully at the onset. He said most of the companies that mobilized to Tinapa could not operate fully, because of the delay in enacting the enabling law. He said because Tinapa is not only a resort but also an export processing zone, there was the need to enact laws providing for proper operations.

“These laws are enacted by the National Assembly and you know it takes a long time before the laws are enacted because of the long procedure. The delay in the enactment of the relevant laws was what made some of the investors and companies that started doing business here pack out of the place. So many of them that we started with, have actually left. But now that all the necessary laws have been enacted and are in practice, a lot of them have indicated interest to return.

“There are new investors that were not even here the first time, that have indicated interest to do business with us, and are in the process of moving down here. We are picking up now and in due course, everything will be in place far better than it was before. Our only problem was the issue of enacting the enabling laws. That has already been done. We have no problem with that again. You can see that activities are taking off fully now,” he said.


One of the people seen doing business in Tinapa, Chief Emeka Cletus said despite the good roads that exist in the resort, Tinapa does not have an independent transport system, which  can ease the problems of having access to and a transport system within the resort. He said that has been one of the areas that requires immediate attention.

“Government and the resort do not have to spend money to provide the required transport system. They can always open opportunities for private investors in that aspect. Because Tinapa is located at the outskirts of Calabar, it is difficult for anyone that is not mobile to access it. Even when you arrive the resort, it is also very difficult to move from one part of Tinapa to the other, because the place is very big and wide. There is need to have dedicated taxis and buses , that will be transporting people to and from the town,  and some Keke NAPEP that will be shuttling within Tinapa.

“Former Governor of the state, Donald Duke who conceived the idea and built Tinapa, had the vision of making Cross Rivers state not only a tourists’ attraction state, but also a major trade center where one can do business of international status. Duke got the idea of Tinapa from Dubai, and he was able to build Tinapa to world standard. It is painful to note that for years now, activities are at a standstill and nothing is happening at Tinapa,” he said.

The close proximity of Tinapa to the Calabar Free Trade Zone, as well as the Calabar Sea and Air Ports, presents opportunities for manufacturers, retailers and wholesalers to expand their activities due to increased trade. The Cross River State Government, initial promoter of the Zone, has executed a loan agreement for the construction of a monorail connecting Tinapa to the airport, to further improve accessibility.

Chief Cletus said government has made adequate arrangements for uninterrupted power supply at the resort, by making available dependable and independent power source. He also said government has provided integrated information and communication technology infrastructure,  to ensure that investors are able to maximize time, as well as operate efficiently and effectively with the aid of information technology.


A shop keeper at Tinapa, Emeke Nwafor said he made sales of N4,500 within the past two months from a set of tourists that spent a night at the resort. “They bought Ankara cloth from me. There is very low patronage here. People don’t like coming here because it is far, and there is no activity around. But the place has very good location, because of its nearness to the Free Trade zone where most of the manufacturers operate from,” he said.

Some of the children seen playing around said they were there with their parents for the Easter break, and admitted that they were actually enjoying the different playing apparatus provided at the resort. Little Kenny who said he is a primary 3 pupil at a primary school in Calabar, said he would love to be at Tinapa every day to play at  the kids garden. But the artificial Tinapa lake which used to be one of the most attractive places in the resort, was deserted at the time this reporter visited.

What has expense got to do wit a capital city bro? u didnt mention washington, preferring New York, the Lagos parallel of America. anyways, if a  pad is worth 350k, even in maitama, why let it out for 3.5m just because Abuja is supposed to a capital city? About not being satisfied with i have? i never said i had much mind you.Living the good life, catching your trips and having value for money especially in Lagos depends on what circles you move in, not necessarily what you have in your pocket. I could take a girl out to the club and offer her a bottle of Henny XO, which she knows goes for 70k. what she doesnt know is that the treat could be on d House, the bill to be settled from the Manager or owner's account. I have many such friends, such little favors are a given at their places. As for having a car? A house? Means nothing to me, thats elementary. My car in Lagos, I have not driven in 10months. My house is still under lock and key till now. What I always had in Lagos was always change-mere stipends to tide me over, pay the bills- BIS, DSTV, Internet,bla, bla,bla, gas, groceries and keep my girl in some relative comfort, which ofcourse, is never enough for a woman

I schooled in lagos( BSc and Masters) n I ll tell you Lagos is social and fun but Abuja is a relatively sane city!!, by the way what is your occupation? Relying on politicians in power? We don't pray that works, we pray for an ideal city n nedless I say either u re telling some lies or u re greedy,, getting tired of all "those" Abuja has never been known for all socials so what do you want?
Am not relying on politicians bro, but you must canvass them as  major clients if you must make it big, especially in a city like this. I am into Corporate and Financial communications, forget the fact i seem to live sybaritically, so their business is my business, their finances, my business too. and am not greedy, cos maybe picking a N350k cheque t oyou in Lagos may seem like big money, but in reality its not at all- bills, bills, bills, then ofcourse, champagne and the good life, depends on lifestyle really.Living Lavida is not wrong, so long as you can fund such a lifestyle and not worry about how much you have spend after a nite out or fretting about a major investment you've committed yourself if something goes wrong.

I have decided to share this topic because of the experience of another poster on Nairaland who compared and contrasted his experiences of Lagos and Abuja in LAGOS AND ABUJA, A TALE OF TWO CITIES and I cant agree with him any less.

I have been in Abuja close to a year now and I can say I somehow reside here now. I have always noticed that there often seems to be sort of comparism between Abuja and Lagos in informal discussions of Abuja residents many who try by al means to convince you that Lagos cannot hold a candle to Abuja.

How wrong they all are because I have lived in both places and still live in both places…I have led a vibrant business and social life in both cities so I guess I can say a lot about the pulse of both. I have also been in this town-Abuja for about a year now and lived in Lagos ever since I can remember, and even if someone chooses to go academic about comparisms between both cities, Lagos is still light years ahead of Abuja.

I also used to live in Lagos (and still do because I still maintain my apartment there-Ikeja to be precise). I also live in Abuja, gwarinpa to be precise, and though I must also add that I have not been to Lagos in 10months, I am still abreast wiuth evrything that is happening there.

I was always being regaled with tales of Abuja all through school and having a brother, 2sisters and all my secondary school friends lving and working in Abuja, it seemed dumb to many that I had decided to make Lagos home. Lagos was too hard, too tedious, too hectic for a young man to be living…I had to move, I had to relocate, I had uncles in government now, they were in the corridors in power. What was I doing picking up stipends from unappreciative clients when I could be running multimillion naira projects in Abuja. Didn’t I want to clean out and get married?

I started listening to all their arguments, I started believeing them, I started thinking Abuja.
Soon enough, everything about Lagos started irritating me. I started feeling tired of their Lagos, as it was almost becoming my abomination- the traffic snarls, the congestion, the smells, the decay, the danger and all the ills I had never bothered with before. I started seein Abuja as my Eldorado, my utopia, my vista to a new world. I felt Abuja represented a better proposition a better package.

On an exploratory 2day visit in August last year, I was sitting at the breakfast table of one of the most powerful cabinet Ministers of the Yar adua government. I had done that within 48hours and when I remembered the ceremony that often attended seeing a mere bank ED or MTN or ETISALAT Manager in Lagos, I I became impatient with Lagos. I had got tired of shuttling to VI everyday, answering summons from clients in Lekki and Ikoyi. I got tired of taking mere N300- 500k cheques from clients in Ikeja, Surulere and Festac with their attendant wahala. I started dreaming drafts of N10million and above from politicians in Abuja.

On the social front, I got tired of the Silverbird galleria, THe Palms and Shoprite and Mega plaza. I got tired of my usual haunts- Caliente and Auto Lounge in VI, Insomnia and Coconut Groove in Ikoyi, D HEAvens and Mastoids in Festac, Metro and Page in Ikeja, I even tired of my favourite skin bars- Wallstreet and Club Unique off Allen in Ikeja, got tired of partying at Oniru beach every Sunday afternoon, got tired of Takwa Bay, La Campaigne and Eleko Beach, I suddenly got tired of my Ikeja crib and my car, I wanted Abuja to give me bigger things. I felt I had seen all of Lagos, so off to Abuja I came, practically moving my office. I will hit it in no time, I had uncles, Ihad connections, I had family and Abuja was where the money was, and as my friendskept saying…dem just dey butcher money for this town.

I came and found myself in Gwarinpa and though I met a neater city, cleaner, ‘seemingly more sane,’ I soon realized Abuja was not the deal. I came on the back of several top Yar adua appointees. I had hardly settled down before Jonathan, in his Yar adua tsunami kicked most of my ‘ogas’ out. I could not just go back like that. I had to see what the city had to offer outside my yar adua men. 10 months on, though I cant say it has been hell, I don’t think I have enjoyed myself. I remember in Amigos at Wuse 2 yesterday when I was telling a friend that I wasn’t enjoying Abuja, he said it was because I hadn’t hit it big yet. Do I need N100million to enjoy a city?

No way.
From business to socials, I have been everywhere in Abuja. I have tried to run 'packages' with Senators and Reps at the National Asembly, tried to run things with Heads of Extraministerial parastatals, but this town is too slow, people too thick- everything goes to girlfriends and proxies/fronts. On the social scene I have popped champagne with friends everywhere- Cubana, Soho, Basement, Play all in Wuse2, even the red light excelensio and Upper Lounge, practically made the new Terminal 5 my home in Maitama, hung out severally at Tucano, Aristotle and and the new Platunum Lounge at will. I have seen the best places, but while some of those places are even classier than their Lagos counterparts, the ambience, the excitement is not the same.It was always fun been at my hang outs in Lagos,but the nite experience is just bland here and unenjoyable. The girsl are ok, pretty, but nothing compared to the Lagos girls, the whores more expensive ofcourse (though, I don’t go with them, I always ask them how much their services would cost- one, called Chantelle- seriously told me $400 the other Friday nite at Krystal Lounge- in my estimation, she wasnt worth 10grand).

Abuja is criminally expensive and the residents seem to be very happy that their town, our town seems to be so expensive even though, they never get value for money. my laptop powerpack that costs about N2k in Otigba ie Computer Village goes for N3k5 here, a three bedroom flat that goes for about 800-900k in Ikeja will go for N1.5m in Wuse or Garki here.

The shopping experience is dry because this is a Land of plazas, so no room for business owners to be even creative in use of their environment as most cant use stand alone building s of the likes of Collectibles, Fussion, Talk2me in Lagos . The lifestyle malls, a major cornerstone of the Lagos life is just merely alive here. At Ceddi Plaza for instance, half the place is empty, no tenants. The few- Selara faces, Café Bon, Kilimanjaro etc etc struggle for patronage. Nokia and barcellos have already moved out. Sundays when the place should be a beehive of activity, the place often looks like a ghost place. Every body travlls out of Abuja by weekend. The lease is so expensive at places like Cedi and Grand Square, many residents, even though they can afford shop space there, can hardly break even if they opened shop.

Most of the big people here were mere politicians or commissioners in places like Gombe, Lafia, HAdejia, Potiskum but with plenty money. When they are suddenly given appointments in Abuja as DG's, Executive Secreataries, their wives who are supposed to rent places like Ceddi plaza etc dont know what to stock though they have money to even rent. Where do they go? So, all the malls keep struggling for the same tenants. Not like Lagos where the average unilag girl knows where Dubai is. So if she stumbles on a man who is ready to invest 20million on her, she starts making inquiries at Palms Mega Plaza for shop space, while booking her Dubai or London flight simultaneously to go shop.

A trip round the Abuja Silverbird e-centre will tell you that most of the shop owners are from Lagos, since it seems Silverbird started their marketing effort right from their tenants at the galleria, bringing in the likes of Montaigne spa, gene bendi, Mango, Diva, etc. It seems more lively anyway, though who ever you see at Ceddi at 12noon, you also see at Silverbird at 1pm if you go to both places. Silverbird have a 12screen cinema at ther e-centre but in all 12halls, you can count about 50 people cummulative for any given 2hour belt during a week day. But because they own it, they can keep it running. If a Nu metro went to rent a cinema there? They' l be in the red in no time.

The residents seem to be happy that they are being shortchanged, afterall their town is more expensive that Lagos, so is more sophisticated. Wrong.

The verve, the anticipation, the excitement of Lagos is not here. In Lagos, everybody has money- the alaba pirates, the clothes sellers on the island, the lace merchants of isale eko, importers, building materials people, consultants,advertising practioners, common traders everybody. Here only four categories of people have money – 1. Presidency officials and politicians like PDP topshots, Governors, Commissioners etc 2. National Assembly Members- Senators and reps 3. Top Government functionaries –ministers, DG’s ,MD, Executive Secretaries. The private sector, hotel owners, land speculators, agents and a few business people are doing ok…less than 5% of the population, so money circulates only within very few hands.
So majority live in places like Nyanya, karu, gwandara, ado, masaka, kubwa, dei dei, Zuba etc and take more than 3hours to reach Abuja town everyday. Only ver few live in places like Maitama, Wuse2, asokoro, GArki and the new estates- sunny vale, sun city, citec etc.

Me I have seen the city and once a project I am running with a former govermer, former minister and current senatorial aspirant comes on stream, I am going back to my Lagos, there is no place like Lagos.

My girl is at loggerheads with most of her uncles because she feels they try to tell her what to do. as a consequence, she doesnt cal, them, doesnt ask them for anything, behaves as if they do not even exist, to her, it is better for her to go hungry than have any uncle trying to tell her what to do, dats the kind of woman i am saddled with.
controlling dis sort of woman is damn difficult, she is sexy, so men r always begging to do her favors, give her money, marry her, so long as she f***ks them. A woman like dat knows hse has plenty of options too if she decides to be promiscous. so a guy trying to control her is up to his head in work. i profess plenty of love to her, show her care, at times even go out my way to please her, so dat shd make me a no control guy abi? but, den such guys shd be d wimps not so? am no wimp. i still stamp my feet on the ground wen i feel its necessary. wen she tells me she loves me, i ask myself, does she want anything from me? when she behaves over lovingly, d red bells go up, is she setting me up as a sitting duck, she's pretty, i may love her, but i take verything she says with a pinch of salt, no control guys r not supposed to do dat, do they? plus after five years, she still hasnt left me, yes, we've had our own fair share of fights n disagreements, she has walked off with a guy right infront of me be4, av seen her in d club with d other man who was (or prbably still is, in her life), but by and large, i account for atleast 70% of her time. d remainder she shares with her friends, family, and the other men in her life. And its not as if she is waiting for a better man i always wonder. she has dozens of options. She gets propositioned countlesssly by men, many of them over the last 5years- richer, more well to do (maybe less swagger or ayajj) but definitely wit more to offer, atleast in d short term (dats wat many women look at anyway) , many of dem from her tribe(she\s Ibo) but sum how one way, we have stuck, sumhow, i feel she may have even been tempted or tried to date one or two, but it may have come unstuck, ders nobody she is seeing consistently, I shd know because i stay in the same house with her in Lagos (we dont live togther, but their flat and mine r in the same compond). Now, av temporarily relocated to a Abuja she has also relocated to meet me after 3months. So, i always wonder why she has seen many men, but she doesnt go off with any of them, when i know atleast 3 who have tried to buy off the mother with money but she hasnt caved in, yet it doesnt seem as if she sends me dat much.
And dont think am an articifial control guy either cos, am not rich, just a struggling bloke, today i have money, next tomorrow I dont, i  have always been my own employer since i left school few years ago, so i dont have a big office to show off, neither a big flat or sumthing, i stay in a simple mini flat, though i can still afford my dstv subscription anytime i have money. Wen we started i had nuthing, no car, no money, i was squating with a friend but she still liked me even then.infact i feel she liked me more then when i had no car and could not even afford to give her d 5k or 10k for hair as i do now. And dont think she doesnt like good things- she does, being fair, she is the bling bling sort of gurl who likes gold, flashy clothes and champagne. She is flashy, very flashy, but without totally managing to giv her all dis, i have still managed to kip her from thinking i dont giv her nuthin.

Her birthday is 2moro and i have to take her and two or three friends partying at one of the clubs around. she knows and i also know dat at d kind of places i like and she also likes, we cant drink beer there, so i told her we'l buy a bottle of champagne outside and take it along, dat was our style in Lagos, we'l go to obalende around 1am, buy a bottle of Hennesey for 4k, she'l put it in all diz dem big handbags and we'l take it inside d club cos inside, a bottle of hennessey was 25k.even if i have 25k, ders no way i'l use money like dat for champagne, atleast for now. wen i told her we'l do d same thing ere, she merely shook her head and said, ah, ah, so i have not stopped dis my lagos life, guy must put up appeararnces naa, except i take her to one road side beer parlor.

But then because we always lived togther since day 1, calling her was never really an option. She was always in my place in the morning and by evening we always went out together. Ours is a mix massh really. I moved her from Lagos to Abuja, n wen she came, it was her money i was spending, she was d one buying me beer, buying food to cook for d house, and all cos i was damn broke. She never really complained much though.
On d 15th day here, we were at home, den she left around 8.30pm. wen i called her around 9pm,she said she was around,she went to buy sumthin-wen she has a houseboy to send. i suspected she had gone to see one of her toasters. i waited till 10pm wen she came back. i simply threw her things out, and refused all entreaties dat she atleast pass the night. Dat may have seemed hardline abi? but a woman a man has under his control cannot leave his house for one and a half hours at night for wateva reason, can she? dat was a month ago. i have since gone to beg her and say sorry, she initially said it was over between us, i threw her out into the night in a town she knew nobody. she has since relented, weve hung out a couple of times and shes now staying wit her aunt, but she has still refused to pack her things and come back. i guess der, she eats free food, doesnt pick any bills and is comfortable. my place wasnt that bad, a big house, with dstv and a houseboy she could boss around, though the house is my friends and we share bills. and its not about Koboko control really, i guess some guys have ssshagged her better dan I have or ever could, but dey r nowhere around her today.
So, i fill am not totally in control, i dont  have her on a leash as I would have expected so i'm now wondering if am d no control guy at all sef.
I think why dis gurl hasnt left me since may have to do with psychology.Fine, she has ner own indisetions, has all d chances to be promiscuous and kip jumping from man to man, but so far, she hasnt done dat. where i have a hold on her is d mind, i think av bin able to create a feel good factor around her wen we r togther. i tell her wat she wants to hear, i increase her sense of self worth and make her feel good about herself. Her sense of vanity is inflamed, so i shore dat up n give her assurances, she frets endlessly about her future and i always give her positives to look forward to. I feel dis is wat has kept her to me since cos i know its not about money, koboko, or assets. I think its d mind, dats d basic difference between me n all d other men in her life.
You r d man who knows it all, so wat type of control man am i? I wish I could say i was the true control man but am not, wish i were the articificial control man, but i lack d capacity, but, will a no control man kip a smouldering, sexually active and very much in demand woman wit him for 5years? So where do i stand wit d control thingy, my man?

guy, i feel u, but hers is a psychological problem, its medicall, it seems wat eva u give her, she\s still shag others, u shag her well, u give her money plus wat she gets so money is not it, its psychological asides therapy, ders nuthin u can do, run, i had a similar though lesser proble, my own gurl was just a flirt, she loved flirting wit men, not necessarily sleepin wit dem, but it riled me no end, we'v dated for 5years now, n though i suspect she has slept with maybe a couple of guys since we started, she has not taken another boyfriend since me, though i know she still sees, probably still sleeps with the guy who was with her before me.

No long thing? why all the drama to talk to a gurl? The one thing i always keep in mind is, no matter what, get a number. Normally I simply walk over to a gurl I like(if its on d street) n say 'hi, saw u from over there and came over to say hi.' If its at d club, I walk over to her ask to buy her a drink or tell the bar tender to give her a drink(if she's not poppin Hennessey of Cristal o). Or the simple 'hi, u look nice, thot i shd let u know' to the bland "hi my name is Apache, lets be friends".

Bottomline, is am always looking for an opening. The most difficult part is the first thing to say especially if she is in the midst of friends. Last gurl i toastd, i saw her on d street they were like 4 of dem. I watched dem go over to an ATM. She was sandwiched between her friends wen I came, I simply told her I had to park and walk all d way to say hi. She warmed up n in 5minutes later, she gave me her number.

Forget all dos tips u read o, ur sentences shd be short, no long winding sentences, dat av to delay her response for too long, u can tell her ur name, but dont ask for hers till u've put her at ease and drawn her out.
