FastShipping:At foundation stage, it was a contract prepared by the owner based on NextHome estimate. The contract stopped at the Sandfilling of the house. All materials after Sandfilling were supplied by the owner. I only took up the role of supervision afterwards up to slab level. I got disengaged completely from the project at the completion of the slab. There are records. |

All liars will go to fire! Brabus did not do the job. How did I know? Brabus' work stopped at the first slab. Check the pictures, if pillars not connecting each other and ask the Oga above which iron bender did the upper floor slab and who engaged him? |
segcymoor:Baba Agba! Yes, they did a cellular raft in Ori-Oke. It was even a Nairalander project done in 2011. I think Gbagada and Akoka are the worst terrain to build in Lagos. 40m depth in some part of Akoka (Not all that glitters are gold). I saw a 3 floor building vanished completely with my korokoro eyes in Akoka. @chekitaut, the green building beside where you supplied is actually a storey building and not a bungalow. A whole floor has vanished completely. Maybe, it's worth it to open discussion on worse terrain to build in Lagos. |

KolaShangOne:Oga Kola! Happy Sunday. This seems very much like hollow clay-pot suspended slab construction. One guy building near one of my project site was able to pull up 5 floors within 6 months using the clay-pot. I noticed the rc beams which were normally required in standard in-situ construction over long span were eliminated. They were not only able to save on time. They were also able to save on materials. Oga abdulwastecx, is it the same construction as hollow clay-pot? |
abdulwastecx:Can you do cost analysis of using polystyrene for a 312 m2 pent slab? I can forward you the design and calculation sheet. My initial plan was to do I-section to reduce the load coming on the first floor slab. |

I've also done Aluminium cladding for fascia boards. So there can always be a project to showcase what's possible to those that believes. adeekiti:Based on the picture you sent just now, the problem is possibly rising damp due to lack of DPM. DPM in this case is the polythene/membrane and not the concrete floor. It's the moisture from the ground that is rising through the hollow spaces in the block. Note: Even if we can't afford to do a DPC slab over our foundation. I've once suggested a "poor man's" way to prevent this type of problem. Fill up the foundation walls with pure water satchet waste and do a small sand and cement screed over it. You'll never experience damp walls.Looking at the picture posted, painting the external wall won't fix the problem because it is not caused by higher external ground level or rainwater splash. How do I know this? It's because I didn't see a wet external wall with green surface growth. Also the compound floor and the fence is dry. You need to find the source to apply the right fix. Check the following areas. 1. The rooms where the first picture was taken. How close is it to the bathroom? How ventilated are they? Are they internal partitions only? Possible fix: You'll have to cut the walls very close to the DPC floor and introduce Damp proof membrane into the block hollows and seal up. It's takes time and patience to do this. If the room is not well ventilated, you may need to install an extractor fan.From the first picture, I can presume that the room is not well ventilated or maybe the blinds were down when the picture was taken. It looks dark. I won't overlook condensation in a room not well-ventilated. 2. Check for leaky plumbing pipes and dipping joints if you have conduit pipe work. They're major source of damp in most buildings. Possible fix: Carry out a pressure test of the plumbing line for leak. Don't just start by breaking walls. This also takes patience and skill. If you found any culprit, replace the line completely.There are special paints which acts as moisture barriers (protecting only the surface area). Such paints are good at fixing problem such as runoff, rain splash, dripping taps but not ground moisture. ______ Picture showing how the wall should be cut. Pls note, the wall should be cut (not tear down) very close to the floor and not as shown in the picture.

Aventures:Could it be the wonder working "cellular raft" foundation? A lot of residential projects in Lekki can actual survive harsh soil condition using this method without pilling. Even worse terrain in Ori-Oke, Ogudu area (but definitely not Akoka o) survived using this foundation. Patiently waiting for the unveiling of the new type of foundation. Respect Oga! |
adeekiti:Just take the picture of the foundation and show the following areas in the compound if possible. 3 or 4 pics will be fine. If there are paving stones, show them in the picture. The slope direction. Gate height in relation the to road. Neighboring compound (the height). Manholes. Show the areas where the prob is more obvious. Solution may just be around the corner! |
adeekiti:Do you have picture of the foundation (external side)? I fixed something similar for a client in Diamond Estate, Sangotedo in 2013 and the problem has stopped since the fix. |

Oga mi! @aventures Respect to all the SE's in the house. I now respect them in building industry just like lawyers are to property business. I never said SE's are not up and doing. I was only raising a point that we do not get them involved early enough in projects. Most drawings are prepared without proper site investigation (all done by the architect) and SE's recommendation. Maybe I'm saying this because I carry out investigation on 99% of my sites before designing the structures. Even when we had to work in Ondo. I requested that the client grant a preliminary site investigation before designing the structure. It helps a lot if clients can ask their architect/structural engineers to visit the site prior to construction. |
