But what I’m trying to point out is that we can get our wall 70-80pec smooth without screeding.
What most people/ artisan believed now is that only screeding can make your wall smooth which is very wrong there poor handling of job make client believed them ( artisan).
More so you can get your paint well smooth without screeding, if your wall is nicely plastered coupled with prima as undercoat.

I like your submission. In design and construction, professionals need to understand cost control and how to achieve best with limited resources.

I thought that screeding of external walls also brings out the smoothness and finess of paints. When walls are not screeded, the beauty of the final painting work tends not to be that smooth.

You are correct with this. eg. Satin paint on screed wall does the graphics.

Screeding also helps to ward off retention of rain splashes on the wall. I stand to be corrected.

This is not absolutely truth. Water defaces screeded wall especially wall screed with white cement.

How will they attract investment into Ogun State that way?

We have 6-7 projects like that they we would be paying over ₦45m to get ordinary approval.

Note that this is still different from cost of obtaining C of O. By the time Lands Bureau bill you, theirs could be as high as ₦5m to obtain C of O. Cause of revenue, government fees is higher than cost of investment on project

No wonder almost all Gas Plant and Filling Stations in Ogun State do not have approval due to insensitivity of government.

Wouldn't it be better to slash the fees and invite more people to come forward for approval than chasing people away?

We went together to their office to protest the amount. You wont believe that what was on the original receipt requested by the government was just #5000 whereas they brought #150,000.

The large cause of the problem of this country are the citizens.

1) How deep is the crack?

2) If you plan the decking of roof right from foundation by installing columns and column bases in the said position, you can go ahead with decking but if not, kindly move to doing scaffold.

When am not dumb. Am just trying to let you know the unpleasant characteristics that occupied Lagos is now spread to Ogun. It went beyond this even to aspect of revenue and task. All these were known within a week.

I’ll agree with you if this is happening in Lagos but in Ogun or Ibadan or Ondo state where almost everyone can afford to buy land and build a house, this will be as easy as pie.

If it’s taking so long for a 5k form to be oversubscribed, you should understand that there are many doubters and those who felt they have better alternatives which makes it easier for those who have subscribed.
I did my maths already and I found the N5.5m 2 bed carcass a worthwhile investment when I consider the following:

- Cost of land
- Cost of documentation
- Cost of building a 2 bed apartment expandable to 3
- Cost of providing infrastructure (road, electricity to say the least) There’s fence, water and adequate security.

For me, I knew I’m getting a house or three from the Scheme and it’ll come easy. This ain’t my first buy. I got Laderin in 2009.

Sir, Ogun State is not different from Lagos. Am not condemning the scheme from being truthful, it might yield expectations but human involvement is a problem. I was still at there Revenue office & Town Planning of Ado/Odo Ota this week, come and see the assessment that was worked out. The woman added a "sum" personally for herself without naming it anything. There, you pay cash, they will be the one to lodge it into state account.

It cannever be far from that so far it is in Nigeria. Even if the government has made it low-income earners, the civil servants in the commission will sniff live out of the beneficiaries. I doubt it if it will be easy as next had put it.

Let me explain, like you have to pass through the kitchen before exiting the house...

It can be placed in anywhere you want it. I have a client that fixed a door (exit) at dinning area apart from the one he has in the kitchen.

It is usually placed in Kitchen because that is where we also spend much time, much activities go on there.

Also, incase of fire hazard, smoke and heat generated during cooking, it is easy to exit than taking another route.

Just tell us you want to show nudity.

The question now is which of the views should we use, which do you think looks better for this house we are just starting to build?

Would you dress your concrete cast fascia with plastering before roofing commences to avoid interference or just do a complete roofing and then a complete plastering of the entire building when set?
Am getting conflicting opinions from my caretaker, architect and site engineer.

Is better you complete roofing before plastering the concrete fascia because if it is vice versa the plastering will be defaced.

The only con of machine drilling is that it is more expensive than handddrilling.

Pros
1) You get accurate drilling.
2) It can break rock or hard stones encountered during drilling. Manual cannot do that.
3) It is les labour intensive than manual drilling.

You only need structural if you are building more than one floor and if the land is technicality.

You got it right. The government have no foresight in housing at all despite its rapid development. If major roads were constructed, Ogun state should be standing shoulder to shoulder with Lagos in times of population.

You cant spend excessive on foundation and spend less. What is on top that is always visible to eyes will be more money taking than what is beneath. Same with land.

Words fail me to express my gratitude to Gbadexy for being a shining light in the midst of the darkness I have seen from suppliers and artisans throughout my period of building my house.

I had watched and followed his comments for over two years.He supplied me basecoats and paints from lagos to Minna.He offered to share the tranportation cost with me by 50% and gave me extra base coats.

I have read some reviews about @money121 here and I was at times doubtful if they were real! Well, I decided to give him a try on my roofing project and here is my story;

I contacted @money121 (CEO Imran roofing) on WhatsApp to let him know about my project and he asked for the roofing plan which I sent and he gave me a rough estimate pending when the wood work is completed and the actual measurement can be done. Two weeks after the wood work was done and he then asked me to send him actual measurement so he can get load the right quantity of materials to my site in Ekpoma Edo state. I sent a local guy around Ekpoma who is also a roofer to take the measurement and he sent me the sqm.

Sending the measurements to @money121 he told me those measurements where just too much judging from the plan I sent him earlier. This arouse my interest in @money121! Because he could have charged me with those measurements and no one will know about it. He offered to send his boy down to Ekpoma to take the measurement and behold his measurement was way less than what the other roofer sent!.

We agreed on the payment terms that I pay a deposit of 2.3M before he will load the materials to Ekpoma but I forgot I have 1M daily limit in my bank. After I transferred the 1M to him, I told him of the situation, to my surprise @money121 loaded the materials that morning and sent them to Ekpoma with his boys without waiting for me to complete the initial deposit of 2.3M.

Today the roofing is completed and I would want to let everyone know that @money121 (Imran roofing) is one of the most honest Nigerian businessman I have seen and his professionalism is second to none....keep up the good work @money121 you have just won me over!

Wow. Am commending him highly. May his good name not be soiled.
