@Fhemmmy and everyone, olubuffet is right. Building in other part of Nigeria maybe a little bit higher even if you do it the Spyder's way. Make una no try dat budget for Lagos o. Cost of materials and labour in Lagos is an overkill. If you don't believe me, try find out the current cost of cement in Ogba, Agege area of Lagos where we are presently doing renovations - A bag of cement was sold for N2300. I was forced to charter a pickup to Sagamu depot to go and pick some quantities for N550 lesser. |

@2dmax, thanks! What I'd advice you to be doing is to try and provide free estimate to people in need of electrical materials. Get a professional and trustworthy person to visit clients site and give them a BOQ. This local electricians can kill o. Imagine, I knocked off one who was requesting 12 rolls of 1.5mm black, red and yellow wire from a client to wire 2 bedroom apartment. I believe and I'm certain that its not possible to have the same quantity of Earth wire in a house, so 'Be Wise' |
^^^Thank you all. LSPDC Renovation: Updates Yesterday, the POP guys finished their work, the PVC guys also did some good work in the study/bedroom 2/bathrooms. The bricklayer is done at the site just minor touches like installing the new burglary. Note of Advice: Pls do not use PVC in the kitchen! More info on this later. We also bought the remaining items for the project (ACs, kitchen and bath fittings/faucets, exhaust fan, and many more). New Pictures on our facebook page. ________________ I'm a little bit indisposed and I'm on medication right now. I guess the stress is too much running without a car. Especially when you had to handpick each item in other to avoid conflicts - its not easy o! _______________ Recently a fellow NL made a contact requesting for a quote for the roofing of a semi-detached duplex - He's sent me some documents (the roof plan etc). What I love most here is the work of the architect - detailed and comprehensive drawing. No be those type wey dem dey do for cheap price. I really pray things work out so that I can blog about roofing a house in the SW (the best source for planks, the different types of woods and their uses, the professional roofer and how to identify one and the new direction in roof construction). I'll be sending him our quote today. _________ @all, beware of electricians! I just sacked 2 members of my team who connived with supplier to rip off a client. @atasteve, its not compulsory you paint the wood provided the are of good quality but it won't do you wood any harm if you paint them. The woods shown are of high quality but I choose to paint them of free will. |

LSPDC Renovation Work is nearing 80% completion. The POP guys are done, the electrician is testing the points, the PVC guys are rounding up and the welder is taking measurement. Tomorrow, my tiler and plumber will slug it out with the bathrooms (installation of wall tiles, shower tray, shower cubicle and WC. More updates later tonight. |

ROBEN:The whole area covered with POP (living room, dining room and lobby) cost me N97,000. I don't do sqm or sqft with anybody - I buy the materials and call Alex to come and fix for me. Simple! The POP can carry ceiling fan but not advisable! |

LSPDC RENOVATION: Day 7 Update Work is nearing 60% completion - the ceilings are returning, the living room is taking and our client is loving it. Our client said we are fast and timely. A neighbour said we are the best. Could this be true? The conversion plan will turn the single family apartment into a 3-family apartment without breaking the bank or damaging the existing structure. Right now, make I enjoy the fruit of my labour with my family! Abi wetin you see to that one. |
Brilliant critique! Keep them coming. My oldest kid is 18 months - he still have at least 18 more years to live with me. What you are seeing there is an adaptable plan - if by 5 years I choose not to use the house again or it get too bigger for me. All I have to do is to close up the door leading to the living, make the guest room become kitchen, the kid area becomes the sitting room for another family. The same thing applies to the upper floor. I already have the conversion plan with me and its pre-planned from the scratch. The beauty of the design is there's no damage to the existing footprint. The stairs are fabricated steel stair which can be removed and there's provision for another stair in case we intend converting the house. No mind me! Na over creativitiy cause am. I have my mom and my brother living with me. I'm an house-fellowship leader, so the porch is my meeting area. In short, the house is a model house for a builder. More updates on Brabus house later on a separate thread! |

But as price of all inputs keep going up almost everyday, by the time you complete the house it can only go up. Getting a rough estimate online is just a guess! There is no point in postponing construction of house even for a day. Waiting for money to reach you in sufficient quantity to start construction is simply a foolish idea as tomorrow you may not have the funds required even to start construction with the rate of cost increases. For example, we are presently working on a roofing project. The initial cost estimate 6 months ago was N350,000 lesser than the actual cost now. Why? Cost of materials and all other inputs have increased. Even if you have funds for foundation work, do it now and never postpone. First and foremost technique to reduce cost of construction is to get proper professional guidance right from beginning of design till final completion. It amazes me when people who have constructed just only one house say that they know everything about house construction and will be willing to give free advice to any one. After building and supervising directly more than 50 houses and acting as designer and consultant for many more buildings, I still learn more with each new project. When you get our services you not only get benefits of our expertise and awareness of latest technology inputs in the field, but also benefits of our rich experience and quality taste. So simply do not go to someone who will give you a plan of the house free or lesser amount. That free/cheap design will drain your money and the inconveniences and wastages of house thus built cannot be corrected or wished away later however hard you may try. Make sure you get services of the best professional in the field. |

I have a rectangular plot in Ikare-Ekiti with a 25 year old tiled house. I would like to demolish that house to build a house of around 2000 sft.
