When buying Property, it is important you know the property/Estate you are investing in is genuine.
How can you do this and what do you need to do it?

You need the "Coordinates" of the said land/location to conduct the search.

Request for the Survey Documents (Every survey documents have the Coordinates boldly written on it)

You can also take the coordinates by yourself to confirm it rhyme with what you are having on the document given to you. You can use your phone to take the coordinates if you have the software and you can read it.
But with the service of the Surveyor you can get it done.

Then you proceed to the Ministry of land in your state to conduct the searching. In Lagos State (Alausa), in Ogun State (Oke Mosan at Abeokuta.)

In very simple terms, Real Estate have to do with investment activities in relation to landed properties and at such it important we have some good knowledge when it comes to land and tittle documents.

Historically, land belong to the indigenous families dwelling on such land until the "Land Use Act" was enacted in 1978 which vested all urban land within a State in the hand of State Governor in order to hold the land on behalf of the people and as a result of this; the State Governor is therefore responsible for allocation of land in all urban areas.


Land can be classified as either free or acquired.

A parcel of land is said to be free if the government has not indicated any Interest whatsoever in it and such land is save to buy because the tittle documents on it can be perfected without issues.

Having understand what it means for land to be free, it very important for us to know that, land that fall within urban areas belong to the government as been stated above. As a result all land that fall within designated urban areas are under Government Acquisition.

So we have 2 types of Acquisition.

1. Committed Acquisition (These are the land that have been marked out by the government for special or specific future use). Such land are meant for government use and they are no go area for buyers. If you purchase land that fall within these categories it will not be possible to perfect any land tittle documents on it and government can come sooner or later for such land.

2. Global/General Acquisition. The land within Global/General Acquisition can later be confirmed free or committed as the case may be. The process through which the land under General Acquisition become free is called Excision.

There are other land tittle documents an Estate investors should be familiar with apart from C of o.
