See stupidity in highest places. 90% of the houses in my community uses energy-saving bulb to reduce loads on generating sets but the issue remains how to power refrigerator, heater, cooker, pressing iron, microwave oven, water pumps, etc. My question is 'how do FG plan to do distribute the energy-saving bulbs?' House-to-house, Office-to-office, abi we go queue for Nepa office with our meter bill to collect it or carry our National ID card go secretariat to collect it. Nice effort by Don Jazzy but could be better. Truth be told, I missed @iamdbanj swag in the album. Everybody in suit reminds me of the movie "Men in Black" Can't be compared with Mohits Allstars.

And how much did you install your wooden wardrobe forWhen making a choice between a built-in or stand-alone wardrobe, your personal preference rules i.e. Your preference in terms of space, storage needs and cost matters. The standalone wardrobe can be moved around if necessary while built-in wardrobes are a great way to add a touch of elegance to your room at relatively cheaper cost. I normally recommend fitted/built-in wardrobe in a very large bedroom and standalone/custom-built wardrobes in smaller rooms. But if you're building a dorm room, a built-in wardrobe is a perfect fit. To your other question, the installation cost is determined by your preferences (size, design elements,and finishes). |

Those whitish pipe are concealed PVC conduit pipes for the light fittings, TV points, air-conditions, sockets, voice/data points and home automation as requested by my client. Electrical conduits have to be planned and laid in place before the first floor slab and the lintel beams are cast. Its not compulsory, though. |

The wardrobe and the kitchen cabinet in the Reno Project are locally made and they have a quoted price of N80k for the wardrobes and N70k for the kitchen cabinet. However, you can hit us with a price range and the design of what you're looking for and that may be more helpful. |

My Response ---------------------- Honestly Bro, a standard block of 4 units of 3-bedroom flat cannot fit into a plot of land and still provide dedicated parking. It’s simply greedy home owners / developers without any fore-site does this and that has caused some parts of Lagos to become one big car park. With increased car ownership especially in Nigeria, it is becoming increasingly difficult to find convenient parking in residential blocks. It is not uncommon for some tenant to own multiple vehicles, which in turn puts strain on the allocated space and poses significant parking problems, particularly in the evenings and at weekends. It’s all about maximising the number of houses/flats to fit in the space to maximise the profits for the developer/owner. Our project (1 unit of 4 bed semi-detached duplex and 2 units of 3 bed flats) is located in an area where there are houses with large drives, very wide roads and dedicated extra parking areas. We can conveniently fit 6 cars on the driveway (which will be provided with car markings for each flat) and further 3 on the on-street parking space using the kerb area opposite the fence. As for the build cost, you might need to discuss further the must-haves and nice-to-have features of the proposed development. Besides, the finishing - will it be top-of-the-range, mid-range or standard finish? LSPDC Renovation: Red Alert! Cost Overrun! We quoted for this project with 5% margin of error (i.e. There's markup of N50 on every N1000). Right now, if not for the timely intervention and understand of our client, the cost cement has eaten so deep into our budget that we may begin to think of variation. Budgeted cost: N1700 Cost as today: N2500 (Agege, Pen Cinema) We sincerely want to say a big thank you to our client for the big gesture. Work resume on Monday. |
@mildred, before you do your deck, keep N2m ready and start by buying the planks estimated for and only half of the iron rods you were supposed to buy. Get a trusted person to monitor the usage. I'm on transit at the moment. I'll talk more on this later. |

@heilige, thanks for your comment. Point well noted. Although, the renovated apartment is more than 30 years old - and getting the building plan is near impossible for an ordinary builder. We took all that into consideration and take the pain to draw a new floor plan with full consideration to modifications and alterations that occupants must have made to the particular unit. We didn't just went to the site and start tearing down the walls. You can go back few pages to check was done. |

@spyder, there are lot of things that can shoot up construction cost in Lagos. Getting building materials is an overkill especially cost of transportation. Will you believe I bought sand well worth over N40k for the small renovation work I was doing on my thread. Two days ago, I was forced to charter a pickup for N10k to ogun state (though it helped carry some building materials to Ogun state) to go and buy 20 bags of cement @N500 lesser than Lagos price of N2300. I actually quoted N1700 per bag. Spyder - all this + LASTMA/VIO/Hold Up/Omo Onile/Govt Policies etc increases cost of building in Lagos. |
I recently visited a site belonging to a silent follower of Spyder's thread - the cost of constructing (shell construction) that house would be nothing less than N7m. |
@Fhemmmy, @Olubuffet A 6 bedroom duplex in Lagos (carcass + roofing) will take nothing less than N5m irrespective of location or construction method. This cost excludes raft foundation o. The only thing cheap in Lagos is NOTHING! But one thing here is duplex different from duplex o. |
