bran1: I'm impressed with your work. Can one achieve 4 terrace flats with the sitting room and dining, kitchen-store and visitors toilet downstairs and 3bedroom upstairs with 1 room ensuit I.e 2toilet 2baths upstairs. The house will have a double gate. Diff entrance for each of the 2 flats with parking space by d side. Can this be achieved on a plot of land and what will be the estimate assuming we you this ur same design.
A plot of land on a corner piece or a plot of land with its longer lenght facing the access road can best achieve your brief, but our own design in this case is 4 flats of 3-bedrms it can not be adopted for 4 unit of terrace duplex, but possibly the facades and the exterior view may be adopted. In order to come up with cost drawings are very important and also knowing the location. Thanks for your intrest.

I will try and get some pics of the production if i can cos i lost some pictures. This type of parapet is precast with majorly with pure cement and some fine and sharp sand.In the process of casting 10mm reinforceent is used to reinforced it. It is usually produce at lenght of 6ft, so about 6 holes thatcan allow 10mm rod to go thru is bored durind casting for the purpose of hanging. Then the pre cast is allowed to get dried for like 3 days before hanging. The bottom line is set along the roof beam, and short piece of 2 x 3 wood is nailed round in other to support the parapet. The parapet is paced on the wood piece and fastened with binding wire, when this is done the proper setting and pluming is done. There after 10mm short piece of is driven thru the holes on the parapet into the roof beam or roof blocks filled solid, after this a very cement rich mortar is poured btw the parapet and the roof beam. Finaly, the joints are closed with pure cement dressing and the angles too are formed same way. i will post a pix of another 2 bldgs we just did.

We do not av a regular shape here the land is somehow skewed in shape and the dimension is 32.4m x 21m. But this structure will fit in perfectly also into a regular full plot of 36.6 x 18. 3 m .

Segcymore has given us a good idea here. just to butress his point. If your engr is going to use beams adequately in your decking then use grave for your lintels and to even further save cost he should not do a ring lintel i:e lintel will not connect each other and pillars it will only span accros the windows or doors only. cheers.

THis house is 3 bedroom four flats. The overall dimension is 25m x 15m. As per the price of sub frame i will ask my aluminium fabricator and get back to you.

please guys Kindly advice me on cost of labour my project is now upto lintel,am about to cast 40 pillars and linted round,
my engineer is charging me 150k,capenter 120k,iron bender 60k,in ikotun lagos.I think these prices are expensive,pls advice
on what is reasonable needed.am buying all materials.

The volume of work here could not be ascertained, except for the pillars u said 40 in nrs. Well i am sure u can still get a better deal if u intensify on negotiating down. Casting labour= 80K, Canpentry 80K, iron bender for 60K is Ok.

sir in all ways granite is far better than gravel. Washed gravel is better but granite is still d best because it gives your concrete good snd desirable crush strength required for you structural members such as beam, pillars and slabs. The earth particles in the gravel attacks the reinforcement and corrodes it, but gravel can be used in some cases such as blinding, german floor, lean concrete (to fill the hollow of blocks) compound flooring etc. Washed gravel can as well give us a desireable strength but the truth is that it is not economical, the process is tedious and cumbersome. No company producess washed grave this day you processed by your self. first and foremost you will buy the gravel prepare a surface concrete tank fill it with water then get a sieve load it with gravel lower it into d water and start shaking it so that the water can washed away the earth attached to the gravel stones away. To get a 30 Tons of washed gravel you may need to buy 4 to 5 trips of 10 tons gravel ( in my area now 10 tons grave cost 40,000) so buying 4 of 10 tons of gravel will cost 160k less labour to wash it. While you can get a 30 tons load of granite for 135K or less. So the choice is yours. Granite or gravel?

I am sure i am going to be attacked by some people for be blunt whenever i see things not comforming to engineering standard. The builder/engineer in charge of this project is taking a great chance which is absolutely not acceptable this day because of incesant collapse now are partly due to chances some people took years back. Now my observation as an a trained structural engineer on this project is that the engineer/builder/contractor as the case may be is using a wall load bearing method in building a storey building, the implication in this case is the building load is majorly borne by the block wall, meanwhile the blocks we have this days do not pass the strenght test of blocks we can use for such a method. another implication in this case is that the columns are directly protuding into the slab this can result in what we called a punching shear. Though this method is cheaper but to reduce the chances, the builder here should have introduce some beams at some critical point and also engage well qualified iron bender and fixers cos waht i saw is far from a good job. I am not really out to criticise but please let learnt hw to enlightened our clients, if there budget can build bungalow let them build it and have rst of mind rather than trying to save cost at the expense of structural stability and safety.

I really appreciate u all 4 dis wonderfull observation. It was a typographical error, the 265K was meant for the first floor columns. While d decking actually gulp 3.4m. I will correct the post by 2moro. @ segcy more tanx 4 pulling my legs LOL as a matter of fact u assisted me in vetting dis decking wrk in question and u we were also 2gether on d casting and so u kno d fact abt dis figure tanx so much any way.

Yes thereis mosquito nettings, and it comes along with the fabricated aluminium casement window. The window was instaled before plastering while the burglary was insatalled after plastering. The pix below shows some window with d window and moosquito net and d burglary fixed.

When iron is hard to cut doesnt make it imported or a good iron because such iron lacks melleability and elasticity property. Such iron is brittle and have been attributed to sudden collapse. The essence of reinforcement in concrete is to give it some elasticity nature and resist tensional stress. The no 1 option of knowing a quality iron is by conducting a lab test d strenght of imported iron is up to 460KN while some local may be up to 400KN. Meanwhile 4 physical identificatn we check d lenght, diameter, producer's mark, melleability. Imported iron are slighly brownish in colour, 12m in lenght, accurate diameter, easy to bend, the faces often painted to protect them from rusting while on sea and finally d twist on it are finer and regular
