Once they see those white POP cement bags available on site, they get the courage to work and come back to you when they're low on supply. From the images you posted, two things I noticed. 1. It's a remodeling, hence they're being careful not to mess up the walls/floors 2. They're not use full scaffolding as platform to get to the ceiling. These two factors are responsible for the neatness of your job as shown in the image |

I've cried all night since then, cause it's a painful loss. God that made us to witness January 1st 2020 will keep us alive to see many more years. RIP uncle BJ

n3xt:Thickness? In all honesty I don't know. But the lafarge cement is used along with plaster sand for the walls, then for the ground, they're mixing sharp sand with cement. Do you have any contrary view? |

EgunMogaji2:Kobo Kobo project doesn't necessarily mean the builder is poor. It simply means stage by stage development, rather than timed project done on contract basis where the contractor tells you it would cost ₦50m to finish the house and you out the amount in the bank. I remember how I started my project. I gave myself a 3 months timeline to roof, which we achieved. We started the first of 23 pile points on 15th April, 2020 (during the lockdown) and roofed the building exactly on 15th July, 2020. Took a break for 1 month, then moved to windows. After windows, we started conduit piping in September. By mid October, we moved to sight fully with wiring, plastering etc. From November till date finishing commenced fully with tilers, POP guys, electricians, bricklayers etc everyone is there at the site now, hoping that by Mid January, we should be done. We are over 70% done It still a Kobo Kobo project done in stages |

n3xt:For Alibaba and AliExpress, you're give about 25 days to open a dispute after confirmation of receiving your order. If you have issues after the 15 days grace period, I think you're on your own. That's the difference. But have it in mind that it's sometimes also difficult here to claim manufacturer's warranty in Nigeria. They can begin to tell you stories of how the damage is caused by power surge or improper handling. But I think on this thread, we should start posting genuine places to source materials |

The thing for me is that some of these items from China are cheaper buying from Alibaba/Ali Express with same 'quality' Close to 90% of items imported into Nigeria are from China, including the almighty Turkey Doors.l, but quality differs. When I saw an invoice and bill of lading of one major importer that branded his bathroom items in his name which flood the market, I begin to wonder. All his jacuzzi, shower cubicle are from China and they're branded in his name, with made in UK on it. All na packaging. The attached image is from Aliexpress. That Garden light can be ordered including shipping for a price lesser than ₦5000 from China How much is it when buying from Nigeria?

I got quotes for Cables only from Topsy, but due to distance and urgency, I didn't buy from him. Cables are sold on the Island, known to people from far and near. I bought all my cables from Lagos Island, but in the process, some of our dubious brothers there tried to swindle me, but I discovered on time and asked for a refund. That's for cables and not tiles. The issue of tiles I talked about is on the Ebere guy claiming to have loaded, but failed to do so. All evidences are against him and he has promised to either refund or replace missing tiles. They have association at that Odunade Building Materials Market and their Chairman said I can come with all evidences for them to deal with the matter. He said if it's true that he had the intention to cheat, they'll close his shop and hand him over to the police. Hence, my mind is at rest. The sole aim of sharing is to enlighten others which I clearly stated in the post 1. When going yourself to buy anything, negotiate yourself if you don't trust your engineer, then pay your engineer a fee to go with you when going to pick. 2. To also ensure you take time to count your purchases before leaving and never trust the words of those that swore to you. Some people can't comprehend simple write. We're here to learn and all builders are free to source their materials from any where they choose and they can keep getting quotes from any where. I remember how respond to many RFQ. We end up getting some and losing out on others. But that will not prevent us from still responding to RFQs. Some sha want to talk, with comprehending what the post means. Yes, 90% of dealers of cables in retail either in Alaba International Market or Oroyinyin, Idumagbo etc are Igbos. That's a fact and from this number, people that are trustworthy that can tell you not to worry, and you'll be satisfied are less than 30%. It's same thing that the Ijebus like Shomolu area, Eguns like Makoko and Ijora Badia is dominated by people from 'Ilu Oke' (Kwara) I have been dealing with guys at Oroyinyin, Idumagbo, Jankara Lagos Island since the days when Late Ademola Adeniji-Adele was the chairman of LILG and the days of Late Oba Oyekan, when we had this mass transit LMTC and LMTS operating in Lagos. From ₦2000 spent on mallam packing sand to ₦50,000 spent on Sharp sand, all are captured. If this job was contracted out, I would have fought my contractor that he's cheating me. We've spent over ₦36m from April, 2020 till this night. |

n3xt:This is painful, knowing my wife warned me not to deal with this guy. A lesson for Kobo Kobo project owners. Always count all you buy, from cement to tiles to cables to pipes to taps. Count at the store, count again in the vehicle and when you get to site, recount. Don't pay anyone until goods are supplied. We must encourage retailers, that's what I thought. But some retailers are evil. We're in Agric Market Orile, all through. While tried to make U turn to the other side, this guy did what he did and said no need to check. On getting to site, we counted and found discrepancies. We called him and he lied that he loaded it before we came, which is why he said we should not bother recounting from the truck. He said he's not going to the village for Christmas, but staying in Lagos. We called him this morning not to take our words, that he should come to the site to count. The guy said he's in the village and not back till end of January, 2021 See life. When God strike some people, we would not know they're paying for their evil deeds. Too many wicked people in Nigeria. ₦130,000 plus gone on Christmas day |

I was with the driver from Orile down to my site. Hence you case of driver is non-existent 2. Tiles are with me and immediately we offloaded we counted. So talking about site theft is also not the case. What has happened is a clear case of deliberate intent to cheat. Receipt showed ₦1,398,000 Amount paid ₦1,533,000 What was supplied Tally's with ₦1,398,000 But he lied that what he loaded tallied with what I paid, whereas that's a lie. I hope you can read between the lines. Matter of being defeated in court is DOA. Receipt you issued showed a figure, but what he received as payment showed another figure. Getting to court is for him to defend issuing a receipt with lesser figure vs accepting more than what he ought to have accepted |

When buying tiles, ensure you do the measurements accurately with your tiler and also ensure proper conversion from sqm to cartons and lastly if possible, after agreeing price with supplier, go with your tiler when going for pickup. I just got swindled of 90+ cartons costing over ₦130,000. Lesson learned. I know all tribes in Nigeria have bad people, but we need to be wary. When I bought cables, it's the same thing until I stood my ground. When I bought conduit pipes, it's same thing. They sold fake 20mm at the price of original 20mm Dignity pipes. I stood my ground and returned all pipes Now it's tiles from Orile. This criminally minded Patrick Ebere knew what he did, smuggled all the tiles in the truck before my arrival to make U turn to the other side. Swearing that ' ọgá the thing complete' 'maka why I go cheat you' I said I'm coming to his shop, he said no that he has traveled to the East, whereas this bastard is right here in Lagos |
