In my own way of doing things.
Ensure that you have your windows ready before Plastering so that the bricklayers don't have to come back and charge you differently to do your window Plastering and dressing.

After Roofing.
- First floor plumbing and Electrical piping is what I do.
- Followed by Windows
- Plastering can then take place.
- Wiring
- POP ceiling and wall screeding (In and Out)
- Door installation at least the frames for a start.
- Tiling
- Plumbing fittings
- Etc

Anxiously waiting for the next stage.

Good morning Dennis.. After internal first stage conduit work. What's next? Windows or plastering. I can only take on a stage at a time with months interval.. I would appreciate ur recommendations

As regards ur original stone coated.. Pls contact Money121.. Buying from warehouse doesn't mean u won't be cheated.. There are grades to this stone coated thing and I was very pleased with what was delivered by Imran compared to what I saw someone else show me.

Well, it depends on the details that is being done for you sir. Like in this particular build. There are a few things we didn't do with the client request.

Like no TVs or dstv in the bedrooms. He wants bedroom to be a place for sleeping. But there are other feature like AC, Water heater for bathroom, mirrow lights in the bathroom, cctv, and the likes.

And This is a total of 5 bedrooms total structure.
Though fencing piping is not done yet and haven't been purchased either.

Mehn.. I am spending almost x3 of that on my build

Ok sir.
So Far on the first floor works alone.
Electrical piping is about 228K.
Electrical on the ground floor was about 165K

Plumbing piping is about 125K on the internal piping. The other Piping running from foundation is about 120K so far.

Note - Inflation has taken place since then o. Pls take note of that in your consideration and some of my electrical materials used here came from Alaba too.

This bathroom is massive! Woow!

Mine is not nearly as big so I intend to carve out a lil space out of the room for the bath tub.. To be enclosed in a see through glass

Let's start with the Master's Bathroom.
Almost like a room size bedroom.
To start with.
It has 3 windows.
We have bathtub here.
We have standing shower and jacuzzi options here.
We have wash hand sink with mirrors and shelves.
We have just about big space for luxury lifestyle in the bathroom.

Twinskenny.. Let's be honest.. Solar spoils the beauty of roofs... It defaces it soo much.. Is there a way around this? I really would hate my beautiful roof to be covered with solar panels

I got a quote of roughly 1.5m for materials for the first stage piping and 200k Workmanship.. I am currently having just 1.1m do u advice I buy the materials I can afford down and keep while waiting for more money?

They charge you based on the design.

With respect to the first floor piping.

It is presumed that before decking, the ground floor piping is done. And when you are done with roofing, the next is first floor piping because they will need to run pipes on the ceiling nuggings before Plastering. That is what I meant there.

You said something about doing the conduit piping of the first floor.. Does it mean the ground floor doesn't need conduit piping? What's a fair labour charge for electrical and plumping First stage pipe laying?

Depending on the location and environment as well as the site premises.

Hence, once you do wiring. It's paramount that either you have a guard on ground or you should facilitate the installation of your doors ASAP. Because wires can be taken out in any unsecured environment and you know wires are quite expensive. It's easy to remove by just pulling it through the pipe.

But if you have a secured environment where there are checks and regular human movements around the property. The chance of this things happening are low.

Ok sir.. At what point does securing the site become most paramount...

Thank God for the progress do far.

In my approach. I proceed with the first floor piping, then windows. After that AC Mechanical piping as well as other piping works, then Plastering should commence so the bricklayers can dress the windows.

When Plastering is done, wiring can commence.
Then POP Works and Screeding. Followed by door (frame) installation and then tiling.

Hi Mr Denis, I am pleased to inform u that we would be completing the roof covering by tomorrow or monday. One question has been so heavy on my mind..

After roofing, what's next? Windows? Or conduit MEP piping Or plastering. Which do u think should be prioritized to tackle against inflation and in terms of best construction practice?

After the purchase of the roofing woods. Make sure they are treated with Soligum and Kerosene or oil to avoid termite in the future.

Also, ensure appropriate height is chosen for your roof before they start.

Thanks chief.. Mr Taoreed was unavailable for the roofing job but I was able to get someone else.. For roofing and nogging we negotiated 200k Workmanship.. As a first time home owner what do u think I should be on the look out for as we make preparations to commence roofing?

It has no role to play in the cost of the aluminum works when you have scaled through the negotiation process with your aluminum vendor.

Its even much preferable for them to fabricate on site because it reduces mistakes in measurements which can lead to increase in cost from the vendor if mistakes are made as a result of off site fabrication.

Good evening sir. Fabrication on site is always better as it gives them the opportunity to always cross check their measurements and ensure no mistake is made and equally reduces the risks of broken glass during transportation in some cases.

It equally gives them opportunity to make and adopt new measurements when changes are made on site during fabrication. I have seen that happen. In fact in this project, we even changed the position and size of a window and removed one too.

So in my opinion, it's preferred to start up window fabrication on site.

Is fabrication on site better than paying for them to make it and deliver them install for u? What's the advantages?

Normally before or immediately after roofing.
The Conduit piping of the ground and upper floor (Duplex) ought to have been done before windows.

However, either of the two stages of work doesn't interfere with each other so they can be done at separate times.

Like this particular project now. We are just about to commence the upper floor piping while the window work is ongoing too.
