Setting out was done and foundation excavation commenced immediately

Foundation Type
We will be using Strip and Pad Foundation for this project.

Strip foundations are type of shallow foundation that are used to provide a continuous and level (but in our case stepped levels) strip of support to a linear structure, such as a wall built centrally above them.


Pad foundation : They are a form of spread foundation formed by rectangular, square ‘pads’ that support localized single-point loads (basically columns). This load is then spread by the pad to the bearing layer.

See it this way, Strip is the foundation for block walls, while Pad will serve as the foundation for columns



What necessitated this foundation type decision?
The subsoil have a very good bearing capacity.

Maybe it’ll cost a little more but at N3,000 / 0.6sqm (excluding studs and installation cost which is considerably reasonable), I think the cost would be cheaper than plastering/screeding/painting or plastering and applying tiles to achieve same result in the long run.

I agree completely but it can’t be compared with the benefits of a material that offers more in terms of value.

1. Low maintenance
2. Durability (doesn’t crack or warp)
3. Aesthetically pleasing
4. Waterproof / Fireproof

I know folks who got 6million assessment for plan approval for duplex at the beginning of August. The advice is to wait it out that LASG will soon review downwards

Sec has been reviewed downward to 150k a floor. Then 50k as the floor increases.
Effective yesterday.

Hello sir, this calculation can’t be seen as right amount except if something as charge since last year. Especially the estimate of S.E.C it way to much. May be other people that apply for approval within last year can tip in their experience. Location matters I no this because I have one in those locations that State considers charging prime rate. Please don’t let us scared people away from doing the right things because of cost.
This is purely for educational purpose, processing fee is been revised “increased “every now and then.

As a matter of fact, if one is building a kobo kobo project, I think it is economical to do a flat roof.

(L X B X H of Building x MF stands for the length , Width and height of the building)

(MF means Multiplying Factor for the location of the Proposed Building from foundation to roof top of the Proposed Building.)

Where’s your project location?

The issue at your site is pretty similar to what’s happening at my end too but there are some of us who have become untouchable in my community.

There has been long battle of ownership between 2 families and when a new winner emerged, every landowners (legitimate or illegitimate) were asked to bring their papers and make some payment before they can build or continue construction.

Some lands were reclaimed and sold to new buyers.
There’s a thin line between omo onile and ajagun gbale (land grabbers), @ bolded is the modus operandi of the latter, and they are more brutal

We have the survey and everything
1)Some team came for testing during the building and they certified the building strong/okay.

But we are didn’t process the building approval (lol, i really couldn’t remember why we forgot), so we came to the site one day and we saw those red marks on the fence, something like we should come for approval or something (I can’t recollect because it was last year), coincidentally, it fell during the period where we were about taking a break from the whole projevt.

When we resume, we will process the approval and all.

We are yet to continue though
When stop work notice is issued, they usually tag alongside it the defaulting term.

What was the defaulting term in your case?

Do you have a building|planning permit?
Were you building to specifications?
Is your survey plan free from acquisition?

There are 3 kinds of approval

1: proposed development approval
2: On-going approval
3: As-built approval

Please note, for the on-going and as-built option, you will have to pay a penalty “sometimes 2-3 times what your assessment fee is” (Lagos standard)

It is a wrong practice

when it comes in contact with ground water through seepage it causes damp walls, hence growth of algae on your walls.

Because of it geological composition, it is prone to swell hence causes your wall to crack, which is a ripple effect of expansion within the block wall.

It also contains organic materials that deteriorate, which in turn causes shrinkage thus weakening the block walls, still resulting to crack walls

Recommendation, If you most fill your foundation hollow block, please do so with weak concrete.

Hmmn, artisan is well covered here, but what about client... Am also scared and worried about you the same way you are about me, and its my money that is involve.... Artisan is also a stranger to client, the same way client is a stranger to artisan... I have contacted a builder on NL outside lagos b4, chatted for like a week or so, everything went on smoothly, we agreed on price, i made preparations for accommodation and i was sincerely ready to kickstart d project then until he ask that i should send money for him and his artisan for transport, and also that his artisan is saying he must get an upfront so as to leave some cash for his family, na so i vex, everything broke down and we both moved on... I was recently scammed then so my alertness was still very high, eyes still dey red.. You see all this stuff you wrote there, na naija we dey, it wont really work if followed religiously, there must be a balance, somewhere.. Remember we are both taking risk, both client and artisan. #myExperience.
Client should also do their homework on artisans

It is called mobilization fee.

mobilization fee especially on a construction project is the payment you require from the customer at the time you begin| about to begin the project, this fee will cater for preparatory work and operations, including, but not limited to, those necessary for the movement of personnel, equipment, supplies and incidentals to the project site, buildings of other facilities necessary for work on the project, and for all other work and operations which must be performed or cost incurred prior to beginning work on the various items on the project site.

Without this, especially on large scale project, you might be starting the project on a negative cash flow instead of positive.

A negative cash flow becomes a drain sort of that will increase the chance that you will need to borrow money. Also you do also be using funds necessary for the growth of your company for the project.
