@Guk, Honestly, you've not seen anything yet! I can handle at least 20 similar project concurrently. I just decided to handle this one myself since its my business. The question I think you should be asking is will you get same level of commitment as the one shown in this project. My answer is YES!!! There are other things I'm doing in the background that are not featured or related to this project. |
Good question, Gak! Me sef, I wonder o. A project which started 2 weeks ago and we are almost at German floor stage. What will we be doing till June 2012. I choose to showcase this project to educate and make some unserved set of client understand that its possible to build your dream house without breaking bank, lending or stressing yrself. This project at the pace we are moving can be completed in 14 weeks but my client is not a SENATOR neither is he a Commissioner but a middle class salary/business man like average of us. So, we choose to tread this path slowly and set a very long and achievable goal for ourself. June 2012 seems too late but a lot of project showcased on NL usually take that long in the long run. Hope this answer your question. |
Learning!!! |
@Lanre76, pls PM me or call 08023429122 for discussions. I need to understand what you are trying to achieve. You can also send me your building plan if you have one already. Thanks |
Well said!!! |
@maclatunji, thanks for the information. I was going to say the same thing. N40m to invest in Magodo or Lekki 1, rip off of the century. |
Businesses ventures in Nigeria is easier said than done. Make sure you consider the operating cost before venturing into any business. We have a lot of people on NL advertising their businesses for sales. Remember if you have 2 business in 2 different location, your overhead increase. That's the problem! Its not about knowing what to do but knowing what will be profitable! If I have N25 - N40m, I'll use N8m to open up an executive car wash business in a very good location, put N25m into land in areas like Ikorodu, Simawa, Agbara, Igbesa. I'll use N4 - N5m to do the title of the land and start raising the fence and keep the remainder in a bank. I'm a not a fan of any get-rich-quick scheme. I want to watch my money grow. Car wash business does not have too many overhead. |
Hello Guys, I urgently need a replacement gear for MY01 freelander or better if I can get a reliable gear specialist who can fix mine. It stopped on the highway about a month ago and I discovered it is leaking the transmission oil from underneath. I had since towed it back home. No mechanic has touched it. You can reach me on 08023429122 or email me at bosun.davies@live.co.uk Only auto specialist who can guarantee their work need call. My auto technician is not a gear specialist. Thanks |
There's no right or wrong decision. Our thoughts make it so. Welcome back home! |
@Poster, if you already have a house - invest the N25m in land banking. Its more meaningful than putting the little money in fixed deposit. My advice! |
^^^Noted. But the issue of finishing is discussed separately. We have it in Top-range, Medium-range and Standard finish. But I'll do something in that area. @spyder880, the times are changing. Its better we move with it. Thanks for showing us all - its possible. I'm researching a new topic on "The True Gains of Nairaland". |
In other to provide answer to all requests coming to us regarding our terms of engagement, please find attached our contract terms. It is subject to review at all times.

Demain_man:Check your mail and let me know if the changes meet your approval. Thanks, my account has been reactivated. |
@Diordavies, My commitment to this project is solid and I have no regrets backing it up with my own monies and time because the payback is high. My friend is a civil engineer and the proposed changes are so minor that it won't have any effect on the work done so far or our original concept. The area where this changes will be effected is already carved out and we are so lucky this is happening at a time when changes can still be made. We are still sand-filling the foundation. Some guys have argued that the changes can be overlooked since it will have no adverse effect on the building but my conscience and principles would not allow me to do that, plus that would have been a violation of the trust that so many people on this thread have put on me. So far, I have done everything that I'm supposed to do and carried it in the manner that you all would have expected of me. This trend I will continue to pursue till the end this project. |
Dear All, It’s with great pleasure that I am writing to you to update you as to where we are in our project, we have soldiered on and construction is moving at a steady pace. As I had mentioned before, I was on the site with a friend on Saturday 25th June. We had several discussions and there were numbers of suggestions on how to improve the project, which we have since incorporated into the project. Basically, the changes that were made will greatly improve the 4 bed duplex, and increase the size of the three bedroom units. I'll post the latest floor plans which reflect the new layout of the units. Now, the changes that were suggested have been evaluated by the engineers, and the architect and they are being implemented. The Quantity Surveyor has also evaluated and costed the changes. The cost will be N70,000 which is quite reasonable for what we need done. Thanks you all for your support and patience and the bus has finally left the station so we are on the journey. Pic update to follow soon |
@DCGUY, You are welcome! Kindly ensure you give back to the thread by posting updates. |
jagbajanti:Thanks for the information. Even if Jesus Christ is a builder, some people will still doubt his competence. Na wetin be the name of that guy wey ask Jesus to show him the place nail enter hin hand. That's your name!!! Anyway, Welcome to NL! |

LIU, can I have your company profile? I really need to know what you into! I'm thinking. First, it was Fidelo726. Now, liujenny. Who's next? A New Nigeria is Possible! |
Am Alone, I miss you! No be lie. I'll comment on yr last post later. Its not easy posting from some mobile fone - unlike many people believe "phone no be phone o" The last few week has been too bore using this toy of a phone. |
@Fhemmmy, take a cue from the banking industry that have more than enough to spent on building. What we still see are uninteresting walls. Best rendering in 9ja are china made. We are trying sha! Interior, I've not seen it in nigeria architecture since my years in building industry. At least, av been part of a single building project that run into N2.5b, top of the range finishes - still I can't say we are near. |
@chainy, just like Fidelo said the best use should be your worry. As for me, if you can't think of something to do with it or tap from wealth of knowledge on NL, I'll suggest you donate it to a church. @Fidelo, can you PM me? We need to discuss. |
@all, naija architecture designs can not and never compete with designs from outside. If you are comparing SA, it would make more sense to me than naija designs. Take for instance, if you comb the whole of Ikoyi to Ajah, hardly would you find 200 houses sitting on more than 1 acre of land. Even the ones you will find are Multi-dwelling units. As for the interiors, we are not headed the same direction. I've seen some homes in Naija (especially Ikoyi) with some state of the art/high tech solutions. But they are just few in numbers. We call it smarthome but overseas they are intelligent homes. The best of naija cannot give you more than IPTV (video-on-demand), WIFI, Fire Alarm, CCTV, DSTV, Intercom - and so on. We are not even close SA, not to talk of Spain. |
@Fhemmmy, I noticed this section is boring because Am Alone has been silent for days now. His posts, pics and updates are very insightful. Am Alone, abeg pls come o!!! |
Good morning fellow NL! Yesterday, the sum of N4000 was paid to the mallam @ N2k per truck of 20 tonne. This includes the cost me hiring 2 shovel and 1 wheelbarrow. Today, they will be making use of 2 shovel and 2 wheel barrow. |
MRbrownJAY:That's the kind of house you build with N300m or more. |
@rastaman20 "Quick to jump to conclusion" WORD!!! |
Fhemmmy, honestly I took the picture because you said the section is kinda boring. I know it will trigger some reaction but I tell you even the road safety corps (look closely at pic 1) are not missing in the action. Your question should have been what are those people and vehicle doing on the road? Packing rice of course! GEJ must see these!!! ![]() |
On light mood: After close of work at the site today, I saw something funny today that I'll like to share with fellow NL. It was scene accidents in two different locations not more than 2 - 3km to each other. The first scene (directly opposite RCCG camp, 2nd gate) I saw scores of people on the expressway scrambling to pack bottles of La casera on the expressway. I guess they must have fallen off an unsuspecting trailer. There are over 500 of them on the road that vehicle on the other side of the road are even packing to take their share. Is this what Nigerians are reduced to? I was unable to take shot of the scene. The second scene (2.5km away) There are over 50 vehicles parked and over 100 people on the expressway packing rice which fall off the back of a trailer loading rice to only God knows where. What shocked me most is that I don't know where they got nylon bags to pack the rice. Even see the man in pic 3 below, I guess he's calling his brother to go and get more containers. See the pics of the scene below. Nigeria!!!
