Properties / Cost Of Building A 3 Bedroom Bungalow In Real Time by JustCryptos: 8:04am On Jul 23, 2020
Hello gurus and builders in the house.

Like most Nigerians, my dream is to own my own house, irrespective of how small. As long as I have a secured place to lay my head at the end of the day and never have to worry about rent, some burden would have been lifted.

I currently pay almost 300k for a 1 bedroom apartment. My intention is to get my house to a livable stage before my rent expires or at best, 6 months after it does. My landlord is a kind man and he may be willing to accept 6 months payment.

Now to the issue on ground, I know most people are eager to build and are afraid of the cost. To be honest, my plan was to do this in 2 years but now that I have started, I think it's possible to get this done in a year.

I purchased half plot of land measuring 226 sqm and I have started building a 3 bedroom bungalow on it. All rooms ensuite.

In the next sections, I'll post how much we've spent so far and how much we will be spending. The project began 2 days ago.

I also want to ask. Has anyone attempted to use this biodigester instead of a septic/soakaway tank?

Does it work? What's the durability and cost implication?

It depend on location, dept and how wide it is, my brother constructed one and its almost close to 500k. Perhaps due to the fact that we planed to use the top for car park, which make us erect column, beam and solid slab.

How recent was this? I don't have any intention to park a car there. I just want it to be safe enough for children to walk on or even play over.

Location is PH. I think the dimension is 8*10 and 11 feet deep or so. I'll confirm that from the engineer.

But here's the breakdown:

1. Digging: 32k
2. 300 pieces of 6'' solid blocks @250 : 75k
3. 25 bags of cement @2700 - 67.5k
4. 35 length of 12mm @ 2300/length - 80.5k
5. 7 length of 8mm @1300 - 9100
6. 1 trip of sharp sand - 27k
7. 1 trip of plastering sand - 28k
8. 1 trip of gum sand - 28k
9. 1 trip of 3/8 - 29k
10. 1/2 roll of binding wire - 5k
11. Iron Bender - 30k
12. Labor - 70k

Total - #453,100
I noticed there was nothing like carpenter here. So, this may even be higher.

Hello gurus, please I was quoted almost 500k for building a septic/soakaway. Is this a fair price?

Also, can you please provide a cost breakdown of how much you spent?

ITbomb:
When I decided to kickstart the project, I turned to Nairaland to gather experiences from experts and previous building projects and to prepare my budget.

So after completion, I decided to add to the wealth of info here (especially 2020 prices) for others.

Best time for building a soakaway is January when the harmattan is max

Challenges faced include limited space (2ft from main building and a low fence), filled up pit (full of clothings, iron and other refuses) that must be excavated and evacuated.
The top of the soakaway would be a drive-in car park and a sit out veranda, therefore need for good reinforcement (iron, granite and good mix)

We start

Sorry what do you mean by a low fence? I've started my own building and I'll be doing my soakaway in few weeks.

PVC is what I use in the USA. I haven't used it yet in Nigeria due to cost since it's not commonly used.

PVC is quieter, seals better and has better eco footprint.

I can't speak for the seemingly lack of lintel here.

Can you share a picture sir?

Romance / Re: Ladies How Do You Cope With An Overbearing Man??? by JustCryptos: 7:47am On Jun 27, 2020
Alwaysachick:
Good evening ladies in the house,

I have a friend he is every good thing but overbearing. He kept that part till we started dating. I don't have issues with a man wanting to be a man but when he does it to the extent your opinions don't count again and if you do otherwise even when you are right, it gets him angry. Shouldn't it be a thing of concern?

I've been feeding his ego but I think its getting out of hand. The relationship is getting serious but my fears have started building and im beginning to ask myself if I can cope??

Please help a sister, what can I do to stop this? Married women in the house with husbands with such traits how do you cope?

Should have have learnt from my parents but my father is the exact opposite and with my observations, his dad is also overbearing his sisters at always complaining.

@op. I don't know if anyone has told you this but please, there is nothing you can do to change him. I am married and one primary lesson that I have learned is that you can never change anybody. Marriage does not change the character of people, rather, it amplifies it. Once the love has cleared you will start to see things you never thought were there.

So, if you've weighed your boyfriend and seen that you won't be able to manage this in marriage, I beg you to leave now. A broken courtship is better than a broken marriage or a broken head.

Finally, all men are possessive. I am too. But it takes understanding and logical reasoning to know when your partner won't be available. Good luck.

Good day gurus in the house. Please can I get an estimate on how much will be needed to fence a half plot of land measuring 30*89 feet and an access way measuring 10*80 feet. I intend doing just 2-3 coaches above the ground.

Thanks.

I wish you are here to understand the situation. There's no even ordinary gala seller and coke seller on the streets. Roasted plantain and fish are equally out of the streets. There's a very powerful task force that moves around PH to make sure that food vendors or roadside food vendors are flushed out or even arrested for flaunting government order.

I normally don't eat those roadside foods, but my guy the situation is getting out of hand, if I see roasted plantain and fish I go eat now

Op, just to correct the misinformation and fear you are spreading. I live in PH. I went out this morning to open my store, I wasn't disturbed by anyone. Even though others were running, I didn't close down. My outlet is in a street and not on the major road plus I sell one of the products exempted from the lock down. Shops were opened around here. I still bought yam and onions for my house. As at yesterday, the Chicken Republic close to Market Square was opened.

Just like someone suggested. Enter a street, you will find food.

Car Talk / Re: Is There Anything Like A Police Report For A Vehicle? by JustCryptos: 2:34pm On Dec 27, 2019
Day169:

It's the sensible thing to do Bro!
It's a 'one-off' document, as long as the car's registered in your name.
It's also referred to I think, as the CMR document, supposed to be your evidence of your car's information in the Nigerian Police data base.
But you know how things work here, it also serves as the next meal ticket for the men of the force, when motorists do not have it.
Cheers!

Thanks for the clarification. I will get it.

For your own peace you have to get it once and for all, but in a sane climate your papers, insurance and valid driver license is okay. But most of our police are uneducated, you only need a police report when you buy your car third hand because second hand vehicles should have custom papers cleared and duty.

I have my custom papers but I don't carry it around.

Yes there is, especially for a fairly used/tokunbo card.

Really? How can I obtain it then and what's the cost? Thanks.
Car Talk / Is There Anything Like A Police Report For A Vehicle? by JustCryptos: 7:46am On Dec 27, 2019
Hello Nairalanders, good morning and happy holidays.

Please I need a quick clarification on the issue of having a police report for a vehicle.

I traveled with my family yesterday and was stopped at a checkpoint. The police office asked me to park by the side and requested for a police report for my vehicle. I have all my papers valid until July 2020 - Vehicle License, Road worthiness, Insurance, Proof of Ownership, and my driver's license. These are the documents I know the police ask for. In over 6 years of driving, I have never heard of a police report.

I was furious and asked the officer if he knows what he was suppose to check. He got angry and insulted me, calling me a monkey, and then walked away.

Well, I made some calls and parted with 1k. According to him, I disrespected him for questioning him and putting my hands in my pocket.

The location is Elele, Rivers State. It didn't occur to me to capture his information.

So my question is, what is a police report for a vehicle? Is there any paper like that? I have plans to pass that region again and this time I will such incidents. Thanks.

Okay, just to clear the air for those asking about withdrawing straight to their savings accounts.

1. The minimum withdrawal amount is $50
2. The process takes about 24 hours. I suggest you put in your withdrawal request on a week day.
3. So far, I have gotten rates around #355.xy/$. This includes Payoneer's charge. 1 Naira has never been removed from the supposed amount.

You can invest in gas re-filling business. It's a hit in nigeria, especially in lagos. I have a shop i want to use, but, no finance to start. I have, 3years experience in, sales of gas with a mini gas plant( they started in a container, and in less than one year, they expanded to a mini gas plant). I left to start my own, but no start-up capital.
