That is a Profit Margin for a Design-Build Contractor.
He is surreptitiously trying to act as the Main Contractor, not just the Architect.

I have followed on the posts and to the point of the architect being the one to source for quality of store bought items.

Nevertheless if he is not bearing any risk(s) whatsoever on all aspects of the the project to be handed then I think a 20-25% fee is okay for him.
