i think what you meant is German floor(oversite concrete bed)if you can afford it,i always recommend it even if the money is not 100% ready 1) it helpsin preventing moisture from rising from the ground and wetting the walls which would result in the formation of algae growth, peeling plaster and paint among other irritations (2) termites might start building their homes from the soil to the walls and quickly to the roof where they can easily damage the roofing wood. 3) it provides a solid surface for tiling and other floor finishes.

we achieved adequate ventilation by careful placement of rooms(rooms like kitchen and bathrooms don't need cross ventilation), however, not all rooms are cross ventilated by windows which is to be expected in almost all blocks of flats. the estimated budget is 32 million.

Nkwerre Ezunaka and Nsugbe axis of Onitsha metropolis is seriously witnessing rapid housing development.

I passed their today on my way to Nwafor orizu, was marvel by the type of edifice dotting that axis.

God willing I will join you guys in providing commercial building, but it will be in nteje axis.

the construction site was quite sloppy and gave us some headaches when leveling the structure for the first deck,the simple truth is that onitsha is almost filled up and now spilling over into adjacent towns and that axis is more favoured by home owners because less demanding community youths, cheaper lands and the establishment of new markets around the area, another pull factor is the commencement of degree programmes by nwafor orizu which has seriously increased the current and expected future size of the students population.

the plot consists of two plots of 60x120,the house is been built on one plot only leaving the other plot vacant for parking and recreational activities.

1)the 3d is showing two stories high(three stories in American lingua) but the owner later requested it to be three stories instead 2) each floor of the house is comprised of four flats, two in front while two is in the back and four flats multiplied by four floors is 16flats, take another look at the 3d to see how each floor is composed of four flats.

the project is still ongoing, the owner made it clear that she has no upper budget but would build to her taste, we're only paid for design,management and supervision while she pays for supplies and labour fees directly to the workers, that way, we assured her there's no room for fraud.

that's way too much, I'm currently using well skilled togolese masons to plaster a block of three bedroom flats (6 units of three bedroom flats, two stories high) at onitsha and I'm not even happy to with my partner that awarded them the job at #650,000 for labour, that includes inside and out even parapets, very neat work, the thread is here on nairaland,i would soon upload the plastering pictures by next week.

I have been seriously thinking of Real Estate investment and the idea I have is to build really nice and affordable houses in form of mini estates in various parts of Nigeria.

These estates will be developed by me and then I will sell out to interested buyers as a means of giving average income earners an opportunity to own a home.

I have already met with a professional builder who will do the designs and also the building at a very very low cost and I have already mapped out strategic locations which are fast developing areas that this opportunity would be really wonderful enough to marvel any client.

My major challenge however is the financial implications of funding this project which is the reason I have come here to seek for your suggestions on how I can go about this project.

I am thinking of a situation where I can get a loan to kick off this project and I will put the land and the buildings to be erected on the land as a collateral for the loan. The investor or lender will hold these documents all through the entire process of the construction work and he gets the loan repayment including the agreed interest when the project is completed and the properties have been sold off in line with our agreement.

Please if you have any suggestions on how I can go about this I will be glad to hear from you.

acquiring land from communities and dividing it with access roads to self as estate land would be far better, Nigerians like to build their houses to their own taste not buy already built ones.

guy, you need to Change the opening orientation of the doors to open indoors and the dimensioning is not too clear to me to know the depths of the verandas, also a kitchen veranda would be nice, you might also consider the size of the land relative to the house so that the house won't be too big for the land, also the masters room lacks cross ventilation so you need to swap it and some fellows actually prefers their masters bedroom at the back for increased privacy.just make those corrections first then i would go through it again, you can check my thread on bungalows that would fit into a 50x50 plot of land to get more ideas, i would soon past a new design for a three bedroom all en suite design for a plot of land measuring 30x100 on that thread that would give you clues on how to design for a long narrow plot.i also forgot to tell you that you can't just allocate spaces for dining, kitchen, verandas arbitrarily, you need to browse online for some anthropometric data to guide those measurements.
