This means that the president or minister has the power of a governor (in respect of federal land).

This means that anywhere that the governor is referred to in the act, you can take it to mean president or minister (when dealing with federal land).
dont waste your time with the guy, he is not intelligent at all. i showed an example of a govt gazette to show that when govt acuires land using the example of the land for Unilag in 1962, they will gazette it. The uneducated kindergarten started arguing that the federal govt acquired the Unilag land from lagos state. wheras the gazette clearly stated that that 1)Yaba was then under federal territory of Lagos and secondly there was no lagos state in 1962! they say if you want to hide something from a Nigerian put it in writing. I eventually blocked him. i just happened to see his name at the beginng of your post. you are engaging someone with a block of wood between his ears!

land owned by the federal government is not under the jurisdiction of the state government. It is only when they sell the land that it falls under the jurisdiction of the state Govt. This is why when the Federal govt sells you federal owned land outside Abuja they will issue a federal c0f O, you have to go to the state govt to regularise and obtain a state CofO.

49. Exemption with respect to Federal Government lands, etc. Return to Main

(1) nothing in this Act shall affect any title to land whether developed or undeveloped
held by the Federal Government or any agency of the Federal Government at the
commencement of this Act and, accordingly, any such land shall continue to vest in the
Federal Government or the agency concerned.

(2) In this section, "agency" includes any statutory corporation or any other statutory
body (whether corporate or unincorporated) or any company wholly-owned by the
Federal Government.

Ikeja GRA is government reserved Area which means the land was acquired by the govt. if you bought land in any area called GRA based on a pre government-acquisition cancelled title, that sale is invalid. Any sale of land in GRA post acquisition by the govt and post 1978 must start with a CofO.

while this is clearly a case of abuse of office. I dont think there is anything anyone can do about it since nothing is in his name or that of his son or any family member!

My problem though is the hypocrisy and how the media know how to investigate the Wike land matter but pretend they dont know that Peter Obi used his brother and his company as a front to buy the land in GRA ikeja in 2011 while he was a governor only to come back as a civilian to reclaim the property after he left office! they are all pretending they didnt see or hear that the land was acquired in 2011 while he was governor and the land belongs to a company owned by him.

Wike played his own smarter and left no trail, while Obi was sloppy but we all know both are clearly cases of abuse of office or corruption.

I dont condone either even though I am a supporter of the APC.

karma is a bitch, obi has lost his land because he bought it off a swindler without a valid title and Wike will meet his too! Most public officials who hide public loot in the names of friends and associates often lose the property once they leave office. There is a certain billionaire today who made his initial fortune/start up capital by refusing to release the assets a former military man held in his name. It also happened to the dad of a friend.

Politics › Re: Peter Obi's Brother- Rebuke To TVC Presenters Show Of Shame by casualobserver:
warrilawyer:
The recent coverage by the presenters of TVC concerning the unlawful demolition of a property in Lagos—allegedly belonging to Peter Obi’s brother—is a disgraceful masterclass in sycophancy, deflection, and journalistic malpractice. One would have expected outrage. One would have expected questions. Instead, the Nigerian people were treated to a nauseating display of political bootlicking and willful ignorance.

Rather than interrogate how a private property was destroyed without due process, without acknowledgment from the Lagos State Building Control Agency, and under the suspicious guise of a possession order against so-called "unknown persons", these presenters chose to parrot Reno Omokri’s asinine tweet—suggesting that Obi couldn’t possibly be targeted if his bank is still operational. What level of stupidity does it require to equate a man's personal business interests with the integrity of his family’s private property rights? This is the level of intellect TVC now considers newsworthy commentary.

But worse than the stupidity is the cowardice. Instead of asking who ordered the demolition, why LASBCA is denying involvement, whether proper notices were served, or why the court did not insist on visible, provable service to an adult occupant—especially in a country where legal processes are routinely forged, faked, and removed within minutes—these presenters, like well-trained lapdogs, repeated the tired, robotic line: "Go to court."

Go to court?

This is the go-to response of every coward and apologist in a captured democracy. It is the mantra of those who would rather stand on the sidelines while justice is violated, human dignity trampled, and homes destroyed—so long as they can keep their paychecks and please their political masters. Let’s not pretend. TVC is not an independent media house. It is a political extension of its owner, Bola Ahmed Tinubu, and it is operating precisely as one would expect: not to inform the public, but to protect the powerful.

Let us be clear about the law. A possession order is not a demolition order. They are not the same. You cannot, under any guise, demolish a structure—especially a structure with occupants—without proper statutory notice, without a separate demolition directive, and without the involvement of a regulatory body like LASBCA. If LASBCA denies involvement, then someone has committed a grievous crime, and it is the media’s job to ask who, when, how, and why.

But TVC doesn't care. It doesn’t want answers. It wants silence, confusion, and distraction. It wants to read Reno Omokri’s tweet like a dog chasing a thrown bone while the house burns in the background. It wants to shame critics into submission with empty slogans and smug grins. It wants to normalize lawlessness—as long as it serves the interests of its political godfather.

And what’s even more galling is the presenters' deliberate refusal to acknowledge the systemic abuse involved. In Lagos today, unscrupulous lawyers and court bailiffs are known to paste notices on walls at night and rip them down before dawn. This is not fiction—it is common knowledge. The courts themselves are aware, yet a judge, rather than demanding personal service on a known occupant or ensuring strict compliance with procedure, grants possession against “unknown persons”—a legally dubious shortcut that has now paved the way for armed thugs to raze a home to the ground. And the response from TVC? Go to court.

This isn’t journalism. It’s disgrace. It’s betrayal. It’s cowardice wrapped in fake neutrality. And if it weren’t so dangerous, it would be laughable.

Let us strip away the pretense. Even if the house did not belong to Peter Obi’s brother, this act would still be illegal, immoral, and indefensible. But the political context—Obi’s growing public support, the relentless attacks against him from known state proxies, the eerie timing of the demolition—makes the silence and smirking complicity of TVC all the more sinister.

TVC has proven itself to be not a media house, but a political instrument. Its presenters have revealed themselves not as journalists, but as mouthpieces for power, uninterested in truth, justice, or the rule of law. Their refusal to condemn this unlawful demolition is not neutrality—it is complicity. Their smug suggestions to "go to court" are not advice—they are cover for impunity.

Shame on you. Shame on your silence. Shame on your cowardice. And shame on the station that allows such pathetic excuses for journalism to masquerade as public service broadcasting.

You had a chance to speak truth to power. You chose instead to lick its boots. Let history record your choice.
what should be asked is
1) why the media favourites like Arise and co did not ask why Obi is going out of his way to claim the property belongs to his brother, his company, his family, everybody but himself. When in fact the the property belongs to next foods of which everybody and his dog knows he is the owner and director.
2) you should ask why he is so keen to deflect the ownership, is it because the property was acquired in 2011 when he was governor. in a serious country a probe will be under way into this
3) you should be aware that the valid owner got a valid court order to repossess her property. When a court has given you a valid order of possesion of your oiwn property, you dont need further permission to eject the squatters and take control of your possesion.
4) you should aslo educate yourself on what constitues a demolition. removal of roofs, windows and non structural walls is not a demolition. A demolition is a structural removal of a building.
5) you should also ask how someone can claim to own a property with land documents from ibadan when the land was previously owned by the government and sold in 2003 at a time when ibadan had no longer had jurisdiction over the land in Ikeja since 1967!
6) you should also know that a property only has 1 Cof O and it is issued to the original owner. if the property was sold to the lady by the federal government and she has her CofO, where did Obi derive his title?

Lol, Obi’s team have never claimed they have a C of O sha.
Many people commenting do not understand the land sale process or what each land document means.

Only the original owner of a piece of land can have a Cof O. I repeat: only the original owner of the land can have a cofO!

If you buy any land after a Cof O has been issued all you can ever have is a governors consent. A governor's consent is transfer of ownership. A CofO is only issued only once and will only ever bear the name of the original owner! a Cof o establishes original ownership!

The fact that Obi claims to have a governors consent based on a deed of assignment based on title originating in Ibadan despite the fact that the land had been acquired by the Federal Govt and Ibadan was no longer the land registry for Ikeja since 1967 tells me it was a fraudulent sale and he was scammed!

The fact that this woman has a Cof O means that in the eyes of the Lagos state, she is the “original” owner of the land! by original, it means she is the first person to buy that land after the promulgation of the land use act!

Let me once again define “original owner” in the context of GRA Ikeja!

The real original owner would likely have been a family. However the property as part of an expanse of land was acquired by the government to build an estate later to be called GRA Ikeja! At this point, whatever title and ownership of the historical original owners of the land became invalid! They are no longer the original owners, they no longer exist. They may have had documents registered in Ibadan which was then the land registry covering Ikeja as at the time Ikeja was part of the old western region. However those documents became invalid upon compulsory acquisition by the govt. Nonetheless there would be historical records at the Ibadan registry notwithstanding that they no longer own the land following govt acquisition!

You are the original owner if either 1) you owned the land before the land use act and have never sold it or 2) you are the 1st person to purchase the land after the land use act. Only no2 can have a Cof O!

The land and property in dispute was owned by the federal govt and housed civil servants for decades. Likely from pre independence to 2003.

In the 1970s, the new land use act was promulgated which birthed the issuance of certificates of occupancy. So since this land was owned by the federal govt and was not sold to the public until 2003, the 1st and only CofO would only be issued to the 1st purchasers after the birthing of the land use act!- That sale happened in 2003! Like I explained, that is the only person that can ever have a Cof O for that land.

So how was Obi able to buy the land? Like I said the historical owners had title documents registered in Ibadan before the acquisition. Those title documents had become invalid with the acquisition of the entire parcel of land called GRA but would still exist at the land registry at Ibadan. If the vendor was still in possesion if those invalid documents and can whip up a good story as to why Ibadan is the place to verify then he can scam you. Please ask anyone who knows about Ibadan land registry matters. I have seen with my own eyes where there are multiple validly registered deeds of purchase for the same land at Ibadan registry. Below is the plotting of 3 different deeds of assignment all validly registered at the same time at the Ibadan lands registry. One of them belonged to my Dad. The second picture is a portion of our registered title at the same registry. You can see that some portions of land are covered under 2 title deeds and some under 3! Imagine 3 people having valid registered title for the same land. Welcome to Ibadan land registry! If I were a dubious person and wanted to sell my fathers land to you today I could and you wouldn’t be any wiser if you went to verify at Ibadan land registry. The registry will only validate the document you present. Unless you are aware of the other registered titles on the same land, you won’t know about their existence! It was an eye opening experience and it taught me a valid lesson, never to buy land unless it is from the government or at least that the safest land is that purchased from the government.

All a dubious vendor has to do was to present his invalid title and tell Obi the Ikeja land title was obtained when ikeja was part of western region so go and validate in Ibadan lands registry!

You are contracting yourself in the same paragraph. Federal government acquires property, from who? Who owns the land to begin with? Who does the FG acquires it from before it gazette it. If Mr Olorunlogbon bought the land from FG in 2022, who owned the land before then, the FG or Lagos State government?
The federal govt can acquire land from anyone. Oloronlogbon bought the land from the federal govt in 2003 not 2022. Peter Obi bought the land from individuals in 2011.

Below is an example of federal govt acquisition of land for Unilag and the official gazette! The 2nd is a Lagos state gazette for the acquisition of land from a family. If you search the official gazette archives there will be an official gazette for this land in GRA! Infact for the entire GRA since it was a planned development.

Anyone who later buys that land with no chain of sale that starts from the federal govt sale is wasting his time and throwing away his money. If Mrs olorunlogbon indeed bought the land from the Federal govt and has not sold it to anyone then rest assured the land belongs to her! Someone selling you land based on deed of assignment from Ibadan (western. Stop being dishonest na. The report stated that they have governor's consent.
Governor's consent is different from C of O.
I can tel you for free what has happened here being familiar with a family land dispute involving Ibadan land registry.

1:The land was originally owned by a family and acquired by the federal govt at some point probably before independence or 1960-1970 and was used to house a high ranking federal civil servant. When the government acquires a property, it is gazetted

2: Federal govt later sold the land to Mrs olorulogbon in 2003 in line with its monetisation program.

3: land scammers (possibly the or in conjunction with the original owners of the land or those knowing its history) in collusion with Ibadan land registry agents the sold the land to Obi his proxy in 2011.

Let me make it clear to all people. The Federal govt inefficient as they are keep meticulous records, they will never sell that for which they have no record of ownership. For the federal govt to sell land to someone it means they have the records of their legitimate ownership.

5: Obi bought the land from individuals using fake records in the ibadan land registry since the land was once under the jurisdiction of the western region headquartered in Ibadan. BTW this is also evidence for those who did not know that Ikeja was not part of Lagos until 1967 but the western region.

6. Ibadan land registry is notorious for land scams. I was shocked when I presented my father’s title documents registered at the Ibadan land registry only to find someone had another “valid” registered title for a larger plot of land that encapsuled buy fathers land.

Governors consent means nothing, Cof O also means nothing! They only matter if the land is uncontested. if you present documents to the govt and pay, they will give you cof o. The day someone else comes and presents superior title, your CofO will be invalidated! When a land is contested then the original ownership of the land is what matters, the chain of sale, who sold to whom and the whether who sold to you had ownership of the land when he sold to you.

I will bet on the person who bought her land from the federal govt! Trust me once you are involved in a land matter involving Ibadan land registry, be very afraid!

A house owner in Nigeria cannot use the property for whatever they like or demolish it without government consent. why do you think LASG is looking into it?

2. Can an owner demolish their building without government consent?
No. Even for demolition, you need approval from your state’s building control agency. Unauthorized demolition can attract sanctions under state urban planning laws.
you are partially right! A demolition is a "structural removal", that is why you need a permit. however removing the roof, non structural walls, windows etc is not a structural removal and therefore not a demolition.

I havent seen the extent of what was done to determine if it was a true "demolition" or not but it looks to me like the structure of the building is still intact. if it was a demolition then it was illegal even if it is her property. if i remove the roof windows and some non structural walls to make my property uninhabitable for squatters, technically i havent demolished the building!
