it's quite high, but it all depends on the type of finishes, facilities and location. have you seccured a plot yet? for a moderate and standard 3bedroom, you can get it between 8 and 10million with facilities .

The land size is 120 X 60 (1 Plot) between lagos and ogun state border. Sorry I forgot to include the main living room initially. But speculatively, with a decent archetectural plan, what price range should expect to add to the initial budget?

Good day guys,

I plan to build a 4 bedroom ensuited bungalow for my family, and I have already began working towards it.

But recently, an idea came to mind of converting to a duplex-like structure. I do not not know whether it has a particular term, but it would be a building that would have all the bedrooms (all en-suited) on the first floor and other structures including kitchen, store, laundry rooms and ante rooms on the ground floor. I feel this gives a greater advantage for spaciousness (if there's any english like that)

Another option is to leave a bedroom on the ground floor as the guest room.

I need your insight if I should keep my initial plan or go for the new one. I have a current budget plan is 8 Million initially planned for the bungalow. Do I need to add more for the duplex, and speculatively how much more.

Please note I am a devoted muslim, I value feminine privacy. My wife uses a Hijab.

firstly, what is the total size of the land? and it's better you have a guest bedroom on the ground floor and also kitchen, dinning, store laundry and main living room. 8million will not complete a duplex, so you need a design first before an estimate can be derived. you can pm me for more details

that land is a bit small for your proposal. as you wont be able to build more than 40% of ur land.

firstly, I sympathize with the families of the lost souls, may God almighty comfort them in this hard time.
I can see everybody descending on the police, you people couldn't even verify the story before crucifying them. I bet most of you abusing the police are the same set of people that crashed their recruitment website. The doctor insisted the accident wasn't caused by overspeeding, can he tell us what caused it? I ply this road every week and I'm telling you accident can only occur there due to overspeeding as it is a dualized road from abuja to kano.
Lastly, when we say the country is in total mess, the doctor dont get it I guessed. the same way doctors dont attend to emergency situations unless deposit are made is the samr way police treated them. the police might not have fuel in their vehicle, so was the doc expecting preferential treatment? all sectors need to be sanitized before we can attain greatness.

if you're talking of 4 units of 2 bedroom flat, it should take you to the first floor, you won't be able to roof it though

if you have all these "Ghana visas" or "oluwole stamps" on you visa, some embassy quickly discover them and instead of just denying your application, they will confiscate the passport and forward it to immigration for further action.

the architect is so wrong, the plan I'm seeing will gulp nothing less than 25million to 30million and that is if you're using modest materials. the house seemed too tight for me. why not reduce the number of bedrooms to 8 and add another living room. for certainty sake, you can get a quantity surveyor to do a priced bill of quantities for you

it's going to cost you quite some fortune, you can only do it in abuja. the date of birth will be changed separately while the name will be changed separately, you'll also have to provide documents to back it up. pm me for details. what's d difference in d age and how many names are you changing?
