somehow:I didn't say they are, my point is, In these areas, getting a soil test report is profitable regardless. (Don't just assume that raft foundation will be sufficient) The picture original poster attached is a storey building and it's already settling. Lagos State mostly will not ask you for soil test report when seeking approval for a storey building, you demand it of yourself, especially if you are building around all these area with low bearing capacity soil. |
n3xt:It is the shear reinforcement (stirrup's) for me. I like the fact that the iron bender was consistent with the 150~175c/c.. Take your eye off him for a split second and you will see how the spacing will be doubled |
twinskenny:There's a common believe amongst some persons that if you are not building on the island, that "aseju ni pile foundation, raft tiwa okay" .. that's the end result.I was coming down from 3rd mainland bridge inward oworonishoki and can't but marvel at how much sinking building I saw on that axis. |

oluwaseyi0:The amount is dependent on your plan, the L X B X H will be used to work out an assessment fee for you. Hence, prior information from other person's might not be completely helpful to you. Modified. The attached plan was cleared today at ikorodu town planning office. unto the next stage Good luck.

n3xt:Now this is unusual and not what you get to see everyday. Pad + raft on same plot This will be an interesting build ![]() |
Wow I didn't see this coming @ pussi.boner I sincerely appreciate. @Egunmogaji, I honestly understand the angle you are coming from, I personally have had a first hand experience of seeing super nice 3d's of buildings then the floor plan was presented and I cringed. On this forum, I know of guys whose floorplans are great but their visualization skill is not top notch, I also have seen folks whose 3d's are aesthetically appealing but the functionality of their floor plan is nothing to write home about. That is the main reason why when clients come to me with pictures or 3d's, I ask them to put it aside first and we will design something that is subjective to their survey plan, then give it whatsoever outlook they want. Now concerning sharing of floorplans, I honestly don't think it is ideal for security reasons to go on and share clients floor plan on a forum, this is the main reason you will never find banks give out their designs to random architects, or Tosin Oshinowo (the lady architect that designed maryland mall) to share the plan on any platform or her website even, nor you Egunmogaji share the details|position of your hidden openable burglary window ![]() I can go on and share how some persons been armed with floor plan and 3d will just download and give to their experienced bricklayer who will accurately put dimensions on the plan and boom building done stand. ![]() Hence I appeal to everyone not to let this little misunderstanding derail the thread. |
Dijita:Thank you for sharing. Indeed, this is coming in handy for I and my client's ongoing project, originally we have settled to use vinyl or laminate for the flooring of this particular project, but with this spc, I think we have another option. ( I do look it up) Thanks once again for sharing

EgunMogaji2: ![]() Are we going through this again boss? I thought this issue of floor plan or not have been treated severally on this thread. First of all, I don't discuss people and what works for them, I am also a fan of dareynx and his wonderful works here on nairaland, but sir I stand to be corrected he (dareynx) doesn't share his floor plans here. Even if he does, everyone has their own guiding principle to business and what works for them. If you contact me for a design, I give you unresisted access to my floor plans, ask you if you need any modifications whatsoever before we even talk about the fee, that's my principle and it works for me. I won't even dabble into the debate of, "is it ideal for a client personalized floor plan to be shared for public consumption without client's approval"? |

So I was in a meeting of civil engineers today, that was jointly attended by members from Africa foundaries, (one of Nigeria's leading reinforcement producing company) despite telling us that most of their raw materials were sourced locally, when questioned about why reinforcement bars price are skyrocketing exponentially, they couldn't give a befiting answer. ![]() The issue of steel bars diameters not upto standard dimensions was also raised, and their response wasn't satisfactory to me aswell. (They were like buy only steels from Africa foundaries) ![]() Last last, na structural engineers | clients go bear the brunt.

Concerning structural engineers and iron benders Not all failures in design leads to Ultimate Failure (collapse), we also have what we call serviceability failure ( cracks, creeps , deflection etc). Even if you must wrongly trust your iron bender's experience to keep the ultimate failure in check( which may be catastrophic) does he know anything as touching serviceability failure and how to put it in check? Now if you must engage a structural engineer, Engage a seasoned one because most softwares had made many persons including "architects" structural engineers, and boundaries are trespassed at will. It is honestly difficult for a professionally designed structural drawing to be altered by an iron bender because of the rigour a well analysed structural design passes. Now let me paint the picture for you, a structural engineer designs his structure in whatever software he likes,(most atimes redesign manually for some critical members to make sure everything is well done, he then sends his model to another software to do analysis, then send to another software for detailing, after all this design phase, it will be checked by another coren satisfied structural engineer to append his stamp and seal, then vetted by another coren engineer for approval. If this sequence is followed properly, it's an insult to have an iron bender alter the design. Please, Never allow your iron bender or welder give you a structural advise, they rely solely on experience (your beam/column must not span pass 6m ) and experience has little or no place in stability of a structure, because no two structures behaves the same way, each structure should be taken with a specific approach |
