I have been wondering why in recent builds the windows are slimmer and longer.. Is it purely for aesthetics or it has something to do with cost? Is it cheaper or otherwise?
Also I would like to ask if it's functional!? Does it perform the purpose of cross ventilation well as intended? |

Royal garden estate! topsy23: Immediately after Ajah bridge by the right . The environment is nice but still have alot of available plots that are not yet taken. Money is good anyway . We did an MEP installation for a politician inside the estate. The man spent millions on that project. Every single item brought from abroad. |

The beam is what is meant to hold it.. Also.. It can also be held with cement mortar without any beam.. Thats why I want to know which to go for.. The roof beam or ordinary cement mortar spyder880: The polystyrene fascia, did they do a concrete beam at the point of installation? |

The building in question is chain lintelled and the parapet fascia is polystyrene so it's super light weight! |

If it's without concrete facial 'parapet' you can live without the roof beam..... but next time, skip the chain lintel and do a roof beam... |

Thanks alot! This explains alot coldcandy: Yes. The roof beam receives the weight of the roof and transfer it to the substructure. It relieves the block from carrying the load thereby preventing cracking walls. Do it if you have money. If you don't have enough money, do lintels at windows and doors and do the roof beam. |

Great work u are doing as always! I would like to ask if u are hiring an independent swimming pool contractor.. Or u would be making that by urself! spyder880: We paid for all the door frames of this house today, and I will move a staff to stay with the carpenters as they work tomorrow.
Dressing of windows is ongoing in this house now.
Ceiling works is being completed
Screeding materials already in the site
Soakaway system waiting to be started
Swimming pool works also to be done same time
Wall and floor tiles to follow immediately
A lot of works are going to happen at the same time when the scaffolds come down.
The next two weeks will be interesting. |

Maybe if this was communicated to all new and existing customers I would have been building in my plot at shagamu estate.. But no! Well.. I have abandoned the land until I feel like Drhay: Thank you sir/ma, while i wouldnt speak about the meat and forget the bone, we have made it easy as regards the feedback we heard from our customer and they can now build small small, while there is need for development. |

Thanks alot.. That's reasonable! UC92: Assuming, The building measures about 15*18m. Rough render for kitchen and toilet walls. Soffit of suspended slab for kitchen, toilets and rooms on the ground floor to be rendered. No soffit render for lobby, Anteroom, porch,dining etc. As Pop ceiling will be used there #450- 500k will be enough for the labour. Concrete Fascia inclusive. |

What do u think is a good estimate for plastering a whole duplex? Workmanship wise! UC92: Your building has a perimeter of 69metres, that's an average of 17.25metres on each side which isn't a small one. Even if the build is a bungalow, 25k can't render your fascia. |

Yes 1. True to ur words.. The engineer working there introduced 2 new columns directly beneath the dining which is the most affected area.. 2. The whole decking wasn't recast upto 10" thickness.. Only certain portions were to correct the sloping and level up the decking. The thickness of the recasting varied from 3-10 inches. EgunMogaji2: Shey we’re not in trouble like this in Nigeria?
