Samony:Is there a structural drawings in place? Is there a geotechnical report in place? (even if this is shoved "soil report" when it comes to water logged area, rule of thumb demands that your first consideration should be raft. The second quoted is "foundation chaining" and it's not an adequate means of transferring super imposed load to the ground |

n3xt:Design it is. There are various types and styles of coping, the decorative coping( the one on your fence) and a wedge coping the one attached. Throat..ing is also an important aspect that helps dissipate water away from the wall. But then, one can also put up a valid argument that it doesn't protect the lower part of the wall, Well I think that where quality paint comes in.

n3xt:More like a roof flashing. Introduction of coping and throat.ing( I don't know why nairaland is censoring throat..ing to drinking) can go a long way to solve your issue aswell

gordonbarrett:Many of the potential problems of flat Roofs involves leakage, wind damage, roof drain blockage, etc. However, it is important we understand that there's a thin line between a true flat roof and a low slope roof.( The major difference is the construction process). A true flat roof is systematically sloped to gently control and direct water to a roof drain that connects with a downspout. In contrast, A low slope roof have a much lower slope than the traditional roofs and still lead to roof drain or off the edge of a roof. Typically their slope is usually in the range of 2''-12''. Meaning the higher the first number the more steep the angle of the roof. It is also important to note that in the west, one don't just decide to slam a flat roof on his/her build, you have to firstly determine if the flat roof should be (cold flat roof or warm flat roof) which is usually the function of the insulation type adopted. No piece of architecture is naturally resistant to weather, and it’s the architect’s job to make sure a design is equipped with the high-performances materials and considered details it needs to protect the people that inhabit it. Conclusively, planning/designing is everything, and it should be gotten right from inception Extra: introduction of parapet walls that serves as wind breakers and introduction of roof drains should always be considered in construction of flat roofs.

masss:Pending on the number of floors you want, but you can get 3units of 2 bedroom apartment (bungalow) or 6 units of 2 bedroom apartment (A storey) 9 units for 2 storey and the trend continues upward. |

"Op please note that there are many factors to consider when planning to build a budget house. 1) Location: the kind of 3 bedroom 12m will get you in lagos will differ greatly from what is achievable in kwara (because of disparity in cost of materials across this two locations). 2)Design/plan: Architect don't just design floor plans, elevations and 3d's, they are trained to produce tailored designs that will suit your budget. Moreso, a 3bedroom designed by architect A will differ from one designed by architect B, so will the cost of execution. 3) Foundation: In house construction, foundation is everything, know this and know peace, if you are building on a swampy land it will definitely cost more than a solid ground 4)level of finish: the whole of your budgeted 12m can be used just for finishing(luxurious), just as 3-4m can get you moderate finishes. The list goes on."
