you actually beat me to this, I've been observing most of his posts for sometimes but I just chose to ignore them, how can a professional give a bill without design, measurement, site visitation, market survey to ascertain price of materials in the area and specifications. I believe he just try and give a very low quote to get jobs then claims for variation in the course of execution. Even an experienced Q.S like yourself cannot prepare bills without documents.

Depending on your taste, but a 5bedroom duplex will cost minimum of 25million. Dont let anyone deceive you that abeokuta isnt expensive to build, just came back from there and the materials are just like everywhere elsr, the only difference is that labour might be cheaper compare to abuja or lagos. which side of abeokuta is the plot. You can pm me for further discussion, I should be there later in the month. and i can show you some of my recent works.

Building from scratch might be stressful but is more benefitial in terms of quality finishes, specification and cost saving. Buying one is less stressful but have it in mind that you'll still need to do some renovation works, whereas if with adequate funding, we can build from scratch to handover in 3months at a cheaper rate with quality materials. since you want a very spacious house with playing ground, you should be looking at 2 plots. the plan was not dimensioned as well but 2 plots with be sufficient to accommodate the plan. with regards to the cost estimate, it will be difficult to arrive at one at this stage as there's no dimension and the plot is not known yet to ascertain the soil condition. other factors that will determine the cost include; types of finishes, roof materials, external works, fencing, and so on. You should be looking at upward of 20M, the type of finishes will also determine the cost. Also roof materials, borehole, fencing and interlocking should also be taking into consideration. I have a design for such project though. U can drop ur email add.
