3strike:Brabus left the project a bad taste? Yet 70% of the works ongoing at the project site were based on Brabus recommendations and advices. 1. Roof installer/fixer recommended by Brabus. (Ayeni) 2. Door supplier and installers recommended by Brabus. (Umunna Okoye from Coker Market) 3. Electrician recommended by Brabus (Wahab) 4. And interestingly, the controversial POP contractor recommended by Brabus. (Romeo) Even though I'm still surprised you ran into the same issue I warned you about the POP guy. 5. There's no single stage of finishing work that we've not discussed and recommendations given as to what you should do and what you should guide against (tile work, kitchen cabinets, septic tank size and installation, ornamental/window hood designs, plumbing fittings selection) So what exactly was the problem sir if I may ask? Where did we leave a bad taste? And why are you still using our services even after leaving the project since May 1st, 2015. |
wanaj0:In a typical construction project, there are lot of people involved from the architect, the surveyor, the builder etc. The builder does not handle all the work. Other professionals are involved. There are clients I've worked with here on nairaland who has to employ the service of consultants (electrical, mechanical and structural) who has to inspect and certify every stage of construction before the builder progresses to another stage. There's Lagos state building control agency who issue certificate of fitness. There's Lagos state material testing laboratory who check the quality of all materials and concrete mixes. It's not enough to assume we've employed a builder who's both the player and the umpire. Edit: Just surprised that a lot of this issues are been reported by our brothers and sisters in diaspora who are supposed to know better. |

If a builder is the one who ensures the house is built in the most efficient and cost-effective manner thus yielding significant cost savings. I think I am one. If the builder is the man who work with local planning offices and building control agencies to secure the proper permits, interprete building codes and carry out other related activities. I think I am one. If a builder is the man who has close relationships with quality subcontractors, a bargain hunter and a source of ongoing work for many contractors and suppliers alike, with price offerings lesser than prices offered to anyone else. I think I am one. If a builder is the man who creates and manages the project schedule. I think I am one. If a builder is the man who oversees the job to guarantee that all trades deliver quality work, knows enough about each specific trade, and has a good enough relationship with each subcontractor, to make sure things get done right. I think I am one. If a builder is the one who can undertake, prevent and resolve extremely complex issues that arises before, during and after each phases of construction. I think I am one. If a builder is the one with the ability to develop a well-honed management system for making projects happen, assembly great team to deliver project, attention to details, ability to work to little or no supervision, extensive knowledge of using latest products and materials, adaptability, ability to conjure great designs that expresses clients idea. I think I am one. All these qualities I possess. So to your question sir "Are you a paper qualified builder?" No. However, the company (NextHome) is fully equipped and registered in Nigeria to perform all of the above duties without any exception. |
semitunde:True words! It's good to showcase your projects but I've discovered that advertising is a tax you have to pay if you have a bad product. So if you have a truly great product, people will talk about it and awareness builds without any advertising. Get social (Facebook, twitter, nairaland, Instagram etc), focus on delivering quality projects and your satisfied clients and the power of word-of-mouth will do the rest for you. No project is small. Just share it. |

@HsLBroker, How bad is the structural damage? Is it something repairable? Sorry, I'm asking because you're the only one who had physically seen the collapsed section. If it something that you can fix, I'd suggest you help the OP fix the problem and continue with your work. If otherwise, @oyewole123 please look for a building inspector to certify the integrity of the structure in question and let a structural engineer recommend a workable fix where need be. Stop all work if need be and get to be sure that the structure will stand the test of time. A stitch in time saves nine. @eghosajohnny, Executing a project to clients satisfaction is very key in any business! Pls do not abandon the site at this moment. Get other expert opinion/suggestion on how to fix the problem. Deal with the site issues especially with the tradespeople. It may put you in bad light now but the client will know you stood up in the face of challenges. |

Apologies to the whole house. NextHome will never connive or collude with anyone to defraud any of our esteemed clients. Some matters are private and such be treated as such. There's a client in one of my recent project whom I reported his brother who took N2m off the project money given to me through him. She said it was a bitter pill to swallow knowing that her own blood can do that to her but what can she do. She cannot kill her. She then asked me to keep it between myself and herself. Now, this one is another experience. We learn every day. But not a single kobo extra from the excesses do I have with me or agreed to share with her because it was never my intention. The contract sum is good enough for me and I see no reason asking for extras. Sir brag3, my sincere apologies for everything but between me and you sir, we could have resolved things in a better way. Just that the issue was not well addressed. The main reason for coming online to address this issue is not to claim right or put up defense lines but just so you may know that "Not all your siblings can be trusted." There are too many clients here on nairaland whose brothers have made vow to run to the ground. When we decide not to act their way, they come up with different allegations of complicity and all sorts of. Thank you for believing in us. To all unhappy clients, Pls Brabus|NextHome is coming back stronger and better. We only needed to shed some weight and that's what the business has been doing in the past months. |

^^^ Yes, the point is I didn't collude with your sister. I gave the downward review estimate early enough before the commencement of the project to her and she refused to present it to you. You paid me but I didn't know you at all. Neither do I have your brothers details (email or phone number). Your sister is so smart she always connect us all on conference call. So all I can do is to play along until I have someone to report to. When I reported, it didn't go well with your brother but he's happy I did and I reminded him where he got it wrong. Your sister was left with so much and she took the advantage of it. |

The estimate was dropped to 19,769,350 and sent to her email on the 10th of October, 2014. So, when did you receive the estimate for the project? Is it on the 10th October or when? Why wasn't the N19,769,350.00 estimate presented to you? Please let me see the estimate you claimed I forwarded to you or your brother. I need to be convinced that i don't know what I'm saying. My first email to you (brag3) was on the 19th October and it was the floor plan. |

@Brag3 1. Money gets Paid to Brabus. We never ever Paid my sister any money. YES, you were right! 2. Brabus gave us a quotation. My sister never gave anything. Nexthome gave us a quotation of 23,437,250.00 for the whole work (less finishing). Can you provide evidence of my email correspondence to you with the estimates? I gave printed copy of the quote and electronic copy was mailed to your sister on the 10th October, 2014. 3. Brabus was paid for everything + Materials. Yes you are right. 4. Contract was signed with Brabus and my brother. You are wrong again! I've only met your brother twice. When we went to check the building we wanted to purchase. And when he visited in May 2015 during decking stage. Contract was signed with your sister and one of her male friend at Ikeja Shopping Mall Bros, you're never on top of this project at all |
Sir Farm1, This is no defense. Why do you think I'm keeping all the evidences? There are 3 people in a project. I've met 2 physically and I've not met one (brag3) at all. The one I've met is in UK and I don't have his contact not even email. The only person I knew on this job is the lady I'm transacting with. Even till some minutes ago, I still doubted brag3 is the actually person. Not until last 2 posts because we've discussed and I know he's not a gullible person but the whole thing is very confusing. That explains the chat screenshot I posted above telling her that I doubt the person I met is the one I've been talking to on this project. I even went as far as asking the person (brag3) to send me an email before I can confirm. Brag3 will confirm that the way I reacted at our first and only meeting at The Place, Lekki is not good at all because I'm not really sure I'm talking to the right person. Bros, I wish I can get good suggestion on how to deal with such situation in future. |
