Any asset will protect you against inflation as long as the expected return on that asset is greater than expected inflation. The real returns on real estate in Nigeria is negative. Anyone that is smart enough would stay clear of these.

You are very correect with your example of houses @ ikoyi, but you cannot use one area to adjudge for the whole of lagos state. The 8-9% is the average stat given. And while inflation increases by 1% or 2%. A landlord can always jackup rental fees by 5%, he benefits double : yearly rent + property appreciation! A treasury bill or bond has no appreciation, it only yields steady income, it has no growth! Real estate provides BOTH!

Call your broker and ask them instead. Ask for Treasury bonds and not bills. Bills are short term maturity instrument. You can also ask for corporate bonds. Some bonds may have a minimum investment amount, but they should be able to tell you this.

It could be the case that the banks themseleves are engaged in some sort of arbitrage - i.e they are buying the government bonds with higher rates and selling to you at lower rates (Naija, i hail o)

I would caution against buying stocks just because you think it's a big company. Some of them are big company with poor corporate governance. E.g Oando.

For stocks, i like the following companies.

Nigerian Breweries
Unilever Nigeria
Guinness Nigeria
Nestle Nigeria.

These are good companies with good management and strong cashflows. But i would caution you not to take this as an investment advice. This is just my opinion, based on studying some of these companies.

Let's not talk much about naira vs cedis.... The real talk should be how to capitalize on the High Interest rate of T.bills @ ghana. To me, the most daunting factor that could affect a nigerian investing there is "the change in exchange rate". How do I mean?

I'm expecting a profit of 997 cedis after 91days of maturity; making a total of 20,997 CEDIS....if I converted this money back to naira @ the same rate of 1cedis = 50naira, then I should be expecting 20,997 * 50 = 1,049,863

it'll be 20,997 *45 = 944,865naira.

The drivers do not deliver complete money, most of the time, giving one excuse or the other, like police issue, Lastma issue, bad road(they had to do repairs). The little money they deliver will still go into repairs and maintenance of the bus by the bus owner.

This is not completely true! Yes, sea shipment is always cheaper, but those who use air cargo are concerned about SPEED OF DELIVERY! In some business like textile that I'm into; Before your stocks arrive by ship, people who used air would have sold at their own comfortable price before you come and put sand sand in their garri. And in business once you are the first in an area to get a NEW products before others, you will be the first to dictate the price!

Although discount is a factor, I believe quantity is also very IMPORTANT. You are a MINI-importer competing against a MAJOR-importer. Example
A major importer buys 10,000 piece of shoes at 1,000naira each. Total cost = 10,000,000 naira
Cost of clearing goods @ apapa = 500,000
Spreading The cost = 500,000/10,000= 50 per shoe (Incurred expenses)
Total cost = cost of 1shoe + expenses incurred= 1000 + 50 = 1,050!!
So the cost of obtaining a shoe is now 1,050!

As. For you a mini-importer, there's no way ur cost of expenses will be #50naira after purchasing your shoe @ the SAME PRICE with a Major importer. The quantity gives the Major Importer advantage to dictate price!

Its okay! 7million/25yrs = 280,000(annual rent).....its fair but the question is; how many people can pay 7million at ONCE This is why its still very vacant!!! If the developers will accept yearly rent and not the long term paymennt of 7million, I tell u that new markeet/mall will be filled up in no time
