Jokes apart, co-sharing will be a serious issue with this type of inhabitation even with the so-called ''big boys''! Naija people need some kinda privacy and space to themselves, no matter how small.
But i like the picture scatter shaa. More, abegi! You are so funny. I love the pix and considering the levels of the guys (Big boyz and girlz) that will be living there, wahala will be minimal. |

brabus: A NEW DIRECTION
If you ask a builder, an architect or engineer, and a registered quality control consultant what it takes to verify the structural integrity of a building, you'll get three very different answers.
Later on this thread, I will be discussing my new discoveries after meeting the Director of Engineering Services (Lagos State Materials Testing Laboratory).
Different types of materials can be used to build a house, but very important questions we should be asking ourselves, "Is this material suited to the type of construction I want to do? Are this choice of materials suitable for supporting the foundation of a structure of the type and size I want to build?
Find out why a 7 floor building belonging to one of the new generation bank on Awolowo road, Ikoyi was recently pulled down! What went wrong?
At this junction, LEVELS don change. Even if na bungalow you want to build - a scientific approach will be taken. More greese to your elbow oga Brabus |

blank: Speaking from a finance side, the extra cost in paying instalmentally is a cost of sourcing for funds. If you are not able to save successfully, then pay the extra cost involved in paying instalmentally. Its a trade off, so u decide if the extra cost is worth it or you would rather wait and save it up knowing that inflation could diminish the value of your savings. Time value of money is very important in making the decision.
That's why it is important to hedge your savings/investments. I will have to agree with blank on this point. Inflation is something that you can't predict in this economy couple with the fact that landed properties keep appreciating at exponential rates. By the time the savings reaches the present amount of the house, what is the assurance that inflation would not have affected prices again? Since the financial muscles of individuals are different, the final choice should actually be left to the individuals especially according to their pockets. Then there is an issue that is still amazing me in this Lagos. So many people build their lives/investments around their present places of work; what happens if the job is lost/retires or the person gets posted to another branch I know somebody that was formerly working in Ajah but all of a sudden he was posted to Ikaja!!! Obviously he moved into his house in Arepo. |

9ijaMan: Sincerely speaking I think the guy who gave you the estimate in terms of quantity is doing a good job. His figures are ok as long as he's not going to do a substandard job. Let me try my rickety brain to go through your figures one at a time: The qty for 16mm rods are ok. I estimated about 43 pieces and he's asking you for 39 pieces (this is ok 'cos I added a bit of excess).
I guess the 12mm rods will be meant for the lintel concrete work, I do not know the number of windows (and the different sizes of the windows) your house will have hence I do not know how to make an estimate here.
The 8mm rods will be used for rings round the 16 mm rods (at defined intervals) in forming the cuboid shapes for the pillars and rings for the 12mm to form the cuboids for the lintel work. 25 pieces of 8mm rods is also reasonable considering the quantity of the 16mm and 12 mm rods. 2 bundles of binding wire is ok as well.
The workmanship of 40k is also reasonable, based on my experience, however you can still try to beat the figure down a bit. 30k will be a good starting point and then you can settle for 35k after a bit of bargaining.
Generally the quantity of almost every other material is reasonable and the labour charges are equally reasonable.
I however have a big concern with your choice (or your mason's choice) of using gravel for pillars. My brother I beg you to please avoid doing that. If you have to delay your project to addd more money to purchase granite, please do so. You can use gravel for lintel work (if you choose to conserve money), but never for pillar or deck work. Granite is about twice or at most 3 times the cost of gravel. USE GRANITE for all your pillars beams and deck work. Spending an extra 100k on granite is nothing compared to the total cost of the project which (by my little) estimate will be more than 10 million Naira. What is worth doing is worth doing well.
On the post lintel block work: I do not know the size of your house nor the dimensions. Hence I cannot tell if the quantity of materials are ok or not. However going by the initial quantities, I'll assume the estimates here should be ok too.
Lastly, you'll notice I have not said anything about the price of materials (I only made comments on labour costs), this is because I've no clue what the costs of building materials are lately. I'm living abroad and was only home last November when prices were still reasonable. So forgive me for not being able to give an opinion on the prices. You can verify the figures by getting the price of each material from some other sources independent of the guy who gave you the above estimates. Check at least 2 other independent sources for the price of the materials, and proceed to make purchases based on the most reasonable figures (not necessarily the cheapest figures o)!
Ciao! The thread is educative, thanks for the good work done
This issue of Granite vs gravel was argued somewhere in another thread.
I am not a builder but I will appreciate if you can quickly enlighten me on this.

seanet02: Nigerian Compass and their shameful lies. I was priviledged to have some facts on this issue. 1. The Land on which the Project was illegally given to them by OGD without recourse to the laws on ground. The state was short changed in the land to the tune of 75% 2. Amosun personally led a team of state officials to the plant the very second week he was installed to handover a quit notice to them and told them he will also personally led a team to demolish it if they fail to move their things within the specified time. Anybody believing Nigerian Compass deserves a free slap on the face, the paper is the leader of Junks media houses in Africa. Just look at how they lied that it was Amosun that approve the project when in actuall fact it was done by the owner of Nigerian Compass OGD. Useles newspaper Oga Seanet02, a governor is expected to be the father of all under his jurisdiction (locals and foreigners alike)!!! What is court of law's duty when the grand commander of a state is busy leading demolition square. Handling this issue legal would have generated more sympathy. |
